A very peaceful place to stay, in the centre of Newport, conveniently located, close to the bus station and to restaurants. Charming interiors, with a lot of character. Spacious, comfortable and clean room. Breakfast is served, and freshly prepared after the order is made. Hostess is friendly and Staff polite. We will definitely stay there again!

Fitted us in despite being obviously busy. Lovely seat in the garden and were attended to in good order. Tea and coffee arrived early and were enjoyed in lovely surroundings with beautiful live piano music emanating from the foyer. Meals ordered once we’d established the Gluten Free options and my Caesar Saladturned up in reasonable time (given that it was clearly freshly made) and was delicious. I particularly like that it was on a standard dinner plate so the more usual bowl wasn’t;t filled it cheap lettuce to make it look more than it was. In fact it was very nice indeed. Enough chicken to be obvious, croutons and red onion and bacon to be a proper portion, nothing over loaded and nothing hidden. Not to much mayonnaise which gave me the option to add more if I wanted. The only gripe (and as per another review, a gripe might be a bit strong) was that my wife’s salad, a Tuna Nicoise, whilst equally delicious, arrived almost 5 minutes later. In fact I saw the waitress casually look through the window to the garden and double take and within a couple of minutes it was there, and honestly worth the wait. We were told later that they realised they hadn’t;t sorted the eggs out. Hey Ho, it didn’t spoil a lovely hour in a very pleasant courtyard. Very happy to recommend them.

A 4 Star Hotel in the heart of Newport. A great place to stay enjoy the rest of the Isle of Wight. Staying in the center of the island makes it easy to visit in all directions. This is the secluded nook we discovered in the garden at the rear of One Holyrood B&B and Tea Rooms. The bees were going crazy over the herbs planted all around us as the afternoon sun kept us warm. Then some photos of a great walk.

Didn't stay overnight as I live local, so I can not comment on the rooms. However, the cafe/bar area was nice. Staff friendly and welcoming. Service was also very good. Had a cream tea with work colleagues over lunch. It was quite busy. Blueberry scone with lemon curd and clotted cream was lush. I have been here before attending a funeral wake, so I know it's a nice place to go for social a event.

We didn't stay here, but popped in as we needed to sit in a lounge, have a drink and compose ourselves for the evening ahead. The receptionist was very helpful, the bar menu good and the lounge very comfy and nice to sit in. So, I'd happily stay here based on the service and lounge. The following hotel joke always make me smile, but has no relevance to One Holyrood. A lady decided to give herself a big treat for her 50th birthday by staying overnight in a really nice luxurious hotel.. The following morning, she was appalled when the desk clerk gave her a bill for $250.00. She requested to know why the charge was too high. "It's a nice hotel, but the rooms certainly aren't worth $250.00 for just an overnight stay! I didn't even have breakfast," she told the clerk. The clerk clarified that £250.00 is the standard rate. At that point, the older lady insisted on talking with the manager. The manager showed up and explained that the hotel "has an Olympic-sized pool and a huge conference center which are available for use." "But I didn't use them," the old woman said. "Well, they are here, and you could have," he replied. The manager proceeded with that she could likewise have seen one of the in-hotel shows for which the hotel is famous. "We have the best entertainers from the world over performing here," he said. "But I didn't go to any of those shows," she said. The manager replied, "Well, we have them, and you could have." Regardless of what facility he recommended, the older lady would just answer, "But I didn't use it!" The manager then countered with his standard reaction. After several minutes of contending with him, she chose to pay. The manager was shocked when she gave the check to him. "But madam, this check is for only £50.00," he said. "That is right. I charged you £200.00 for sleeping with me," the old lady replied. "But I didn't!" the manager shouted. "Well, too bad, I was here, and you could have." How I Mark. I may mark differently to some other reviewers, some might see this as harsh, others may see it as fair. But here's how I look at it: 5 star - WOW. I want to go back and look forward to doing so. They delivered everything expected and more. The 'more; is normally about the service or attitude of the staff. 4 star - GOOD. They delivered everything I wanted and a bit more. I recommend them and would go back. 3 star - OK. They delivered what I expected, I would go back if I needed to, although don't currently plan on doing so. 2 star - Not very good. I didn't get what I expected and the service wasn't good. I don't recommend this place. I might get dragged back here, although will always try to avoid it 1 star - This was rubbish. Don't go there, I certainly won't go there again. I didn't get what I wanted, the people were unhelpful and I didn't enjoy it in any way.

The setting is lovely with a beautiful garden and decor. The food is okay although a bit overpriced. However, I definitely agree that some of the staff are haughty. Unfortunately there are too many rules here for us to go back as it is not a relaxing experience. A shame, as with a bit of customer care training to focus on the customer rather than the rules, it would make such a difference.

