We visited as a family for 8 (6 adults, 2 little ones) and we're catered for perfectly. All of us enjoyed our food and the selection was great! Even the 3 and 6 year old in our group were happy! Thank you for delicious food, a lovely setting and delightful service, making little adjustments to keep our little ones happy!

We stopped at this amazing little tea room for lunch we were greeted with a smile a table was found quickly as we hadn’t actually booked the food was delicious I have to say the homemade sausage roll was amazing when we left we was taking to the owner about the restoration of the house after the fire even though he was very busy it was nice he took 5 minutes to explain about the repairs and also about the history of the building Thankyou

We stopped here for coffee after a long drive on the way to the beach. We were made very welcome by the staff. It was a sunny day so we enjoyed sitting outside. The service was excellent and I am sure we will return next time we are down this way,

We recently attended a private event with a relative who uses a wheelchair. While we were reassured that the venue was accessible, I now realize I should have reached out in advance to clarify the specific needs of our family member. Fortunately, the weather was beautiful, and we were able to sit outdoors, as the indoor space was far too cramped for a wheelchair, and there were steps we couldn't manage. The gravel parking also posed significant challenges in manoeuvering the wheelchair, and, unfortunately, the staff offered little assistance. On a positive note, the food was good, and the garden was lovely. While we’ve had good experiences at this venue in the past, I would caution wheelchair users to only visit on days when outdoor seating is possible or call ahead. Also, to have someone strong to help navigate the gravel. Sadly, we were unable to use the disabled facilities due to the difficulties of getting the wheelchair inside. Some ramps would have made a world of difference and greatly improved our experience.

I was disappointed Had the cheese toastie and tomato soup The soup was thin and bland, the toastie was made with bog standard sliced bread , no oozing cheese.. I actually opened it up to check there was cheese in there. Venue was lovely but food felt very dated unfortunately

Visited here for a special occasion. Lovely thatched building and garden next to main road to beach so noisy outside where we sat. Cream tea was ok but chocolates on top melted in the sun before we could eat them, mentioned to several waitress but no offer of replacement. Standard two servings of tea or coffee. We visited end of season and felt staff ticked the box. Would we visit again, probably not.

We've just had a fantastic afternoon tea for 5 people, which we pre-booked. There was a great selection of freshly prepared sandwiches, homemade scones with clotted cream and jam, homemade sausage rolls and mini quiches and a variety of cakes. We had prosecco, orange juice, tea and coffee. The service was second to none and we sat in the very beautiful English cottage garden. We will definitely visit again. Highly recommend.

I visited your wonderful teas rooms today to celebrate my sisters birthday it was such a very perfect afternoon we were greeted & seated & made to feel very welcome then our orders for drinks were taken by such a lovely lady called Sam who was so nice & had such a beautiful smile. Very quickly our drinks were brought & then our amazing tea was brought out it was beautiful & very delicious. The staff were so nice very friendly & so attentive it was a perfect afternoon thank you so very much please pass our thanks to Sam & the very nice young man who looked after us so very well. Had such a lovely afternoon tea with my mum! Great service and such a cute tea room and gardens. They were so accommodating of our dietary requirements - I have a nut allergy and my mum is gluten free They prepared a nut free plate for me and gluten free for my mum - it’s been years since she’s had a sandwich as she’s not a fan of gluten free bread, but she loved it! And she was so impressed by the gluten free scones. Can’t recommend enough, everything was freshly made and delicious.

I am surprised this place isn't more popular! Beautiful garden and tea rooms, delicious scones and the friendliest owners and servers. We had a nice chat with them about their garden, and they were extremely hospitable towards my young child, elderly parents and nervous dog. I'd highly recommend!

Fantastic Afternoon Tea. We had a family get-together Afternoon Tea for around 21 of us. We hired the whole property and it was absolutely wonderful. Joanne and her team provided us with an amazing afternoon tea, the weather was fantastic and we are hoping to return again next year ! Our ages ranged from 2 years up to 90 years. Thank you again for making our get together such a wonderful experience.

