We stayed here as we visited Warwick Castle. We parked our car and were greeted with a drug deal happening at the same time. When we found the hotel they thought they had double booked the room but then managed to find our room. The room was small, dirty and we could hear our neighbours. There was black mould in the shower, mattresses were lumpy and we could feel the springs and the carpets were filthy. When we went to breakfast the next morning we were greeted with the grumpiest lady we’ve ever met. Only 1 cup of tea/coffee each and a very small selection of breakfast. We weren’t offered to see a menu but were verbally told what was available even though on the website they advertised a continental breakfast - not the case here. We decided to leave as couldn’t face another night on those beds. We didn’t bother asking for a refund as thought we wouldn’t get anywhere anyways. Avoid at all costs.

This place is a pit. The only reason anyone stays here is because it is close to railway station, cheaper than anywhere else and free breakfast.

Awful! Do not stay on a Friday/sat night unless you are going out. Rooms overlook main street with all bars, and pubs, windows like paper, also on a junction so card and bike reving all night. Curtains hanging off the rails and tired outdated furniture. For breakfast no menu just on the spot asked what u want would not recommend unless you are going for a night out! Worst night sleep ever in a hotel!

We were going to stay the night here after being in Stratford upon Avon because never been here before. Taken in my nice photos and city centre though ok let's stay here. We check in pay first before you stay so we explore the city nice gardens etc . The hotel room small we were but into room 1 felt too small for us could not settle and here phone going off next door and traffic outside with window shut and cupboard bathroom. Bed seems very look little light above head not good. So we back downstairs said we leaving ask for refund and gave me email to contact manager because away we spoke to Patrick. Warning you do not get refund back but still trying I pass on Leamington spa from now on like to inform on what happens to us

Quick one night stop before running the Regency 10k. Hotel is very close to centre of town and the railway station, so ideal location for me. Check in was swift and friendly. Room was perfect for what I needed. Didn't hear any excess noise from the bar or streets below and had a good nights kip. Breakfast was included in the price, which was excellent value and came quickly and hot.

Terrible Hotel. Have been in contact with the property who refused to check for my personal missing computer. I then called multiple times and they lied and said the didn't have it. I asked another member of staff to check and they found it, but I still have not received what is rightfully mine. Im currently in contact with booking agents about taking the appropriate legal action. I never leave reviews with such anger, but this property and service has been pretty god awful. Having worked in the hospitality industry for many years, I am very much aware of what is to be done and how to go about this. Im writing this so no one has to experience what I have.

The staff were really nice. The room however was slightly dirty - marks on sheets, very dusty, the mugs and cups weren’t fully clean. Was not informed of the hotel being above a pub - karaoke was EXTREMELY loud until around 1am so couldn’t sleep.

Life is full of regrets and hind site. This is one of them where I should have checked the reviews first. Staff are friendly is the best comment. The rooms are run down and in drastic needs of an overhaul. Nothing has changed since some of the reviews in 2017. Curtains hang off, carpets deeply stained, cupboard door handles missing and a shower head that sprays water out of the sides to cover the whole room. Windows are useless and the traffic and people noise is terrible. My bed was terrible and you could feel every spring. One of my party said she didn’t feel safe. Breakfast was via crystal ball and the couldn’t find the cereal??? If you want comfort and a good nights sleep don’t stay here. If you just want cheap and are happy with the mentioned issue, this is the place for you. Hopefully they will update the rooms as there is potential.

This hotel seriously needs a refurbishment. The carpets are so stained that they almost have an extra pattern on top... The room we were in should only be marketed as a single, as you have to climb over the bed to get to the other side. Not the hotels fault but, I don't know who was in the room next door but I hope that they enjoyed the film that they were watching at 2am... The shower was excellent, very powerful but the enclosure isn't properly sealed so floods the bathroom. Obviously must be a regular occurrence due to the warped floor. Staff were all very friendly and breakfast was lovely. So much potential but it needs a lot of work.

I stayed at Thomas James for 1 night for business. All the staff has been very friendly and attentive. The room was clean, good water pressure, good/fast/free WiFi, tea and cookies present. It's not a fancy place, but good for a business trip while not wanting to spend too much. I enjoyed the vibe.

This is not the place for those looking for five star comfort, the room and bathroom were adequate and clean. Staff friendly and accomodating to your needs It is a listed property hence not much can be done to upgrade Lively pub and eatery downstairs Free Wifi now an important part of stay, better than most hotels

I confess I did not read the reviews or the detail fully before booking and my heart sank when I entered my room. Bedding was all clean but the place was run down, all the bulbs were missing from the landing so it was black as hell on the steep stairs.. My wife had a fit with me... but we stoically got on with it, very noisy on the street (weekend) for half the night with pissheads.

It’s cheap but certainly not cheerful, Musty smelling and an unbelievable carpet that is just covered in stains, the shower is like an acupuncture session, avoid like the plague!!!

As the keys for the room I had originally been allocated couldn’t be found, I was moved to a room on the very top floor of this old building; no lift, no offer of help with luggage. The window had no handle (see photo) and so wouldn’t fully close to, leaving a freezing December wind blowing into the room. The threadbare carpet had some very ‘interesting’ stains (see photo). The tea/coffee facilities included an open (!) packet of biscuits but no kettle. Phone/electrical sockets were literally hanging off the walls (see photo). The two single beds had the thinnest mattresses I have ever encountered... I stacked the two together to try and get some sleep. When we left at 9.30 am the following morning, there were already people downing pints in the bar :O

We arrived to check in and realised we had to go into a busy sports bar to do so. Chap behind the bar finally came over to us and looked a bit panicked as it was his 1st day in the job and seemed unsure what to do. He took us to a locked reception and was very efficient actually , explained all that we needed. We arrived at room that didn't look too bad at 1st, but we soon realised it wasn't! We could not drawer the curtains as they were hanging off the rails, we eventually tied them up with a coathanger! The shower head WS atached by cable ties so could not be moved and there was mould all over eiling in bathroom. We were only staying one night to watch The Fun Lovin Criminals so didn't comp!ain but we should of. On returning home my partner developed a rash on his side and when wesentdoctors she told us it was a tropical spider bite! Obviously from hotel bed......eww stay clear folks the whole place was dirty and not looked after, real shame as its ideal spot and lovely building...sha e on you owners !!!