My wife & I arrived around 14.15 for lunch. A jazz trio played in the garden area. I had a Caesar salad - my wife had a Panini & we shared ‘loaded’ chips. Both were nice, presented by pleasant staff. The jazz band were good & part of the ‘Jazz Weekend’ event. As we finished I asked for the bill & was asked to pay at the till. (No bill) The till was managed by an older woman (who , I understand was the owner) who was having difficulty with the till sorting out the bill for the gentleman in front of me. Eventually it was my turn & she asked for my table number to which I replied ‘I don’t have it’ - she then started serving someone behind me which was extremely rude & when she eventually turned back to me she adopted a supercilious attitude . I told her I thought issuing bills at the table might work better to which she became almost mocking. I paid & we left. I’m not hurrying back there

Price is Wrong not Price is Wight! I didn’t get the chance to have a lunch here since the restaurant seems to have oversold their Price is Wight offer and are now not willing to honour the vouchers. Both myself and a friend have tried on numerous occasions to book lunch at One Holyrood only to be told that although there is space at the restaurant they’re not taking any more Price is Wight vouchers. The manager of the business accused me of being rude to them, was not in the least bit helpful and was incredibly defensive. I was basically told that “it’s not my problem” by the front of house staff to which I replied “well it is actually since your job is to manage customer expectations and juggle the reservations” The manager then accused me of upsetting her staff and issued no apology for the fact that they do not want to honour the voucher.

We were in Newport early and decided to treat ourselves to a leisurely breakfast. We went to One Holyrood and it was lovely. Comfortable surroundings, friendly and unhurried service, well cooked food and lovely coffee. We didn’t have our dog with us but noticed others did so this will definitely be a place we will return to.

Booked savoury tea through price is wight deal. I’m not a great filter coffee lover so I asked if I could pay the difference and have a latte. Well I was shocked when it came to paying that I was asked for an extra £1.50. A cafetière was priced at £2.75 and a latte £3.00. So was expecting 25p difference. 50p at the most!! And we weren’t asked if everything was ok? Disappointed.

Popped in for a light lunch. We had to ask somebody to take our order as one member of staff was having a very long conversation with a couple of other guests and the other staff members were left trying to cope during a busy period. The cappuccinos we ordered were tasteless and either the coffee used was unusually weak or not enough had been used. Our food was ok. Not great, bland but edible. Whilst we were eating I saw a member of staff remove a scone from the serving dish on the counter without using tongs. He just picked it up with his fingers (he wasn’t wearing gloves either) and took it back into the kitchen. It’s a shame as this could be an exceptional cafe but based on our experience we definitely won’t be visiting again.

Stopped for Breakfast and had a very poor value for money experience. I chose the 'Eggs Benedict' and they were barely adequate because the eggs were small and tasteless, the sauce was akin to that splodged from a large catering jar, there was only a sprinkling of smoked salmon, and they were out of Muffins so it was served on a slice of Toast. The fact that it cost £8.95 only added insult to injury. A lot could be learned from having similar at say somewhere like 'the Bandstand', and far better value too. To be fair the Coffee was excellent, and the service good, but not enough to offset the poor cooking, taste and cost.

Had a very enjoyable afternoon tea here. My husband is allergic to strawberries so when we booked we asked for an alternative jam, they gave us Raspberry jam instead and even put it in the small victoria sandwich cakes. The staff are very helpful and pleasant, especially the gentleman who is currently working there as a volunteer. We have visited here before and each time it has been very enjoyable.

I visited One Holyrood a couple of days ago & felt I must write. Last year my friend & I enjoyed a superb afternoon tea here, sitting in the beautiful garden & having a very enjoyable time with excellent food in a lovely relaxed setting. This week I only went in for a take away cup of tea (I was waiting for my car to have an MOT in the garage round the corner) However, the young girl that served me, I asked her name - Alysha treated me in the same way, as if I had ordered afternoon tea. She was cheerful, smiley, polite & attentive. I had considered cake & Alysha told me the options without being pushy. She also made a very good cup of tea. She is a credit to both herself & your company & I will return again soon for more than just a cuppa.

