Had two fabulous lunches in the past two weeks. Gorgeous to sit outside when the sun shines but equally good to sit inside when it's raining. Food, service and location all superb, think Wellies has changed hands several times since coming here but the present owners/chefs are possibly the best! Great value.

The food is expensive but the staff and service was great! However the whole experience was marred by seeing dogs on the premises behind (a riding school or stables) left locked in a grey pick up truck. We could see several dogs panting through the rear window. It’s was disgusting and when I called the number on the gate signage I received no answer. Next time I visit I will just call 999! It’s a shame the cafe is associated with a such an appalling establishment. The incident was reported and logged with the RSPCA.

Relaxed and cheerful atmosphere. Lovely outdoor area and cosy interior. Food was excellent - fresh and well-presented. Best salad ever with no stinting on the smoked salmon or avocado.

Came here by chance - lunch with our daughter who lives locally and who had heard good things about it. We were not disappointed! Absolutely first class food and service, with a really good range of dishes which met all our expectations. My Fish Finger sandwich was wonderful, a real treat - thank you! Having discovered this little gem we will be back next time we are visiting!

Extremely disappointed with lack of assortment, quality and quantity of this precooked afternoon tea. I decided to join 2 friends to an already pre booked afternoon tea priced at £17.99 per person. We arrived at 2pm and explained I would order a separate pot of tea and could I add a sandwich and cake. I was informed that the tea shop could not prepare me a sandwich as it was 2pm but I could order a sausage roll. We ordered 2 sausage rolls and a pot of tea. The already plated scones were extremely hard I would say stale or overcooked! We had 2 fingers egg & cress 2 fingers salmon & cream cheese and 2 fingers cheese and chutney on basic sliced white bread. 2 Panacotta, 2 rectangle pieces of chocolate cake and 2 mini soggy macarons. Very uninspiring and the total bill worked out at circa £17.43 a head. Would not recommend this venue for afternoon tea although the other meals being delivered to tables looked OK. Sorry Wellies you should feel ashamed of yourselves.

What a great find ! Went here for lunch after a long walk on the downs. The service was friendly and efficient and the food was excellent: fresh home prepared and cooked wholesome food. I had Ham, Egg and Chips - the ham was carved from the bone and soooo tasty, the eggs were free range, a lovely bright yellow/orange yoke and the chips were very good- light and crispy. My friend had a home prepared and baked quiche which she said was excellent. I have been telling all who would listen how good it was !

My wife and I had breakfast here whilst staying in Chichester. The staff were very friendly and service was excellent. The tea room had a really nice feel to it, and it felt very relaxing. The food was superb, we had breakfast and it was all cooked really nice and the ingredients were obviously good quality. I have no problem recommending this place and would happily go back if in the area.

We had the most wonderful lunch. Moules frites and a smoked salmon salad. They were busy so it took a while but the food was well worth the wait. The staff were friendly and attentive. The huge portion of large, juicy mussels were the best I'd ever tasted, either at home or abroad. The smoked salmon salad had some really unusual touches including a portion of black beans mixed with yoghurt and mustard. Utterly delicious. What started out as a mid-walk break turned in to a bit of an occasion. Given the quality of the food, real value for money. Thank you for making our day.

Planned to visit Wellies Tearooms today for lunch which is a 30min drive from home. On arrival it was clearly busy which was to be expected due half term. On entering the tearoom a staff member abruptly asked if we had a reservation to which we replied we hadn’t. She then barked it was reservations only. How were we to know and having carefully read through the website there is no mention of reservations only. Perhaps a courteous greeting followed by although it’s reservations only I may have a table free in a short time if you don’t mind waiting would not have gone amiss. Needles to say we will not be returning and please update your website.

My wife was having coffee and cake at Wellies when a medical issue she suffers from occurred. Without fuss staff at Wellies were immediately helpful and supportive, did exactly the right things, and behave very professionally. The quality of the beverages and food is excellent, the extra care is worth a great deal, especially when so many other places are soulless. Thanks to the staff and also the really helpful other customers whose contributions to the situation were really positive. Thankfully my wife made a good recovery and is very grateful.

