I regularly visit for breakfast with my well behaved dog on a lead. Today there were three dogs roaming unsupervised which immediately jumped on my dog and savagely attacked him ripping open his neck and cheek. I had an exchange with a man that came out and he said that the dogs are the owners freely roaming and are in no way aggressive but I had to be careful of the new one which is a rescue and carries a warning notice on his collar. What if it had been a child or I was unable to get them off my dog? It is totally unacceptable and negligent. These dogs were out of control and should not be roaming unsupervised in a retail establishment. Is there insurance cover for the business?

Amazing value for money, food is cooked to perfection. I visit weekly for the best sausage bap in Sussex (and beyond). Service is always efficient, polite and friendly, with lots of drinks options available. There is both indoor and outdoor seating available, with an area of heated indoor seating available when the weather isn’t great. Overall, this is the best cafe for miles (and miles and miles), so give it a try- because your only regret will be that you have wasted all the time by not going before now.

First and last visit. I had the regular breakfast. The mushrooms were cold, the sausage was cooked to death. On a positive the bacon was nice as was the burnt toast. We had two cappuccino’s that came out of a packet, which had no flavour and was too sweet. Overall we were very disappointed. Now around the corner at Serving Thyme for a decent coffee.

Spin out on our motorbikes , stopped here for breakfast after a recommendation. Good food , friendly service and good prices . Definitely be back .

Visited for lunch and had the chicken burgers, they were delicious. This place is tucked away on the Yapton Road. There’s off road parking. It’s family and biker friendly. There are regular bike meet dates on offer. We had a friendly greeting, and were thanked when we left. The prices are reasonable too. Well worth a visit.

My espresso was excellent, good balanced flavour with hints of chocolate on the after taste. Service was a bit slow but it was lunchtime on a Saturday.

Incredibly poor customer service, owner was rude and made us feel very unwelcome in the shop. While waiting she was slagging off the previous customer to the other employee. I used to love the bagels here but I will not be returning now.

Katie and I came here with a small family group for a spot of lunch in the sun. Great welcome, friendly staff and good food. Beer a bit expensive but there's a wide variety on offer. Overall a great afternoon and we'll return for sure.

Fabulous Location, Great Service, Amazing Wine List, AWFUL food choices for Vegans and Veggies. I live locally to the Landing Place and have been a number of times hoping the vegan / veggie food choices would have improved. Alas no.... The choices are without imigination and you can tell the ingredients are just put together on the plate rather than created on site. Very disappointing. I went Christmas Eve with my Husband last year and they had run out of options and all they could offer me was Falafels.. Really, Falafels.. I could have just gone to Sainsburys to buy those!!! Everything else is fabulous. So I would suggest to all Vegans and Veggies, eat before you go and just have a nice glass of something.