We had a voucher for a soup and sandwich deal. We were greeted by a friendly young man,who seated us near the counter. We had the choice of 2 soups, carrot and corriander or mushroom. The friendly waitress showed us a list of the sandwiches. We both chose the mushroom soup and cheese and chutney sandwich. The soup was gorgeous, hot and plenty of it. The cheese and chutney sandwich was delicious. The cafe was clean and spacious. A delightful experience 😊

We’ve visited many times in the past and been impressed by the quality of food, service and the character of the establishment. Sadly our recent visit was a great disappointment; it’s definitely not the place it used to be which is a shame as the garden is stunning. The food was mediocre; the scrambled eggs like rubber. The service was sadly lacking; not very welcoming or friendly and we were rushed out of the door. Staff were anxious to clear our table even with people still eating and our bill and the card machine bought to us without being asked if we wanted anything else - we would have had more drinks and were no where near our time limit; it wasn’t the treat that we’d planned and we won’t be rushing back.

Visited for lunch today .. beautiful Garden however the gardener ruined the experience with his constant snorting and sniffing whilst pottering about put all 3 of us off it was most revolting in the current situation ! .. Servers were ok not very chatty or friendly also a bit drippy one of them didn’t even know what the “quiche of the day was “ went off to find out and came back and said sold out .. food was ok took ages to get drinks and food delivered latte was cold on 2 occasions the sandwiches were ok .. Such a shame really because it’s so gorgeous outside .. and also that carpet in the tea room needs updating !

If anything, the place just gets better and better! Pleasant and efficient staff, a beautiful setting and nurturing, nutricious food; it just doesn't get much better than this.Here, the art of soup is taken to a new level. A matter of personal preference for sure, but today's soup to me was the perfect texture, full-bodied, but not super-dense.The garden behind it already beginning to look stunning, despite the expanded planting being only a couple of years old. So carefully planned, and meticulously tended. I am certain it far surpasses and other "walled garden" that might happen to be nearby....!

We have been here at least three times now at different times of the day. Food has been great every time - breakfast, lunch and tapas in the evening. We first discovered this gem during the Jazz festival. We will continue to return despite low ratings from others as we are aware this latest expansion is part of a big learning curve for the owner and team. We have given feedback face to face and always found our comments well received and acted upon - eg. Can we have wine glasses instead of champagne flutes for our wine.

My family and I visited the Newport Car show which is always a fantastic event. Walked into town, then upon our return, we popped into One Holyrude to visit the tearoom. We were greeted by a clearly stressed-out member of staff who literally barked that they were busy, asked had we booked (we had not) and in a surly manner advised us of a 20 minute wait. We didn't want to wait so left immediately followed by the door being slammed behind us; making my daughter jump.We have no issue with a wait (it's a busy Saturday in Newport) and we cant comment on the quality of the food. The one star review is for the attitude and interaction as it really annoyed me.Our first and last visit.

Have visited this place on a number of occasions over the last few years but today was the first time since they’ve expanded into next door and whilst the restaurant looked ok it didn’t have the ambiance of the smaller venue. Having said that the gardens are lovely and very inviting. The choice on the menu was quite small and so we asked if we could order from the breakfast menu, breakfast finished at 11.30 and it was just gone that, and were told we could so ordered Eggs Benedict it was scrummy with perfectly poached eggs. So why just 3 stars we’ll, the table was sticky to touch, three of the four sets of cutlery were dirty, the service was slow even though there seemed to be about 5/6 staff and only 3 tables taken and the other tables looked dirty or hadn’t been cleared and reset. I was disappointed, I loved the old place but bigger isn’t always better and this proves the point in my view. I’m sorry but I don’t think I’ll be back.

My friend and I visited early today and we're so impressed by not only the delicious food, but the beautiful scenery in the garden area. We had mini sandwiches with 6 different fillings,4 slices of different cakes, fruit garnish and big scones with jam & clotted cream- All washed down with many cups of tea! The staff were very helpful and attentive and we will definitely be recommending this place to friends and family.

It looks lovely, the outside seating in the sun is a bonus and was very clean. We were let down by poor service, and lack of communication. We sat waiting for 20 minutes without menus, to then get up and attempt to order ourselves were we told they were not able to sell coffee as the machine had broke and they were out of some food. I'm sure it's not always like this

There are some tea room standards but there are also dishes with a bit of a Mediterranean twist. You will find something good whether you come for breakfast, lunch or afternoon tea. It has its own particular style. Service is very good and there is a great garden space for Summer alfresco dining.

Found by chance on way to Quay Arts. Lovely period decor, opens up into multiple rooms and 2 gardens. Looks like recently and sympathetically decorated. We both had sandwiches, chicken was tender and tasty, great coleslaw. Friendly helpful service. Highly recommend 👍

This was my second visit. The first visit, I turned my cup over to pour the tea and it was very dirty so I hadn't returned. However, I decided to give it another go. The staff on site were delightful and the food was good. However, during my 'visit' a lady breezed in for a short spell, dictated instructions to the young staff members obviously new to the job so that the entire tea room could hear (fortunately I was the only customer at the time) and breezed out again after commenting, loudly, 'I don't want ?? using the till.' Not a good impression for the customer and no way to gain respect from your staff. I managed staff for many years and on starting with us they were properly instructed on what was expected of them so when they actually started work they knew what to do and had the confidence to ask questions if in doubt. I found the experience embarrassing, felt sorry for the young lad and girls and will not go back.