A regular venue for us on a Sunday afternoon all year round, summer in the well kept garden and other times of the year inside in the warm tea room, when the weather allows us to get there. The owners and the staff are always welcoming and delightful, the service is excellent and the food they produce is always the same - excellent.

Booked lunch for two Arrived on time ordered food & drinks within 10 mins of arriving when told there would be a little wait for the food because it is a busy time One hour & fifteen minutes later still waiting & no apology or a offering of a drink for the wait Food did arrive with an apology for the long wait & they would take the cost of the drinks off the bill ok but they should have just kept us informed & maybe offered another coffee during the wait or get more staff during busy hours The lunch was only cheese on toast & jacket potato & sorry that was only average

I am so lucky to live locally to this beautiful Tea room. I've visited twice in the past couple of weeks. Once for breakfast (highly recommend) and once for a cuppa and dessert (yummy). They are so friendly in the tea rooms and nothing is too much trouble. Absolutely gorgeous gardens when the weather is nice or the beautiful decor inside of this thatched property. Lovely range of teas, so I'll be back ❤️

We visited here with friends from NZ on Saturday and were greeted by a lovely lady. The staff were super friendly and helpful. The menu was full of treats and don’t forget the cake specials board. We opted for the cream tea, and the scones were so lovely, as was the clotted cream and jam. My wife had a sandwich and looked lovely too. A really nice little tea room and well worth the Visit

We were so impressed with the service, attitude and smiles from all the staff…lovely place to bring friends or special occasions too! We had just walked out of a tea room in East Whittering as the staff were so miserable and unfriendly… we drove up the road and found this beauty! Lovely grounds, very clean and well kept.. you can tell the owners/staff really have pride and passion for what they do! We all had cream tea which was lovely. Well done girls… your doing a great job x many thanks.. we will be visiting again soon❤️

Feedback is important! Came here for a baby shower and afternoon tea. £15 per person. Beautiful thatched house, but a real shame about the service and food. Left very disappointed. Just because someone has an allergy to fish and another person asked for no mustard, we were told we had to move out of our seat and sit on a separate "allergy" table for 2 people like we were children and couldn't be trusted. Luckily the person I shared my food with was a Friend or that could of been very awkward. I've never been to an afternoon tea where you don't have 2 of each item to try. We were given plain cheese and plain ham (VERY DRY) while everyone else had coronation chicken amd egg with their selection. When asked why we didn't have this, she said because you wanted no mustard, I said well I could of had one, I just can't have fish, so the lady went around the other tables trying to pinch a coronation chicken off their plate. Highly embarrassing and quite Frankly, unprofessional. No-one gave up their sandwich and I don't blame them. When asked if we would like a top up of tea, we got some plain boiling water, not even another tea bag, very pointless and the tea was too weak and undrinkable with just adding water. The staff really struggled to crack a smile and made us feel very unwanted and unwelcomed. First time I've ever come away from afternoon tea hungry! I hope this feedback helps and improves your business.

I have wanted to try this tea room for a long time - it has lots of good reviews, and often comes up as one of the best tea rooms in West Sussex on various websites. I cannot fault the setting - it is a lovely thatched building, with very pretty and immaculate gardens, beautifully kept. For these aspects I would rate it to be excellent. However, as far as the food and general service goes, it is poor. We arrived on a Sunday at lunch time. It was surprisingly quiet, with perhaps 6 people sitting inside. We sat outside as it was a beautiful day, and were the only ones outside enjoying the gardens. I ordered Welsh Rarebit (which was £8.35 plus an additional £1 for sweet pickle). It is by far the worst rarebit I have ever had - please see my photo; the layer of cheese topping was so thin, that you could see the bread in places. The bread was soggy. The cheese topping was congealing. There was no sign of the sweet pickle I had paid extra for. It was horrid, and difficult to eat. I managed to eat less than half of it, and that was only because I was very hungry. The small side salad with dressing was the best thing on the plate. I had wanted to try one of their cakes, but this meal put me off spending any more money. My partner had a cream tea - the scone was average, but the strawberry jam was poor supermarket quality. His earl grey tea was weak and lacked flavour. I enjoyed my diet coke the most! Once the waitress had given us our food, we didn't see any members of staff in the garden again. They did not even ask when we went to pay inside if we had enjoyed our food. The bill was just under £20. It was definitely not worth the long drive to the tea room, but we had a lovely walk on the coast. We will not be returning.

