Staff are very friendly and helpful. Nothing is too much trouble. I had a pot of tea and had three cups and there was still loads left in the pot. Cakes are scrumptious and the food is fresh and lovely presentation.

Whilst visiting Arundel we called into Cockburns tea rooms for coffee loverly surroundings set out in the old style traditional tea room the coffee was exceptional one of the best blends I have tasted for a while excellent service. Well worth visiting.

We were travelling from Bournemouth to Dover and decided to stop in Arundel for morning tea. The cakes in the front window caught our eye and we weren’t disappointed. We had flat white coffees, a large latte and an English Breakfast tea, to go with our Coffee and Walnut cake, the Elderflower & Lemon cake and two serves of scones. The drinks and cakes were brilliant. We would have liked to stay for lunch too!

Afternoon tea on Arundel’s High St at Cockburn’s will be a cherished memory when my daughter and I return home. The efficient friendly service, cozy and cute setting, and tasty offerings provided a delightful hour’s repast that helped to reset us to Calm English Countryside Mode. We chose cream tea with plain and fruit scones and added a slice of Victoria sponge as a treat. Our tea selections were Assam and the rose flavored one which really knocked our socks off. It was not at all overpowering, just perfectly perfumed with rose aroma. You can buy tea to take home if you’d like. If I’m ever lucky enough to be back in the area, I will definitely stop by for another pot at Cockburn’s Tea Rooms.

On a previous visit, enjoyed some really delicious cake. Unfortunately on this occasion, the cake wasn’t worth the price. We also ordered our cake to takeaway and on returning home found that we’d been given the wrong cake.

Second time here for afternoon tea The atmosphere is great it’s such a unique quirky tea room! The staff are very attentive and helpful! The afternoon tea was lovely with plenty of food. There were a lot of different teas or hot drinks to choose from that were included. Lovely experience and I’m sure we will be back again! If you’re after a bite to eat that’s not afternoon tea they do also have a lunch menu or homemade cakes which look divine as soon as you walk in!

Been here many times over the years for coffee/cake/lunch, but this time it was for the full cream tea (which needs to be booked in advance). The whole experience was outstanding, the cream tea- whilst easily a meal for two-was not overwhelming and we very much enjoyed it. The service from the delightful waitresses was warm and friendly. Highly recommended for a quick drop in or for a more special occasion. It is a lot bigger than it seems from the outside!

This tiny tea rooms is a TARDIS! Seating spread over 3 floors gives masses of relaxed room for a leisurely "tea + cake" Carrot cake was beautifully made, creamy butter icing and lovely moist cake. Generous pot of tea for two (at least 2 cups each). All for a very reasonable price in Arundel. PS. They are very dog friendly too!

Lovely traditional tea room with china cups tea pots and lose tea. Wonderful array of pictures on the walls making a lovely atmosphere . Staff helpful friendly and accommodating. Chairs comfortable. They offer a wide range of cakes catering for a wide range of dietary needs. Toilets um could really do with a makeover . They are something you would expect in a roadside cafe. While they are functional, they lack the attention the tea room has. Still it is worth a visit to enjoy all it has to offer

Charming English tea room with traditional fare for any time of day. My sister had a cream tea for breakfast and I had the bacon bap.. crammed with bacon and the bap itself was fresh and delicious. The amount of clotted cream was a little modest for the price and only one scone, but the service and atmosphere was faultless. We would return.

Came with a friend for tea and cake. We usually go to another coffee shop in Arundel when we meet up but thought we’d try this as a change. Awful sour women working here who just grunt at you. We ordered tea and two pieces of the same cake. Mine was a good size but my friend’s was tiny. At nearly £5 for a slice we thought that very poor. We won’t come here again. Not great all round.

Visited for Afternoon Tea for friend's birthday. Booked a lovely table upstairs by the window, very comfortable seats. Service was excellent, the sandwiches fresh and moist, scones lovely with clotted cream and jam. Choice of cakes amazing. Only slight criticisms would be that I thought "finger sandwiches" would be cut into small rectangular shape instead of in triangle shape and we didn't seem to have any cress with the egg mayo. However, they tasted lovely and nice granary bread. The jam was quite runny too. Staff were happy to provide boxes for our cake as we were too full to eat it at the time.

What a lovely place this is! After being let down by another restaurant I hurriedly Booked afternoon tea here for my friends birthday ! Well it was obviously meant to be! It was absolutely perfect. We didn’t have to wait ! We weren’t rushed at all! Excellent food and amazing price! Nothing was too much trouble. Gave us Extra hot water for the tea pot! They even brought out a slice of cake with a candle in it for my friend! Tasty food ! I’m coeliac and vegetarian and didn’t miss out on anything , Sandwiches scones and cakes all gluten free/vegetarian . Thankyou for making my friends birthday 🎂

Absolutely incredible little Gem in Arundel, me and my friend came here for a lunch, pot of tea and Cake and were so blown away by how nice it was, the food was stunning, fresh, tasted amazing, the service was faultless from the staff! We will have to return again soon, highly recommend to anyone that wants a slice of English cream tea tradition in a beautiful and characterful setting.

