Superb location 5 mins from train station and the royal mile rooms were great size and well presented Breakfast was very tasty plenty to choose from the staff were fantastic and friendly highly recommended staying here when visiting Edinburgh

If you only have a night or two in Edinburgh, stay here. Clean and convenient, this little gem is located right across from the train station. We booked a different spot on our way back through from the countryside and regretted not booking this again. Loved the decor and the views.

Can't fault the hotel. The staff were first class, reception were super helpful. Breakfast was amazing, except the shirt wait for fried eggs, but it was very busy. The location is perfect, Wetherspoons virtually next door and loads of pubs within walking distance. All this a 10 min walk from central station. Definitely go back.

Advised! Excellent location, a stone's throw from the Royal Mile, which connects the Castle to Holyrood Palace. Clean and elegant room, with coffee machine, kettle, iron and hairdryer. Excellent service and helpful staff. Breakfast with a wide sweet and savory choice, there is a chef who can cook omelettes on the spot upon request.

One of the closest hotels to the train station, and the pricing is very competitive. The room is well-maintained, with a nice view. No complaints at all given the value for money. I especially appreciated the flexibility to extend check-out for just £10 per hour, up until 3 PM. Overall, a convenient and budget-friendly choice!

Excellent hotel centrally located. The station is at the front and the Royal Mile at the rear. I didn't like the breakfast, fresh omelette but little choice of meat and cheese.

The rooms in this hotel are very stylish, comfortable and very clean. Just walking through Edinburgh Railway Station can directly connect you to the lively Princes Street and then to Edinburgh's new shopping mall for eating and shopping. It's a great hotel.

Fantastic hotel. Location is close to the train station. Room was beautiful, clean and well decorated with Scottish design elements. Hotel was very accomodating to requests; eg, of additional drinking water for example, which we appreciated since shops were closed when we got in.

We used to come to this hotel frequently, however it's changed. Was meant to stay here for 3 days, but if you suffer with asthma, COPD, or any other breathing condition avoid. There is air freshener sprayed throughout the hotel, and the rooms and it gets on your chest and this caused such an irritation. Everywhere you went throughout the hotel, you were met with an overpowering wave of air freshener. My disabled wife has asthma and she struggles to breathe, so with the air freshener it was just so overpowering, the bed was very damp as well. We spoke to a few managers trying to get some sort of a resolution, all they offered was to change rooms. In the end we were left with no choice but to leave. As the air freshener was just too much and my wife was having asthma attacks trouble breathing.

We Used to love comeing to this hotel. Very sad and upset. Hotel absolutely stinks ???? All over the hotel air fresheners going off all the time the smell is hurting my eyes and throat ???? In my room thay have sprayed air freshener and it's very bad iv had to put the air conditioner on 16 it's absolutely freezing we so cold 🥶 😫 😑 don't get me wrong the staff have been amazing but never again it's my anniversary tomorrow I do not wont to stay another night ??? My room allso smells of damp and musty. I won't to go but might not get our money back miserable is not the word !!!!!!!! Red flag is why do thay have to ues air freshener in the first place !!!!! I no why it's damp and stinks. Am sorry iv had to do this review but some people could be allergic to this ? The outcome would be thay refund us . And go somewhere else

First time staying here and what an impressive experience - from arriving with the warm welcome, the quality of the room and the kind gesture with the Christmas card - How very special! James, the chap who greeted us, and the nice lady who gave our little baby girl the teddy bear, genuinely made this experience special for our family. It was really nice to have some friendly chat about our love of the same football team also - James is an avid fan and shared his experiences visiting our city. Thanks for making this stay very special guys. Highly recommend!

The whole team is fantastic- doing their best to make your stay comfortable. They are kind, efficient, fast and helpful. Rooms are neat and clean. Right now we are staying at the hotel until Friday. The breakfast was really good, but I'm surprised that there isn't even a channel on TV in Spanish, one would do, with the number of Spanish-speaking people, on the other hand, room service has made the beds, as if the They would have stretched and that's it, I think that for the price, the detail of the maids should be more detailed and careful.