We hadn’t booked but they gave us a table straight away. Just the two of us for breakfast but after five to ten minutes we had to ask to have our order taken, we ordered the Wellies Breakfast, a tea and a cappuccino. The drinks arrived but no food, then we were given someone else’s food which was swiftly moved to the correct table. We had to wait about 30 minutes after that for our food, no communication to us that they were taking a while which may have helped us to feel a little more comfortable with things. The breakfasts arrived, without the ordered toast, we had to ask for it so it was after I’d eaten and so it was cold. The food itself was okay but not fabulous so at £24.25 we felt disappointed. My suggestion would be they need someone to drive the kitchen a little more efficiently and to communicate with customers to make them feel they are not forgotten. The young man who took our payment was friendly and polite but overall we weren’t impressed Sorry to have to write this and we hope it improves so we can try it again

We were sussing out Wellies with a view to meeting relatives there at the weekend. The food was very good and obviously freshly cooked, but the service (although staff are very pleasant) was achingly and frustratingly slow, we actually thought we'd been forgotten. I would have liked a desert but couldn't face a further long wait. Such a shame, I feel the place has so much potential but really needs to liven up, there appeared to be no good reason for delays as it was virtually empty. I presume the wait was down to the chef. Parking was a little difficult as most cars parked not using Wellies.

6 of us had breakfast. The Service was very very slow but atleast we got charged extra on our bill for it!! Food was average, highly price, and getting charged extra for things like choosing a drink decaffeinated or swapping diary milk for oat milk was a nice touch. Don't ask for extra toast as you could buy a couple of loaves for the price of one of their slices! Won't be hurrying back anytime soon.

Carolina & i stopped for a hot drink & cake.Standard café fair, however; compared to other cafe's we visit, slightly overpriced on the drinks. One thing i would suggest to improve what's on offer, is, practice how to make a good Cappuccino, i.e. the cup used is too big, which in turn, doesn't allow for the foam ( which should be firm & around 2cm thick) to follow the coffee through to the end..

We drove 10 miles to get to the Wellies cafe and were given a very frosty reception as we walked through the door. We arrived at 2.35pm and curtly told that the kitchen closed at 2.30pm, so we could not order anything. As anyone visiting this cafe has clearly travelled a distance, I would expect some degree of flexibility, maybe not a cooked meal but the offer of a slice of quiche or a sandwich. The woman was very snooty and unwelcoming and we were made to feel like some sort of outcasts so we left. It didn't help that it was my birthday, I nearly burst into tears as we left with our tails between our legs. I would avoid this place and go the 'Design Vintage' 2 mins up the road with a super menu and friendly staff.

We went to Wellies for a birthday lunch for my 2 year old boy. We booked the table and arrived to find there were no highchairs available (they only have two highchairs and both were being used) so had to sit my boy on a chair with cushions. Please note there are no child friendly items on the menu so ordered him a cheese and pickle sandwich. We ordered the food and had to wait over 30 minutes for it to arrive despite it not being overly busy. Once the food arrived the flies appeared and continually buzzed and landed on our food which is totally off-putting and we spent most of the lunch swatting them. The cafe is by a stables so I imagine the flies are attracted by the horses but the cafe need a way to manage the fly problem as it is pretty rank to be honest.