Great choice of teas and cakes. However the waitress had half of our order wrong and we had to double check everything again one by one. Service was quite long as well but I guess it is because the place is always busy and very popular. I will keep going as it is one of the only tea rooms in Arundel and the vibe is great, prices are good as well

This restaurant was recommended by the people we were staying with. We were offered a table promptly and our Lunch order was taken quickly. Our teas arrived. The waitress plonked the cups and teapot down. No greeting, no offer to pour, she didn't even set out the cups and saucers, they remained stacked; that was a job for the customer. So far so average. But after a wait of 25 minutes and no food, no one offering any help, explanation or even acknowledging our wait , I had enough. I paid for our teas and left. Lunch was ruined. Service here is non-existent and staff training a myth. Very disappointing.

In a picturesque little town over saturated with tea rooms we didn’t have overly high expectations as we walked in but Cockburn’s Tea rooms in Arundel is definitely a cut above the rest! Old fashioned and quaint in settings with all the old world charm of an era gone by but the service is far from outdated! The staff were exceptionally service minded and warm and nothing was too much trouble for our lovely waitress. The food (my wife and I both had afternoon tea, one traditional and one with cheese) was absolutely delicious. High quality produce, beautifully served and every morsel was extremely tasty. Been many times. Always very enjoyable. Service can be quite slow on times but it's always friendly. Portion sizes are very Good and food quality / taste is great. It can get very busy (to a point where there are no seats) so either book or go outside of key hours (EG lunch time). It's all very quintessentially English - the decor, the menu, the vibe - all very fitting for what's a quintessentially English town with its looming castle and antique shops. I always imagine this place is exactly what the Americans picture when thinking about England. Prices are a little on the higher side but I think they're justified.

Cockburns looks tiny from outside but is surprisingly spacious inside although has a cosy and peaceful atmosphere. Always an amazing selection of excellent homemade cakes and cream teas are great. Today we had lunch. Sandwiches fresh and generously filled. Delicious jacket potato, properly oven cooked not massacred in a microwave as is so often the case these days, and the Coronation Chicken filling is tasty and plentiful. Tea of course comes in bone china cups with good quality tea leaves and your own tea strainer. Best place for lunch or tea in Arundel and I would bet their breakfasts are just as good. Staff are very nice too.

We had high hopes for this tearoom but unfortunately it fell short in most areas. Our table was wobbly, chairs not particularly comfortable, our tabke was sticky, not wiped clean properly. My cake was very dense, felt like it wasn't baked properly, pear-almond sultana cake. Teapots are lovely and flowery, cappuccino was tasty. My Mum's coffee and walnut cake was nice. Toilets are run down, cheap lino, it could be such a lovely cafè...

My friends booked an afternoon tea for my birthday which we had today 13th April. Although they were very busy we were given a lovely warm welcome and throughout our tea we were looked after wonderfully. We had a lovely glass of fizz as well as tea/coffee. They accommodated my fussy request for plain sandwiches and warmed our scones through when we were ready to eat them. A lovely afternoon was had and I can’t fault this lovely tea rooms.

I can honestly say at my advanced age, that I have consumed the very best rarebit of my life. The Sussex rarebit was absolutely delicious, bursting with flavour, generously assembled, beautifully presented with a very substantial salad - in short, excellent. I’d come to Arundel for the Sussex rarebit alone! Cockburn’s Tea Room is a delightful, traditional establishment , with a very good menu and it draws its customers in by the tempting sight of impressively indulgent-looking Bruce Bogtrottery cakes in the window. The tea room has two floors and is a lot more extensive than is evident from outside. Service is friendly, efficient and brisk. It’s a really great place.

Stopped in Arundel for a break from travelling and received a warm welcome and comfy chairs to relax in. Tea room very clean, good service and a varied menu. Settled on a sandwich and cake with a large pot of tea, all delicious and tastefully served.Portions generous and we were able to relax and enjoy our snacks at a leisurely pace. Pleasantly impressed with this lovely tearoom. We checked out 3 others before deciding to have lunch here. We both had jacket potato with tuna mayo and coronation chicken which came with plenty of salad. The vegan raspberry and chocolate cake was moist and delicious. There was a great selection of yummy looking cakes including gluten free and vegan options which was great to see. I would love to see if they could bake vegetable based cakes like courgette or beetroot. Heard they bake them freshly on the premises. The loose tea served in cute English teapots and china cups was a lovely way to drink tea. Highly recommended and looking forward to returning and trying the other cakes.

