As a regular visitor to the cafe, usually after parkrun, I had no hesitation in taking friends there during the marathon. One of the party has severe allergies and Ollie set about finding a solution, despite it being the busiest day of the year. Attention to detail, friendliness and care was second to none. No one went hungry! Thank you!

Been going here for over 20 years, since 2000, always been nice food and lovely staff, this time cold hard chips. Cold egg, rude snotty little man who chastised me for removing the vinegar from the sauce table publicly and very rudely, then kept staring at me as I ate. Is this place under new owners? £8.00 for egg and chips and only 1 egg. My son’s food was cold. Tea still good and usual nice view but do not eat here until they sort out their problems. Really pity as loved it here.

Always pop in here when we visit Brighton. Such a great traditional cafe with a great choice of hot and cold food. Perfect for sitting on a summers day and watching the world go by. Pleasant, friendly staff and always good service. Definitely recommend to others.

I adore this place, I am a frequent customer. During lockdown they were open with a takeaway service, and as someone who lives on my own, a friendly chat over a cup of tea a few times a week was more than just a cuppa...it helped keep me going! The staff are friendly and welcoming, and are increasingly very good at guessing my order! (I am creature of habit, I admit...) They do a lovely cuppa tea, and a splendid hot chocolate with delicious trimmings. I admit it would be hard to get squirty cream and marshmallows wrong, but they do do it very well indeed. A sausage and egg bap has been a saviour for me on many an occasion. It is always prepared to perfection and delivered with a smile. In addition, during these most peculiar times they are very covid-safe and that is to be commended. They also do a lovely sausage, egg and chips, which they kindly whack a side order of baked beans onto... it's a plate that never fails to make me smile. The outdoor seating area is clean, well organised, spacious and always a joy to sit in. It really is a privilege to have this place on my doorstep. I just wish that sausage and egg baps were calorie-free...

We've been coming to this place for much of the time we've lived in Brighton, so nearly 20 years. We've reviewed it positively before as they do a good simple lunch very well, at a good price and in a great setting outdoors. Far nicer than their rivals at the Meeting Place. But I'm prompted to review again due to their Covid regulations. They have clearly taken the guidelines seriously, maybe surprisingly so, considering how many local places are not adhering correctly. Clear entrance and exits, track and trace, sanitiser, well spaced tables, masks and visors on staff, bringing the food to your table, sanitising tables and chairs after use. Despite living close to the seafront we've largely avoided it over the last few months due to the crowds. So it was great to be back for a walk and enjoy a safe and comfortable lunch by the sea.

The cafe was not busy. There was no queue. Unusually 1-30 for a bank holiday Monday. We live very close by but this was our first visit - and last. It was a very simple order two Americano coffees with hot milk on the side, a bacon and egg sandwich on brown bread, a sausage and egg in white. We were asked to choose the bread, We were asked if re required sauces. I said a sachet of brown on the side on the sausage sandwich would be nice. We then paid - only to to be informed that, unlike every other place locally , they were NOT doing the government meal discount offer even on this, the last day. Almost £14 charged. Received two coffees and jug of COLD milk. Sausage and egg in white - slathered thickly in brown sauce. Bacon ONLY in brown - again slathered in brown sauce. I took back the latter but the look on the faces of the several idle staff said it all and I said don’t bother to change it. I ate it but we won’t go there again.

As soon as the ban on nonessential use of public transport was lifted I was able to hop on the train to Hove and walk down to The Lawns Cafe. The table numbers were reduced to cater for the social distancing requirements but every available one was taken by happy customers. After each visitor left the tables were cleaned ready for the next : all to the highest possible standard. Oli and his ream continue to work hard with care and attention to prove they are the best in town.

When we visit Hove we normally have a coffee here which is good. I had a vegetarian breakfast the other morning and my husband just eggs and sausages, mine was good but the egg was a bit hard which I personally don't mind but my husband likes his runny and his fried egg yolks were hard. It was still tasty and enjoyable.

10.00 and busy with cyclists and other peeps. Lovely staff , polite and friendly. We only had coffees and I had a bacon sandwich, thick tasty bacon and real butter and Heinz and hp sauce. I recommend this place, as disabled parking just up on main road, enough for 4 cars to park. I’ve been here a few times never disappoints. Added bonus can now bring my mum here, using her disabled badge

We popped in for a quick lunch and really weren’t disappointed . I had scampi and chips which went down a treat . Service was great and I loved the bingo caller calling out the numbers for the orders . A beautiful aspect just by the sea .

Always a good place to stop for a snack and a proper mug of tea. It appears to be a friendly family business with a mixture of ages working behind the servers - all extremely friendly and cannot fault the service. My only criticism would be the young girls need to tie their hair back and stop pushing it behind their ears when they are working in close proximity to food and drink.That being said - generally excellent; great value for money and brilliantly friendly.

I only wanted two drinks, the assistant asked me three time as she could not remember my order. Then when I did get my drinks they were still wrong. When I pointed this out and asked for the correct drink she made me feel crap like it was my fault. I completely get that every one is human and have an off day, all she had to say was sorry and that her mind was not on the job, I would have understood.

The location is excellent, but honestly this place could do a lot more better. Taking advantage of the location and the lovely view of the sea is just not enough. Average food, rather bring my own tra or coffee.... no fantasy at all....perhaps it is good enough for the owner.. it is a shame really.

Usually go for the fabulous full breakfast but chose double egg , ham and chips. A really nice meal with the eggs cooked to perfection and the chips were hot and crisp. The meal was served beautifully on the plate making the whole experience even more enjoyable.