We have visited One Holyrood for coffee and lunch on several occasions. The food is home cooked, delicious, beautifully presented. The tea room has a warmth and charm of its own, while the beautiful walled garden in a tranquil haven in the middle of Newport. The staff are always pleasant, helpful,and give good service. Thoroughly recommend a trip to one Holyrood, we will be going back again.

Visited with a Price is Wight voucher for 2 course lunch. Was expecting a choice of courses but was only given the option of soup and sandwiches. Having seen the other reviews, I’m not sure that we got the correct menu choice. This may have been due to confusion over service. We seemed to be served by 3 people who didn’t communicate! It was very pleasant but we paid £16 for a small bowl of soup and a few sandwiches (no salad etc). This appears to be more than the menu price! Not what I was expecting so will not be recommending to my friends and family. Very nice surroundings but was a bit squashed on the table by the door. We did book too

In pleasant weather you can sit outside in the lovely little garden, hearing the birds sing, but it is also lovely to sit inside, either at the back looking out onto the garden, or in the front or at the side, it is all cosy and comforting and not too brightly lit which suits me fine. I often go and ask for something not even on their menu but they still accommodate me with what I ask for, and not many places will do that! I don't think they have a deep fat fryer so no fish and chips if that is what you want, but I don't see the lack of a deep fat fryer as anything bad, and there are plenty of places that offer deep fried food if that is what you want. The building is very historical and probably the oldest of its kind in Newport. Lovely comforting interior and ambiance, certainly the best Newport has to offer of thsi kind of dining experience. Perfect also for afternoon tea, (they cllose at 5pm, not ridiculously early) and the tea is served in traditional teapots, all perfect presentation for anyone looking for a lovely traditional tearoom.

Soy celíaca y mi nieto es lácteos gratis, se encargan de nosotros, y nada es demasiado problema. Uno de mis otros nietos dijo que el no gratuito de comida era deliciosa. Looked inviting so popped in for a sandwich and coffee,bit disappointed that the bread was"sliced" would have been nicer on some tastier bread.Was amazed that for at the size of the establishement there were, no less than six ladies/girls on the floor virtually falling over eachother,I was asked three times if everything was ok,which it was, i was just amused at the number of people there were for such a small eatery. On a subsequent visit a few weeks later I walked in and asked for a menu but was told sorry they were expecting a large table and consequently wouldn't be able to serve me at that time,well I'm sure with the amount of staff they have they could have squeezed me in! I'm over joyed for them that they are that busy they can turn customers away! Will not be returning!

This was my third visit to One Holyrood for tea. The staff were very pleasant and attentive. The finger sandwiches were lovely and the scones tasty, but the jam was jelly with no obvious fruit and once again I was disappointed that there was no clotted cream served with the scones. I had mentioned my disappointment on my previous visits, saying I had never before had a cream tea with normal whipped cream (I've sampled plenty!). On my last visit the owner told me she wasn't aware that clotted cream was usually served as part of a cream tea. She assured me that she would introduce clotted cream so I confidently booked for myself and a friend. How I wish I had checked before booking!

This is a nice place to stop and recharge. Lovely seating area at front, and tables in the rear overlooking the garden. Coffee was good, I'm not a fan of scones made the previous day but warmed with fresh strawberry and raspberries it was good. Charming place well worth a visit.

We went for morning coffee and cake but contrary to boards outside declaring gluten free food available there was no gluten free cake and we were offered baked potatoes and other savouries at 11.30 am, not even lunch time. The only coffee available was in a cafetiere but we could choose hot milk. When it came the coffee tasted as if it had been opened for some time and although we drank it was not enjoyed and left a lingering taste. A tap water dispenser was labelled help yourself to water but there was no water in it! (and it looked like it had been dry for sometime) The staff were very pleasant and helpful but this did not make up for the lack of cake and the barely drinkable coffee.