Two of us arrived for lunch and before ordering confirmed with staff that the soup of the day was vegetarian. I am not, my partner is. I started eating and realised there were pieces of pork/bacon in the soup. I quietly and politely approached a different staff member and explained the situation. She made a caring and sincere apology with genuine concern... and offered alternative vegetarian options... my partner chose a vegetarian filled ciabatta. The food was good however, I ate my soup watched by my partner, and then I sat watching her eat her lunch. When I came to pay the original staff member informed me that my bill was £9.10... again I suggested that it should be more than that .. because it sounded wrong and I am honest. The staff member then confirmed that it was the « wrong table » and my bill was just over £19.00 and then made a dismissive insincere « sorry » about the mistake, which dismayed both of us... it is no joke nor minor mistake to serve meat to a lifetime vegetarian if specifically identified in advance... nor is it acceptable to eat separately... nor is it acceptable to receive no gesture of compensation, nor is it acceptable to be made to feel dismissed or belittled. Probably first and last on the basis of that experience.

I have given a good rating as I wasn't able to try the food since the surprising change of ownership so I can't judge. When I have visited before I have always had amazing service and the food is great. It's not the cheapest place for breakfast but it is very good, great eggs. However, the last time I visited there were new owners, no staff and we were not given menus (we were warned of the wait) and then customers who came in after us had their order taken. Other customers were playing videos on their phones loudly so that was enough for us to leave. I sincerely hope this is a blip and that the new owners settle in. I shall give it another try in support of my local community and I hope they still have good eggs.

Me and my dad came into the Café/Restaurant (confusing on what this is) for lunch, the greeting was a bit rushed and we were ushered upstairs, although we were walk ins and I do understand that we could have walked in at a busy time!

Took a friend out here for lunch. Slightly off the beaten track in the pleasant countryside at West Stoke, near Lavant, this is a wonderful place to pop in for something to eat.

We diverted off the Chichester by-pass through what may be the largest housing estate in the world (thank you, SatNav!) and set off into the countryside to visit this place on the recommendation of a Cream Tea booklet that we had purchased at the superb Amberley Tea Rooms in the centre of the village. Would that we had not bothered. We had teas and coffee and a quite horrible small slice of Bakewell, which was neither tart nor pudding. Aged pastry combined with undercooked centre, overloaded with almond essence is not attractive to the palate. No menu was offered and staff were clearly pleased for us to go so that they could shut up shop.

I love this place, been one of myfavourites for a long time. The food and cakes are very tasty, I love the decor and the setting (being on a stud farm). You can have a coffee and a good natter with friends and not feel you are rushed out the door. Highly recommend it!

Visited today with friends I hadn't seen in a long time......did not book...arrived at approx 12 midday. On hearing that we did not book we were instantly made to feel unwelcome ....it seemed to be a hassle for the waitress to find us a table......after a few minutes of huffing and puffing we were seated together. The food we ate was delicious ......cannot fault it ....and by the time we left our unhappy waitress was smiling .....a little. We did note that the tables we were told were reserved did not have any customers at them in the two hours we were there !

We accidentally discovered this place and what a lovely little setting. Food was lovely and the staff very friendly. Already planning our next visit. Right next to the horse riding shop so the daughter can go shopping whilst I eat my bacon sandwich with coffee...

We popped in here for breakfast and its wonderful. It's in a rural setting with plenty of parking nearby. It's a rustic barn setting with excellent food. My friend had the cooked breakfast everything was perfectly cooked. I had the eggs benedict, wonderful hollandaise sauce made from scratch and great ham. They have veggie options too. Worth knowing it doesn't open until 9am.

Just moved to the area and we wanted to find our new 'local cafe'. Wellies was top of the list. Headed in and was met by a lovely bubbly waitress who was very helpful in getting us settled. Lovely decor. All good we think, this place is going to be a winner. Then the food came. We had the poached eggs and salmon on toast. Kids had sausage brioches and fresh fruit drinks. Sausages overcooked, buns not buttered. Toast burnt on the underside, eggs overcooked. Salmon was excellent though. We felt that as the price is high the food would match it but it didn't. Far from it. £40 for a family of four to have sub-par breakfast means we won't return. A shame really, it could have been ideal.