Went to pick up a couple of cups of tea & a cake whilst we sat on a bench overlooking the beach. Offered the choice of strength of tea (with tea bag taken out after) + jug with milk to add it to my taste. All done with courtesy and a smile. He probably thought I was an OAP - which I am...........Such a contrast to breakfast at Carluccios in Brighton - Q.V.

Day one of our week in Brighton and Hove and we decided to walk from our hotel on the front at Hove to Brighton. You really begin to feel your age on this fair old hike and with our septuagenarian knees and legs creaking along, we were being passed by bikes, skateboards, scooters and a host of other transportation. The Lawns was like an oasis and we went in for R&R.; Blowing a gale and all the tables near the wind brakes and umbrellas taken, we braved the elements and tackled our egg, chips and mugs of tea. What is it about al fresco dining - everything was delicious and very good value. The highlight of the visit for me was the very large "standard" poodle who padded across looked pleadingly at me and lay down by my side. There was I thinking he wanted a chip but his owner shouted across that he was too hot and wanted to be in my shadow - memo to self - must lose weight!! The Lawns Cafe is a welcome break, particularly for the elderly, on this long walk.

Happiness is when somebody goes out of their way to put a massive smile on your granddaughter's face with a laugh & a joke, and then turns a plain mug of hot chocolate into a squirty cream, marshmallow and chocolate heaven with 2 straws and a spoon, because he was challenged to beat the ones I do for her! And the cheesy chips were great and my cappuccino perfect. So, the best service, good food & drinks at very reasonable prices. Will definitely be visiting again.

Stopped for a quick bite and a warm drink on a blustery day. So many appealing menu options but plumped for a hot dog with onions. Cooked to order- good quality sausage - and served with a smile. Had breakfast everyday here during our 3 night stay in a hotel across the road. The full English is cooked very well, with a nice coffee to go with it. The location was perfect, right next to the seafront so as long as the weather is good you can enjoy a delicious breakfast with a sea view! The winning factor were the staff, who were very chatty and friendly. Would definitely come again if I’m in the area!

Needed a snack at lunchtime and somewhere that allows small dogs. Lovely friendly helpful staff. Loved my jacket potatoe with a good crisp salade. I am rating on the standard of food for an outdoor cafe & experience. My partners chips were far better than those with fish & chips on the Pier... crispy & tasty. Visited on a windy day, so a bit chilly outside, although sheltered a little by the wind shields here. The menu was basic food - sandwiches and burgers etc but the food was served very quickly even though they were quite busy. The food was all fresh and tasty. Great for a quick lunch on a seafront walk.

We must have tried most of the cafes on the promenade now and this is by far the best for strong coffee and breakfast baps. Not sure what the secret is but suspect it is the griddle used but you get big soft white baps with lots of crispy bacon with fried egg in my wifes case and sometimes sausage instead but always delicious and sets you up for a pleasant walk to either Brighton or Shoreham, Tomato sauce always Heinz too! Seating is all outside on the green on the edge of the prom overlooking the sea and there is easy parking and a public loo close by too! Been the same staff for a long time who are friendly and very quick

We are regular visitors (pleasure not business!) to Brighton and our preferred parking spot is along the promenade near The Lawns and then walk back into Brighton so a perfect start to the day is breakfast at The Lawns sitting outside next to the prom and adjacent to the sea. Yesterday we had a sausage and egg bap with Heinz tomato sauce and a mug of very decent black coffee very tasty and a perfect start to our long day of walking. In fact so perfect we returned on the way back several hours later for a tea. Roadside parking along there about £10 for a full day - much less for up to 4 hours

We've been coming here for years and keep coming back. Am I giving it 5* because it is Michelin standard. Far from it. It's a cafe and I'm rating it is a cafe. You won't be blown away by the the food but if you want a decent bacon sandwich and a cuppa with one of the best views Brighton has to offer then what's not to like? It gets very busy but seats come free all the time. Friendly staff. It is outdoors so dress accordingly. If you ask nicely they may even let you take your cup and plate to the beach. I find it is a notch up from the other cafe on the sea front, The Meeting Place.

This café has the advantage of being a little further from the crowds, being beyond the peace statue at the boundary of Brighton and Hove. We have breakfast here at the weekend during the summer as it's within walking distance of home.I generally have the english breakfast and a coffee. the coffee isn't anything to write home about (it's machine made and a bit too milky for my taste) but it seems appropriate for the meal.The cooked breakfast is nicely done, and the plate has hardly any grease on it, I suspect that the bacon and egg are griddle cooked rather than fried.Of course you don't go there for the food, but for the ambiance, you can't beat a weekend breakfast on the promenade in the sun.

I visit this cafe two or three times a week in the summer as it is the perfect place to break a nice long walk along the prom from Hove lagoon to Brighton Pier on a nice sunny day. It's staff are always really friendly and the food is great. Whether its sausage and chips or just a cookie and coffee it's always served quickly. It's also a hub for the local community but this does not make it 'cliquey' in any way.

Just had to wait 40 minutes for breakfast and missed our train. I was told that the delay was because they were very busy, which clearly wasn’t true as the place wasn’t full. Our order had obviously got forgotten even though they were overstaffed. I counted 4 people serving about 15 customers. The staff were happily talking about their holidays and dating, and taking cigarette breaks, rather than checking the orders had been processed. The chef even came out for a coffee break and gossip - while we had been waiting 30 mins. In fairness they did apologise profusely and took some items off the bill. The breakfast was ok when it came but certainly not worth the wait.

Since the new owner took over I’ve become a regular - the sandwiches are so nice and with *so* much filling, they’re such good value compared to most places. The owner is really friendly and accommodating and I can usually park outside.

Fantastic breakfast. Easily changed tomato and mushrooms for extra sausage and bacon. Clean and staff are lovely. Free tea and coffee with breakfast.
