Have been to this tea room many times but today were faced with the car park that only seems to offer pay by phone. Decided to go elsewhere, such a shame as this is a lovely spot

A very pleasant vista of Northey Island and the Blackwater Estuary. A pleasant lunch menu with a good range of sandwiches and associated fare including cakes and pastries. A bit of a negative is the parking situation which should really be explained on their website. Cafe patrons need to use the Osea caravan park car park. Monies need to be paid at the office next to the barrier. The charges were £1 per hour plus a admin charge of 20p, quite reasonable but the protocol should be explained on the website. Failure to pay will amount to a £100 fine. Its all managed remotely by a ANPR system, so no payment equals a fine.

Really disappointed. £4.10 for parking. Nearly £30 for two breakfasts and two drinks. Bread was dry, scrambled eggs were dry. Not much choice of breakfast. Online it looks lovely, we didn’t even stay for and hour. View was lovely and staff friendly.

I visited today and everything was simply wonderful! I had just the perfect table reserved for me, right in the middle, looking out over the estuary, through large open windows It felt very special. The staff were lovely and the afternoon tea delicious in every way: from the well filled sandwiches with salad garnish, to the warm scone, topped off with the perfect selection and combination of cakes: coffee and walnut; majito strawberry cheesecake (to die for!) and delicious macaron. All washed down with the hot drink of your choice. Thank you Tiptree staff for giving me such a wonderful experience today. I will be back for sure!

Best hot chocolate ever! No issues with the parking as we always walk along the seawall, we walk 11k in total and stop here halfway just for the hot chocolate. Staff always friendly and always has a welcoming atmosphere.

Great little cafe bar,run by Wilkinson,but the owners of the car park,osea leisure park,have installed a parking charge,1.50 pounds for an hour,and. 4 pounds for 2 hours.Also there is no machine,just a QR code to scan to your smart phone.We thought we had paid,even an extra 10p to get a reminder,before our time ( 4 hrs was up). The smart phone Indicated by a tick,it was accepted. as it was cold we left after about an hour,so well before time.Then this week we get a 100 pound fine(60 if you pay within 14 days),so obviously the payment did not register.Don,t k ow if it was us,or the system,but we don,t have a leg to stand onHOW MERCENARY ARE THESE PEOPLE!You have to have a smart phone to get the QR code,and many older people who use the cafe,won,t have one,so they can,t go.Also you have the danger of the QR code payment not going through and not realising till later,when it is too late,SO BEST NOT TO GO THERE.I FEEL SORRY FOR WILKINSONS,WHO RUN THE CAFE( AND PRESUMABLY PAY THE LEASE),AS MANY PEOPLE HAVE ALREADY SAID THEY WON,T BE BACK,AND WE ARE NOW ADDED TO THAT LIST.there is something fishy about this parking lark,as site residents,go through the barrier, AND PARK ON SITE,so why penalise Wilkinson and their customers,or maybe Osea are opening their own cafe,.The Deck house bar and clubhouse on the site behind WILKINSONS cafe,is only open thurs to Sunday, as far as I know,and there is no view.Let,s see if this changes!

Lovely position although you have to crane your neck to see Ocea Island. The staff and food were good. My gripe was that there are no facilities for disabled people. No ramps and the toilets are downstairs and no disabled toilet at all. It was a bit of a struggle. We won’t be going again unfortunately. Disappointed as I had driven quite a way.

We visit Ocean View tearoom a couple of times a month and have done for years. Such a lovely place, good food and friendly staff. However our visit on Monday 12/02 was cut very short due to the implementation of new car parking charges. A charge you can only pay if you have a smart phone. Unfortunately this is sure to have a knock on effect on the cafe as a lot of their customers are seniors and perhaps not terribly tech savvy. I have struggled with goRing before and was not going to attempt it again. Having read other reviews I see that the cafe currently have a short term buy one get one free hot drink policy. However it might be an idea for them to offer a reduction of payment to cover the parking fee if a certain amount is spent.

Lovely cafe, fantastic view, favourite for lunch, reasonable as well, but suddenly free parking has been replaced by RingGo so you need a smartphone and a pay app or a QR code reader, and it is £2 for one hour, £4 for two hours etc. No cash or contactless card machine, so what do old folks without roaming internet contracts do ?! The cafe (Wilkins of Tiptree) are not responsible, it is the caravan site owners. The cafe staff are giving two for one coffees to offset the charges but you still need to be able to pay virtually to park and this will put off many of their clientele.