Family treat, taking elderly mum just out of hospital. Travelled especially from Lee on solent. Food was just OK as was service. Quiche was nice, toasted sandwich was very lacking in cheese and quite dissapointing. And it's a shame they couldn't accommodate my Mums request to have a child size portion. Mum has difficulty eating when faced with a big portion. We even said we would pay full amount for just a half jacket potatoes. The lady did offer us a box though to take half eaten portion home but at that point it wasn't at all appetising.

Kitchen too small?? Went here this morning with 3 friends. One of our party wanted a bacon, lettuce and tomato sandwich. Only bacon sandwich is on the menu. We were told it is not possible to have a BLT because the kitchen is too small! What??! Too small for lettuce and tomato?? Really?😂 When our sausage sandwich arrived, the butter was served on the side so we all had to disassemble our sandwiches in order to put butter onto the bread. My sandwich was stone cold! I was so disappointed! It is not as if we asked for complicated food! Will not be rushing back at all! Not impressed in the least!!

We visited on the 22nd June.We hired the private dining room for lunch.It was a very warm day and the atmosphere in the dining room was cool.The staff were pleasant and very helpful.Light lunch was great as well. We ended the afternoon with a walk to the front and a paddle in the warm sea.A most memorable day.

We called here as we were passing and had noticed this place on a previous occasion. We sat outdoors in excellent weather, looking onto the garden. My wife chose the quiche lorraine and I chose the home-made sausage roll, with garnishes. It occurred to us both that all items of the meals were home-made, including the coleslaw. We were well looked-after by the staff, and would not hesitate to return.

Loved loved loved this place. It feels like a tiny piece of tranquility in Britain. I’ve been all over the world and these small gems are so few far between. My neighbour and I wanted a simple lunch and it was a fantastic find. We both had jacket potatoes with salad (1 prawn, 1 cheese) it was fresh, and nicely presented. Then the most gorgeous meringues with cream for dessert then coffee and tea. Superb value, the staff were a delight and such a lovely setting. We'll definitely be back very soon.

The selection was excellent and the dogs get special treats also. The only problem is it has a small parking space but it’s not the proprietor’s fault so don’t let this worry customers. We had a lovely warm welcome, I had booked for the wrong Friday, but we were informed that we could still have the Gluten Free Afternoon Tea if we could wait. The gardens are really pretty and the staff are friendly and warm. Mum was delighted with the Gluten free option, she doesn’t often have sweet treats. The service was perfect, we hardly waited any time at all and the food was fresh and homemade and presented beautifully. We will definitely be returning for lunch and breakfast very soon. My wife and I found this thatched cottage tea room by accident when looking for a coffee house. The staff are very friendly and there is a lovely garden where you can enjoy a meal or a hot drink. I would recommend this place.

We enjoyed a lovely lunch and coffee today after taking our dogs for a walk. It is such a wonderful place and there is plenty of choice on the menu, plus additional produce and gifts to purchase. So, well done to the staff and attendees who work there. It made us smile to see the centre attendees so happy 😊

We had not long arrived in East Wittering for a weekend away with the family and were looking for a bite to eat before checking into our accommodation. We came across The Boulevard whilst exploring the town and having a stroll down to the sea. We enjoyed a delicious lunch, all so fresh and arrived quickly. The restaurant was clean and well maintained. The staff were superb and we were very well looked after by Kate and Ollie. We will be back for sure! Thank you!