Visited this lovely little tea rooms twice during our weekend stay in Arundel. It’s hard to get a gluten free nice cake and sandwich but this place exceeds expectations and offered a good selection of Gf cakes, sandwiches and scone ALL handmade by the owner and her son. Iv been to many different places for gf afternoon tea and this place was better tasting cake and scones than the top hotels such as the Ritz in London. Please take your time to try this place out to eat, it’s very reasonable in price good portions and delicious.

Lovely tea rooms. We had the set afternoon tea prebooked upstairs. Lovely building with character and suitably furnished. Service was very good. Set afternoon tea was good but I wish I'd had the cakes on show as the ones with afternoon tea were not what I like. Choice of scone type would have been nice. I must point out the place needs a good dust and clean. Was dusty walls, cobwebs and dust on beams looks like it hasn't been cleaned for a while. Windows were dirty. Damp wall could be cleaned where staining is coming through and running down wall.

We only live 10 minutes from Arundel and we used to come here for tea and cake every 2-3 weeks. The choice of cakes is by far the best in Arundel and the lemon meringue pie simply can’t be beaten anywhere.With loose tea leaves and huge teapot even for 1 person its a bonus. But the prices have crept up ( inevitable I suppose ) so we have to space our visits out more. My only criticism is that the carpet on the stairs badly needs replacing and all the fabric upholstery needs cleaning or, if that doesn’t work, replacing.

Not a very good experience. We sat downstairs which was a slightly grotty corridor. There is an upstairs section which we did not see, so it may be better. The Americano coffee was very poor - weak and little more than flavoured dishwater. They did appear to have a good selection of cakes although we did not sample any.

The guys there are lovely, nothing was too much trouble and at the end even bought me a big slice of something gorgeous with a candle in! The settings were nice however the food wasn’t a great standard. There was no welcome or ask for any requests so the afternoon tea just arrived. we received fish that no one eats. The cakes were so cold they were still semi frozen. Scones were very hard like rock cakes. Apparently you have to request to have them warmed before you eat but we were not informed. Overall not the best afternoon tea experience we have had. Wont return.

A lovely little teashop where I could actually get a pot of tea with a China cup and saucer . Homemade scones served with jam and cream went very well alongside it. I didn't have my pup with me but was pleasantly surprised that they also welcome four legged friends too. The decor is perfect for this setting and provides an excellent tranquil feeling. The staff were efficient and friendly. Thoroughly enjoyed my visit and will definitely return if I'm nearby in the future.

If you visit Arundel a visit to Cockburns Tea rooms is a must, to experience a true English afternoon tea. The choice of teas and freshly home baked cakes is impressive. The Sussex Rarebit is excellent. A wonderful selection of cakes available. Loved the Victoria sponge with real cream. A busy place but the staff are very efficient and really nice. Our little dog was made very welcome. This lovely venue is well worth a visit. We will definitely be back. Thanks for the wonderful lunch and warm hospitality.

Wonderful old tearoom. Real china cups and saucers. The afternoon tea was to die for. They were very accommodating when I was finding it hard to book so do message. Think the booking system needs rethinking. You have to book for afternoon tea but other things you can drop in for. Always pretty busy though

Real nice cozy place with friendly and attentive staff. Superb collection of cakes. We just so happened to get talking to the owner's husband who happened to be sitting nearby with his cute dog (who nobody passing could resist stroking) and ended up having a great conversation with him throughout our meal...he was a real top bloke ! A nice end to our day in Arundel.

Great little tea place with plenty of seating inside! The decor is a little outdated but the sussex cream tea and the cheese tea we tried were yummy! the best we had in years! Definetely going back! Staff were so lovely and it is also dog friendly!

Beautifully kept pub with a fabulous chef! Hubby and I were passing through on a road trip, googled local places to eat and chose to try this one. Was a pleasant atmosphere, plenty of choices on the menu, friendly staff, dog friendly with clean toilets. Hubby chose hunters chicken and said it was the best he'd eaten. I had the vegan curry which was absolutely delicious. Ask for the separate vegetarian/vegan menu there's lots to choose from. Really pleased with our meal and will definitely return when in the area.

We went with a couple of friends. We have not been to Butlers for some time. Was always good value for money, now a step up has been made. We went for lunch on Saturday and all ate very well. Compliments to the kitchen. Front of house service was seamless and professional, a great reflection of the management.

Really lovely spot with super friendly staff. Great coffee. Perfect accompaniment to a chilled round of golf on the superbly maintained putting green. Highly recommended!