We had been to Kingly Vale nature reserve with our grandchildren and were all famished when we came across a sign to Wellies just outside the village of West Stoke. It is pleasantly situated on a farm. Our food was freshly cooked and delicious. I had jacket potato with coronation chicken: really nicely spiced. My grandson loved his quiche. The side salad with both these dishes was excellent. A real effort had been made with flavours and combinations. My husband enjoyed the homemade pie and excellent chips. There's no children's menu but they were happy to make a ham sandwich for my 4-year old grand-daughter. Both ham and bread were too thickly sliced for a child, but on the other hand it was fresh and tasty and she devoured it once we cut off the crusts. Her ice-cream came in a tall glass so she had trouble reaching into it, but actually quite enjoyed having a "grown-up" pudding glass. My grandson said the treacle tart for pudding was the best he'd ever tasted. I tried some and there was a hint of lemon that cut the sweetness beautifully. On the downside we had a long wait for the food. This was trying with children. My tea was lukewarm as the water hadn't been boiling when it hit the teabag. I was disappointed as had been craving a hot cup of tea. My husband felt the chairs were too low for the tables and the lady said they were aware of this and were addressing it. Personally I was glad to see solid tables and comfy chairs. It cost just over £55 for the food I've described plus my tea and two lemonades. Not cheap. Overall a somewhat mixed experience but the main thing is the food and that was great. I would come again.

What a lovely way to spend a sunny Sunday morning. Sitting with friends in the peaceful courtyard at Wellies enjoying a delicious cup of coffee and a fabulous freshly cooked full English breakfast. Even better, there was no problem at all requesting a vegan option!

Popped in for lunch following a walk to the Halnaker Windmill. Managed to get the last table available. I had the "lunchtime" size fish and chips with tartare sauce and mushy peas and my partner had the gammon, egg and chips. Both were very good. The "lunchtime" size fish and chips was a perfect size. My partner then had the crumble and ice cream and I had a mini version with custard and a flat white coffee. All very good too. Friendly staff and a great menu. A good selection of alcohol free beers. Definitely one to visit again when in the area, would book in advance.

We popped in without a reservation on a Saturday lunchtime and luckily they had a table for us. The pub was buzzing with happy people, clearly lots of locals too which is always a good sign. We had three courses - hadn’t planned to but the food was just soooo good! The prawn cocktail was the best we’ve ever had, and mains were delicious. OH had sea bass and I had lambs liver. Both served piping hot and with fresh veg. One of my main beefs is when food isn’t hot enough. Not so here, well done Berkeley Arms. The sticky toffee pudding was to die for too. We live 20 mins away but we’ll most definitely be back!

Very disappointed in my Scrambled egg on brown toast, the egg had no taste very pale done in the microwave, and water on my plate made my barely toasted toast wet and soggy. Great pleasant staff. Service good but unfortunately the breakfast was horrible.

We often visit this Greggs whilst shopping in Chichester as their sausage rolls are the best. As I don’t drink dairy milk, in the past I’ve always had soya in little cartons. My husband asked for oat milk (my favourite) and to my pleasant surprise Greggs now offer oat milk as an alternative. So my order was for an Americano with oat milk on the side. My husband also mentioned “on the side”. This is because I don’t take much so need to add it myself. So when the lady served an Americano with oat included (frothed up, yuk) (Since when does an Americano have warm frother milk in it?) I said, no I ordered oat milk on the side. Stroppy cow said she didn’t hear that (we said it twice) and that anyway they don’t serve oat milk on the side. So I’ve paid for a coffee that I can’t drink as it’s too milky. I really expected her to say “sorry madam, let me do another one for you”. I mean, for the sake of customer satisfaction, just pour it away and serve me what I’ve asked for! Is it too much to ask to have oat milk on the side? This is a first for us. Every other coffee establishment we visit serves it cold, and on the side when asked. She has no customer skills at all. A right stroppy cow. We were disgusted.

The friendliness of everyone especially the chef was outstanding. The food was simple but very good quality. The location was outstanding. Highly recommended and we will be sure to stop here again.