We had the opportunity to stay in bed and breakfast for 3 days between 12-14 November. In general, we were satisfied. I can recommend it because it is in a central location, the rooms are clean and it is suitable for families.

Convieniently located close to Waverley Station. Quick and efficient check-in. Very clean and modern room which appears to have been recently updated. Light and airey room with digital thermostat and very large smart TV. Comfortable bed with modern furnishings. Can't think of anything negative.

Great location, nice room and good value for money compared to others in surrounding areas. My partner did accumulate a few small bites in the night from the bed (possibly bugs) and construction work outside was a nice wake up call but none the less the hotel was nice so I’d stay here again. On another day neither of the 2 negatives might occur.

The place is clean and the view of the room was very beautiful. Upon arrival we received a nice gift from the hotel. In general, the staff are friendly, helpful and very polite. Anything we ask for in the room is quickly met.

Overall acceptable hotel but needs to be renovated and cleaned. Strong smell of sewage coming from the bathroom especially in the evening hours, we reported the problem to the reception and they replied that they would send the maintenance man (we don't know what to do because it is an obvious sewerage problem), in fact nothing was resolved. Dirty shared bathrooms in the hall. Work in the building next door was very noisy and not reported at the time of booking. I won't go back

Good service in general. Very good breakfast. As in all of Scotland, everyone is very friendly. How to constructive criticism improve the bedding, pillows included and replacement of items offered. One detail that stands out, they leave coffee and water every day.

Very friendly reception, quick check-in At night! Room 306 on the third floor was very well equipped. Including kettle, Nespresso with capsule, teas, instant coffee, biscuits. We had a 3 bed room because my daughter needed the larger bed because she tosses and turns in her sleep. I had the single bed. The double bed was a maximum of 140cm wide, not 160cm or 180cm like ours. So not a classic double bed. But very comfortable mattresses, very high like box spring beds. The bathroom was equipped with everything you need, clean and with accessories and hand/bath towels. Only the view from the window was THE difference compared to the upgrade to the better room. A view of a narrow alley on the opposite side of the hotel with huge scaffolding on the facade in front. But there was no construction noise to be heard. It wasn't that great, but we had the curtain down anyway and we were on a sightseeing tour almost all day. For us the room was functional. The room was cleaned every day, towels changed and the beds made. We were only there for 3 days. We booked without food. We only had breakfast on the day of departure. Very friendly receptionist in the breakfast room! She showed us the place Great buffet, everything there! Also pancakes and croissants and muffins. Hearty like sausages, vegetables, egg dishes and much more! Coffee to let yourself down. Different types of milk to choose from. Only the employee at the buffet was upset because I wanted a soft 5-minute egg. You could see it in the look on his face. He didn't know anything like that, because my egg came cooked, but was brought to the plate in pieces, almost crushed. With peppercorns on it, that really bothered me! The lobby was beautifully designed and the reception staff were very friendly and helpful! On the day of departure we were even allowed to have our pastries between camps in a separate room next to reception. We'll probably come back next year! Absolutely recommended for this price-performance ratio!

I recently booked a three-night stay at Leonardo Royal Hotel Edinburgh. Unfortunately, on the very first morning, due to ongoing construction work, the hotel's fire alarm was triggered by dust particles irritating the smoke detectors. This resulted in a full evacuation of the premises and the attendance of the fire department. Given the ongoing construction and the risk of similar incidents recurring, especially considering that we had elderly guests with respiratory conditions with us, we requested a refund for the remaining two nights. However, the hotel's response was extremely disappointing and unprofessional, as evidenced by the attached photos. Despite paying a total of £1025 for the two nights, we were only refunded a measly £60. This lack of understanding and empathy was truly disheartening. I cannot recommend this hotel to anyone. It is clear that their customer service and concern for guests' well-being are severely lacking, especially during times of crisis. The true character of a business is revealed not during smooth sailing, but when things go wrong.

