Great hotel, lovely warm reception, cosy rooms, car parking , great location and fab breakfast

Stayed for one night. Excellent full English included in a very reasonable price plus ample secure parking only 5 mins walk from lovely town.

A last minute booking en-route from Portsmouth … what a delightful hotel! The room and facilities were perfect, and the breakfast selection was anazing! First class and friendly service with endless coffee refills! Thank you ☺️

Stayed in a room for 3 adults. Clean ,spacious, beautiful garden view. Only down side was uncomfortable pillows ! But it didn't matter so much. Breakfast was wonderful!

Great B&B with fantastic staff. Rooms are well equipped and free off the street parking is a massive bonus. Location is great, a short walk into town centre to the shops bars and restaurants. Victoria Park is around the corner and well worth a stroll around.

Excellent hotel - nice rooms with old uk vibes. It has a coffee machine and major things u are looking for. The staff are very courteous, especially on the breakfast table. Breakfast is excellent with lots and lots of options. The location is also nice with fabulous local flavour. Nice experience guaranteed. Only difficulty I faced was rooms were on the second floor and there are no lifts. If u have big luggage, message them in advance to make the rooms on ground floor. A well recommended place!!

Stayed for a night and would happily stay again. Very welcoming, polite and pleasant staff, spotless rooms, VERY comfy beds, a generous array of tea/coffee/biscuits in the room, soaps and shower gels in the ensuite too. The local high street (5 mins walk away) has some EXCELLENT restaurants on there too. The breakfast was spot on too. I opted for a full English, but they had a really good range to choose from. (Get the full English though!) Overall, a great stay. Thank you to the wonderful staff!

Highly recommend. Beautiful building and interior, plenty of parking front and back. Very welcoming and friendly team. Excellent breakfast with loads of options made fresh and constantly replenishing any toast or hot drinks. Room was warm, comfy, clean and nicely furnished. Good shower and plenty of tea coffee and hot chocolate. We would stay again. 10/10

Fantastic hotel and amazing customer service. The owners are extremely professional, friendly and so helpful. I made an absolute mess of my booking and the owner bent over backwards to help me out and I really appreciated it. The hotel is absolutely spotless and a great location for Leamington Spa and Warwick. Highly recommended. Thank you ✨✨

Just spent two nights here. With family. Excellent hotel comfortable beds, everything spotlessly clean. Breakfast superb. One of our party with special food needs. All catered for without any problems Staff friendly. A very warm inviting hotel. Can highly recommend. Mrs Wang, and her staff are the best.

Excellent independent B and B hotel in Leamington Spa. I stayed one night, Monday 11th March. Cosy and well appointed single room with ensuite which had a bath, (as well as shower), which for me was fab. Everything super- clean, lovely toiletries, including a shower cap and shoe cleaning sponge. All very thoughtful. Very good hotel parking, which is a huge plus in Leamington. Breakfast was delicious. I had scrambled eggs and smoked salmon, which was very generous and perfectly executed and set me up for the day. The staff I met during my stay were all really nice, cheerful, efficient and helpful. I was in the annex next door to the main hotel, but there's a lounge bit on ground floor which might be nice to sit in or let small ones play in if you have a child with you. Location is really good - easy to get to all the Leamington Spa attractions on foot and on a nice road leading to the Bowls greens and close to a decent pub called "Cricketers" which I think also does evening food. I would really like to find a reason to stop over here again soon. Highly recommend and thanks to the owners for establishing such a nice plays to stay.

A little gem of a B&B, booked relatively late only a few days before I had a rugby club dinner event close by. Rooms are clean and spacious, considering it was a single room. Great facilities in the room and tastefully decorated to a modern look. Breakfast in the morning, included in my room, was lovely and really quick service. I will stay here again on my future visits to Leamington Spa.

Stayed, twice and loved it. This time I had a large family room which seemed recently refurbished, it had a large TV, usb chargers in the power outlets, high ceiling and comfy bed, couldn't fault a thing. Service is always great. Free parking and a short walk to the city center. 10/10.