I noticed all of the negative reviews for this place , but I prefer to judge for myself . We wanted a place near the train station , just for a couple of nights . We weren't looking for breakfast , or room service , just a clean room with a comfy bed and regular facilities. The young lady behind the bar in TJs , who doubled up as the receptionist , was very friendly , professional and informative . it took all of 5 mins to check in , then she accompanied us to the room to show us the facilities ( not needed but nice anyway ) The room was clean , very clean . The ensuite was spotless . Bed was comfortable , looked to me like it might be new ! The carpet and curtains were definitely what i'd call tired , and need replacing , but I wasn't in the room to look at the carpet or play with the curtains . Television worked as it should , with plenty of channels to choose from . We didn't get disturbed by any noise in the room from the bar , even on the friday night with Karaoke blasting out . Our room was at the front , overlooking the main road , and we did hear traffic and pedestrian noise . The shower in the bathroom deserves its own paragraph . best shower I've been in in ages . Almost instant hot water blasting out , staying hot for over 20 mins . Worth 2 stars on its own . If you want a budget hotel without frills , clean and well equipped , in a good location within the town you could do a lot worse than The TJ .

if your looking for somewhere cheap,loud,dingy and a lot of steep stairs,then this is for you. Directly above a pub, really disappointed with my choice for this hotel, loud music till early hours, dingy room, heavy smell of cigarettes, photo showed a four poster,actually did not look too bad, opened the door, has this strong aroma, bloody awful, door handle had screws missing, the four poster had no canopy or curtains, just literally four corner posts, loads of stairs, I could go on, but its really not worth talking about, very poor accomadation

Came to stay the night for business purposes and was by far the worst hotel I have ever been to, and i've backpacked up the east coast of Australia in some pretty bad hostels! Honestly, it was SO dirty, shower wall was rotting, toilet missing flusher, carpet filthy with a random wet patch (dread to think what that was) and noisy! Within 15 minutes I demanded my money back and booked a different hotel. The place needs a serious wake up call. I'd give it 0/5 if i could...

Please please please, do not book this hotel, it is the worse hotel you will ever find, how it is still open is beyond me, if the health inspectors go in it will be shut immediately. Its filthy dirty the room we stayed in had a hole in the floor in the bathroom due to the floor rotting out because the toilet leaked. The shower cubicle door was just stood up in the cubical not actually fixed to anything as it had fallen off, the windows had secondary glazing on them that didn't shut the carpet looked like a herd of cows had just walked through. Honestly there was a wheelie bin outside that was cleaner.

We came for a Sunday Lunch only we didn't stay in the hotel. It was busy as there was a football match on the bar TVs. Staff were friendly and took our order quickly. We both had a full lunch. Portions were big and the food was tasty. The pub table and cutlery were a bit grubby but nothing that would put me off my food after a good wipe. The burgers looked great but we went for fish & chips and a roast. Both were good. We left satisfied.

Although hotel was a disappointment the breakfast was probably the best I have ever had. The bacon and the sausages were terrific and cooked perfectly and there was a good plateful. Also two sizes so possible to suit everyone.

This is not a hotel more a old house above a bar which serves food the rooms were moldy and need urgent refurbishment. The fire system was in general fault which actually looked as though it was the sounders, I thought this was against the fire act. The bathroom had a mouldy ceiling and the sash windows was in such a state I could not dare to open the window incase it shattered and injured me. When leaving they stated that it was due for refurbishment this year but that was said last year. I have to agree with the couple from Hampshire it is a shambles and should not appear on your site until it is inspected by the local council, health and safety and fire services, so dangerous in these modern times.

When we booked I stated that my wife was disabled. Having received nothing back, we booked. Only to arrive to find the hotel was over a pub (Which had music blaring to the early hours, and (A) there was no lift, and (B) it was 22 steps to reception. We booked a double, but what we got was really a single with a double bed shoved against the wall. Not easy to get in and out of. The carpet was filthy, and the shower kept falling apart. The bar staff helped to carry the luggage up the stairs, but my wife was struggling to make the climb. The food though in the bar was good.

Went to TJ's for a lazy Sunday morning breakfast- we live locally and is within a five minute walk for us but we hadn't been before. We found the bar/restaurant and toilets to be very clean. There was plenty of choice on the menu- one of us is vegetarian and we were impressed with the generous selection of meat-free options too. Our breakfast arrived promptly and was delicious! Great value for money and friendly, relaxed and attentive service from the staff. We will definitely be going back. Have already recommended to a number of friends too.

Poor quality and value food for the price . Sorry to say this is our local park . Children’s meal £5.50, over priced , two chicken nuggets a few chips and beans. Jacket potato with half a tomato, one slice of cucumber as a salad.

Much better than Stratford upon Avon spoons. Don't think anyone who works there is over 25. Very bad service in Stratford spoons. Leamington much better Leamington spoons really gone down hill Staff don't seem to be able to say please and thank you. Very few of them. Much too young to be working in a pub. Been going on for a while. Disappointing