As long as you get a room on any floor other than three, the entire floor's corridor and the bedroom we were given smelt musty and mouldy. They then gave us an alternative room which was great, and musty and mould free.

I loved the stay here, I spent 3 nights at this amazing hotel with it perfect location, surrounded by all the tourists spots with 5 minutes walk. The housekeeping stuff were amazing, everyday they make up the room and provide a glass of water and a welcoming butter shortbread 🤩. the check in process wasn't okay, they were delay to handle me the room, i have arrived at 2:20 and checked in at 3:30. Overall 9/10 highly recommended 🤩

Rooms are a bit tight for three people. Windows cannot be opened, but the ventilation runs continuously and continuously. OK for 2 nights, but the price is due to the proximity to the "Royal Mile". The construction site right next to the hotel was at least quiet on the weekend. The service was extremely friendly and helpful.

The hotel is beautiful, beautiful, beautiful, and the insulation in the room is very excellent Room cleanliness, design, everything is 10 out of 10 The city is not suitable for cars, and there are parking lots very close to the hotel, and they give you a 20% hotel discount on it today, approximately 18 pounds after the discount. The hotel's location is close to everything, so you never need a car

Cosy hotel that is very near the main train station and all the famous tourist spots.

They had people drilling and working right next to our room from early morning. The hotel didn't seem that busy so with a little forethought they could possibly have offered us another room. If not they could have at least warned us. Happy to take our money and fill a room but our experience obviously wasn't much of a priority.

I recommend to Book with no hesitation as their Service and Rooms and view is great. The people are kind and helpful. Special Thanks to the Night Manager Mr Soufian and Mr Jhonnes for trying to provide all information and helped whole heartedly once we asked regarding any inquiry. Fantastic location, for those who want to be close to the train and bus to the Royal mile, (2 min) and all tourist attractions. Have stayed there several times. Unfortunately, we did not receive any information at the time of booking that an expansion of the hotel was underway directly adjacent to our room. Had we known, we would have chosen something else.

We very much liked this hotel. Stayed for two nights. Our rooms were very clean, modern, and quiet. Location is within easy walking distance of the Royal Mile and many restaurants. They have a full service restaurant and bar which was comfortable.

Good 4* hotel in a central location. Room big enough. Good breakfast can be booked additionally. There is a £3 discount per person if you book in advance at reception. Acceptable price for Edinburgh. Recommended.

While the first room that was offered to us had a really nasty smell the hotel staff couldn't do enough to remedy it and we were given a better room and a bottle of wine for the inconvenience. Also on returning it was our wedding anniversary and the concierge had arranged a lovely card and another bottle of wine was waiting for us on arrival in our room. The rooms were very clean and look like they had recently been renovated. The staff were very pleasant and the buffet breakfast was delicious. A very convenient location

A Night to Forget I recently stayed and it was the worst hotel experience I've ever had. The room was a complete dump. There were stains on the carpet, the sheets were dirty, and the bathroom was disgusting. The shower had mold, the toilet didn't flush properly, and there was hair everywhere. The bed was so uncomfortable that I hardly slept at all. The mattress was lumpy, the pillows were flat, and the sheets were scratchy. I woke up with a sore back and neck every morning. To top it off, the air conditioning didn't work. The room was unbearably hot, and the windows couldn't be opened because of the noise from the street. I tried to sleep with a fan, but it was useless. The staff was rude and unhelpful. When I complained about the room, they just shrugged their shoulders and said there was nothing they could do. I asked for a different room, but they told me they were all booked. I would never stay at this hotel again and I would not recommend it to anyone. It was a complete waste of money and I'm still recovering from the awful experience.

This is a very good hotel! It's not too expensive and it's very close to the city centre. The only slight downside is that their morning buffet is very sparse, and the bathroom was a little dusty. However, their lunch and dinner was excellent. I especially loved the free juice and water. The staff was also very kind.