Did not stop as they have now started to charge via app £2.50 for one hour, it was once a favourite visit but no longer. Instead to Heybridge just down the road, £1 for hour and a choice of eating. This could be a step to far for the once great stop off.

We have been going here for many years and always loved it for the view and the scones were great! We have dogs so would have a walk and then a drink and cake or scone, or late breakfast or lunch depending on time of day. Dogs are not allowed inside but that’s not a problem. I have rated one star as we didn’t even park today as were shocked to find the little car park (the only one) now charges, and exorbitant charges too! £1.50 for an hour which is not nearly long enough, even without the walk, and £4 for 2 hours! So disappointed. As a previous reviewer has said, won’t be coming again. This morning the car park was empty - that says it all.

We had a great experience with our special tea. This was served in the upstairs room of the cafe where there is an even better view than from downstairs. There was a choice of sandwiches or toastiest, then lovely scones with jam and cream followed by wickedly delicious cakes. It was all served on very attractive plates and came with as much of our choice of tea as we wanted. My friend and I have had teas at several Tiptree Cafes. They have all been good but the venue and the way this was served was the best.

Well we came here as a treat for my mothers birthday. We usually go to the Lock cafe in Heybridge Basin which is lovely but thought we would come here for a change. We wanted an occasion to remember and we did but for all the wrong reasons. We were advised there was a 35 minute wait for our toasted sandwiches, even our little 4 year old was told she would have to wait for her half of a sandwich (patiently waiting for food is something that 4 year olds don’t tolerate very well) We ordered our meal and the teapot arrived within 10 mins. Unfortunately this was then cold by the time our food arrived. The sandwiches were ok. We ordered scones, cream and jam, together with a rainbow cookie for the little one. Considering it was the 22nd September the cookie was best before 14th September 2023! They refunded this and took the entire tray of cookies away as they were all out of date. The scones were revolting, none of us could eat them, they were warm (where they had been reheated) however tasted mouldy. According to the waitress with the curly hair hanging all around her face (not I would imagine in accordance with health and safety or hygienic in any way) they were freshly made by her that morning. They most certainly were not and I can only imagine that one of the ingredients used must have been out of date (after the cookie experience I would not be surprised if that was the case) many meals were brought back and had to be changed because of a mix up with the orders. There were not enough staff. The lady cooking was doing everything. The tea was nice but would not return and would not recommend to others.

Considering its a limited menu for breakfast the quality and presentation should be great, but it wasn't. Rubbery scrambled eggs, laid on toast that by the time I got it was soggy, barely warm. It looked a mess on the plate. The View at Osea has the most wonderful location ... but too many people are commenting unfavourably now on your food. Sorry ... used to enjoy it there.

View is what's 3 stars, ordered two sausage sandwiches, scrambled eggs and 3 drinks, 30 quid and took nearly 40 minutes. Bread was cheap white bread and other produce was bang average. Cafe behind was serving 10x quicker and food looked better. Would only recommend for tea and a cake to enjoy the view, not hot food.

A nice place for a peaceful cuppa however the food is disappointing, good quality but it would appear everything is re-heated .. and the rubber textured microwaved scrambled egg tipped the scales from 4* to 3* . Have been using this tea room (and others in the Wilkins group ) for many years now . Always thought one person in particular to be quite moody but given the location I can usually just ignore it . However today after having lunch there and then having a walk . I needed to use the loo before I headed home ( half hour drive) so as I donned mask in order to go inside to the loo I was rudely told “ we’re closed now”“ we close at 3.30” It was 3.31 !!! and people were still inside. So I cheerfully replied “ it’s ok I just need the loo” To which she said I couldn’t use it!!! Even tho we’d had lunch there 3/4 hour before!! Seriously!!! I said how ridiculous you still have people inside you can’t close the loo ... she quoted the usual Covid sanitising etc ... so sick of hearing that nowadays ( pity you don’t clean and sanitise the outside tables regularly as I’ve noted that the last few times they haven’t been clean ) Anyways she didn’t let me use the loo Absolutely disgusting ... I was furious and upset at the same time and I did phone head office . He also started to quote Covid blah blah blah . Funny that... didn’t mind taking my money beforehand so I reiterated that I’d already been there for lunch and I wasn’t just passing by ... he did say he’d look into it but never took my name or number . He said he could tell I was agitated and I said yes would t you be ? I won’t be going there again and definitely won’t recommend it either . The only good thing about it is the location . The food is ok for a lunch stop I guess .. Depending if you get her On a good day . Note to staff and I think it’s possibly the Manageress : you’re not there to do us a favour ... you’re there to provide a service ... don’t be in hospitality if you can’t be pleasant and welcoming . I appreciate things are different atm but that’s the same for everybody.. we all have to muddle thru the best we can . I don’t need to visit unwelcoming places where you can’t even use the loo 1 minute past closing time . There are plenty of other cafes needing business .