An unusal setting for this little establishment as not only has it got tea rooms, it has accomodation I believe six rooms are available for over night stays or longer, does breakfasts to outsiders amongst what it offers and from the outside you wouldn't beieve how good it actually is.We stayed there on a saturday night out of season, our room was very comfy, spacious and mixed a modern look as well as capturing an older style of room, tastfully decorated and warm with an old fashioned radiator churning out some good heat.The beds were comfortable with two large pillows and an extra cushion should you need it.The bathroom was spotless in its design and cleanlinessWe weren't out that late in the evening, but were given keys to come back in when we wanted and made sure when breakfasts were served.After a good nights sleep, we went down to breakfast around nine, and found all the components to a full english breakfast were laid out. The main hot food arrived, well presented and looked good whilst also tasting very good.On completition, we went up to our rooms to collect luggage and pay the bill.The lady of the house was charming and very accomodating, enquired if everything was ok, we informed it was and instead of being just a paying guest(which we were of course) but actually took time out to talk with us and invited us should we go back to the island to pay her another visit.I would without hesitation, recomend this establishment to any one who goes to the Isle of Wight.

We went here for breakfast and were treated to wonderful coffee, and locally produced eggs, bacon and sausage, which was cooked fresh and served promptly. The staff were pleasant and friendly and the two dining areas were comfortable and relaxed in style with a range of seating whether you were just pausing for coffee and cake or like us having breakfast. well worth a visit, much better presented thaen some of the similarly priced places in the area.

Arrived here at lunchtime but there was no problem just having cake and coffee. Had comfortable seats in the window, lovely coffee and homemade cake. There was a large choice of cake making it difficult to choose. Good to see gluten options available as well. A good find slightly out of the centre but convenient for the quay and car parks there.

This Georgian hotel and tearooms serves the best breakfast lunch and afternoon teas, it is so good I am reluctant to open it to a wider audience. The secluded garden is magical and the decor sublime. We can commend the staff highly for being so friendly and helpful. The restoration has been carried out sympathetically and is a pleasure to while away the afternoon enjoying the atmosphere.

We visited One Holyrood for a full breakfast on a Friday morning. The staff were very welcoming and were prompt to seat us and take our order. The breakfast was cooked exactly as we asked (eggs turned over and crispy bacon). All of the food appeared freshly cooked, the eggs were very tasty and the bacon was delicious with hardly any fat on it. Breakfast was big enough to fill us up and there was plenty of tea in the pot for 2. All in all good value for money, very friendly staff, delicious food.

This is a tea rooms with bed and breakfast rooms above it. It's gorgeous! I booked a room last minute via hotel.com and when we arrived it turned out that room had been booked well in advance already. The owner, a delightful lady called Karen, made sure that we had an even nicer room which was absolutely perfect. The decor is cute, oldy worldy comfort and the ensuite bathroom was modern, clean and came with bath/modern shower. The room has a tv and things to make tea/coffee with. On arrival you get your own keys and the owners kept our bags for us the next day. Breakfast was beautiful and we sat out in the garden enjoying the spread in the sunshine. We were offered a cooked breakfast along with toast, yoghurts, fruit and cereals. In the centre of Newport this location is no more than a 60 minute bus ride from pretty much anywhere on the island. From the red jet ferry crossing it took about 25 mins to get to the b+b. My boyfriend and I visited Shanklin and then ventnor for an afternoon tea at the Royal hotel (would highly recommend). I would love to return!!

This was my first visit to One Holyrood and I will definitely be back again! It has a gorgeous court yard, which would be lovely to dine alfresco on a dry day (it was raining when we visited). We had the full English breakfast, which came with very good coffee. The service was good and the place had a friendly atmosphere. I love the styling, which is comfortable and cosy.

My husband found this small place near a paid car park, whilst on route to a funeral. Friendly staff, comfortable seating which is not squashed. Real wooden floor boards. An oversight on cleanliness and miss-information was the reason we did not stay for our overnight break. The annex apartment had not been cleaned inc sour milk and cheese that had been left in the fridge and a bin full of rubbish. The cellar door did not have any form of catch applied hence draught coming up were the main reasons for not staying. The receptionist was very polite throughout and cant fault her. It probably was a breakdown in communication which was the answer to the issue,however,we felt we just couldn't stay.

Stopped for a cream tea which the wife enjoyed. Usual 2 scones provided with jam and clotted cream and a good pot of tea. They normally do Gluten Free cream tea but due to high demand had sold out of GF scones. They were however able to supply GF cheese scones so I had a savoury version of cream tea, 2 GF cheese scones, a tomato chutney and a cream cheese. Was very nice and would recommend.

Stopped here for tea and we're so glad we did. Loose leaf tea in a china tea pot (not one of those awful stainless steel ones that dribbles all over the table), a tea strainer, china cups and saucers and a china milk jug - this is how tea should be served. The Bakewell slice and chocolate cake were both delicious and the portions very generous. The friendly welcome and engaging staff added to the enjoyment. Looking forward to the next visit.