Based on other reviews, we reserved 3 nights at this hotel. We paid nearly $400(US) per night. The room was tiny. Other than a bed & a single chair, there was no place to sit. The bathroom could not comfortably accommodate two people at once. Other folks reviewing this hotel mention how convenient the location is..this is true, but they fail to mention that in order to get to the Royal Mile, you must navigate an alleyway that is populated by homeless people. The “view” from our room was of scaffolding. We were awakened early in the morning by workmen & we had to keep our curtains closed when we were in the room due to the construction & not necessarily wanting folks looking in. Overall, this facility was extremely overpriced for the experience. I would not stay here again & I would not recommend it to others

We had an incredible experience at the hotel. It is perfectly located near the city's main attractions. Our room was spacious, with a beautiful, modern, and cozy interior design. We were given a room facing Carlton Hill, which offered a peaceful and calming view, especially in the evenings. During our four-day stay, the room was cleaned daily to a high standard. The breakfast was also very good, adding to the overall pleasant experience. The breakfast hostess, Kym, was exceptional—she was warm, friendly, and provided memorable hospitality. My 7-year-old son thoroughly enjoyed our stay.

The hotel reside on Jeffrey street, right in front of Waverley railway station. Easy access to the Royal Mile and all tourists attraction. The hotel room is equipped with all travelers need ie bathroom essentials, hair dryer, ironing, coffee/tea and hot water. The tv area has no light and it feels a bit dark. The carpet is rather dusty. Other than that, the hotel is lovely with Scottish pillow design. We requested for a simple anniversary deco and the hotel team prepared card and Scottish chocolate for us. It was a beautiful gesture. I would like to also thank Kim from the breakfast restaurant for her warm welcome every morning. I would recommend the hotel for a traveler who wants a good and comfortable stay in Edinburgh

Kym the hostess for breakfast truly gave us the best customer service we’ve ever had. She was absolutely lovely. A male member of staff on reception however was very short with myself on one occasion. Construction noises started up at 8 am, but I’m not sure if it’s connected with the hotel or not.

bed not adequate, density little more than one and a half square.. I'm not saying a king size but there must be at least a queen size. There is no lack of space in the room.. a small armchair is also missing

Very convenient location - near train station, royal mile, old and new town. There were some friendly and helpful staff but there were some bad ones too. Breakfast was complete and good. The bed is firm but only 140cm wide - smaller than what I expected from a 4-star hotel. Our view (room 301) should have been the construction, but the windows were too dirty to see out of. Aside from a moment when a worker was standing 1 meter from me outside the window, we did not experience much trouble since they were not working in the weekend. The room is small (14 sq. meters instead of the advertized 20 sq. m). There was often a nasty sewage smell in the bathroom. After informing the staff, they solved the problem promptly with a strong almond fragrance. We kept the windows open so we could breathe fresh air. Replies to reviews are canned answers.

The location is good. After all it is the only advantage of this hotel… If you cannot bear the noise coming from the street and railways, DO NOT come. The soundproof of the window is terrible. The price and the room quality doesn’t match at all! The breakfast tastes not good and very simple.

The room was big enough for us. Unfortunately, when we asked, we couldn't get two single duvets for the king-size bed. Breakfast was great. The path to the hotel was a bit bumpy due to the broken streets.

The hotel was very good for the price. I stay at tripple room, it was spacious, has cookies, coffee machine. The interier was new and comfortable. The location was super convinient, it was both close to the train station and if you go to the back side up the stairs, you can get to Royal Mile in 5mins.

Nice hotel just off the Royal Mile! Only downside is the train station and no parking for oversized vans. Breakfast and bar service was always nice and accommodating.

Pros: 5* Good location. Nice breakfast. Friendly staff. 4* because they couldn’t change my room to get away from construction works. Cons: 3* for construction going on at the back of the hotel which was pretty loud but if you are out exploring it wont affect you too much.