The cakes are fresh and homemade. The staff are friendly and keen to offer the samples of Tiptree gin. The tables look out over the estuary and there are so many interesting boats. There is seating inside and out so suitable for all weathers.

Visited on a cold chilly morning. Situated in Osea caravan park.Small car park just outside the barrier of the site. Bit of a rough carpark with pot holes filled with rainwater.Few minutes walk to the cafe.Part of the Tiptree tearoom group.Friendly staff not too busy on a damp day.Prices are the same as other local alike premises. Nice food with Tiptree jams and sauces.Outside seating available but not at this time of year. Nice outlay on seating.Great views over the estuary towards Nothsey Island through the huge picture windows.Highly recommendedNote, Not Disabled friendly due to the original layout of the tearooms steps leading up to the entrance and the seawall, plus steps to the toilets.

On a lovely Autumn day a nice walk along the River Blackwater was just the trick plenty of fresh air and wonderful scenery. Really needed a cuppa after making it half way. Found his lovely Tea room. Sadly disappointed - the location is perfect and the restaurant staff very smiley but unfortunatley my partner ordered a plougmans which is usually half a french stick and crisps etc - on his bread board (which we feel is dated and very unhygenic) was one bread roll 3 different cheeses a jar of pickle, a pot of coleslaw and salad garnish on the bread board (ugh) - the bread roll was small and we ended up taking some cheese home for a sandwich all for the pricey sum of aproximately £9.65 - on the plus side I had a sandwich which was very nice and reasonably priced for the location.

To be honest I read the reviews and thought I would give this place a miss, however you never know, perhaps given some of the reviews it may well have improved, unfortunately not.Arrived at 11:50 ( you can see where this is going) found a table outside, there were a few that had not been cleared as per other reviews but no big deal, wifey sat down and I grabbed a breakfast menu, we decided on crispy bacon pancakes, although a bit pricey at £6.95 I assumed they would be good. I headed to the counter where there was a substantial queue, on the way I asked a member of staff what time they served the breakfast menu (given the options I would have thought it could be managed all day) however best to ask, she replied 12:00, I looked at my watch and it was 11:57, I therefore queued, I finally got to the counter at 12:03, I ordered two tea, two slices of toast each and the pancakes, the staff member cooking said “we stop serving breakfast at 12” I answered “to be fair I asked and I was queuing before 12” the staff member serving asked the cook, can you still do toast? Seriously? How hard is it to throw two slices of bread in a toaster? The cook then replied, yes but there is only enough bacon for one portion of pancakes.Come on people, what you meant was, “I only have two cooked rashers left on the side here and I cannot be bothered to cook any more”I looked at both of them and left, there I was, prepared to pay over £25 for a couple of pancakes, four slices of toast and two cups of tea but they could not be bothered.As per the title “should have believed the reviews” at this rate I expect this place to disappear in due course, you cannot rely on the location to bail you out forever.Won’t be going back and if any one asks I will be recommending the parlour cafe as we went there afterwards and got an all day breakfast, exactly what we ordered with a smiling face and not cheap but certainly value for money food.

The perfect spot for an afternoon tea. The cafe has wonderful panoramic views of the Heybridge Basin with plenty of tables upstairs & down with an outside seating area too. I’d previously been here on an overnight camping trip as the cafe is located in the Osea leisure park but is also open to general visitors. On this occasion I had a Tiptree Tea Room afternoon tea voucher (with a glass of fizz!) I had prebooked & we had a lovely table upstairs by the window to enjoy the scenery. The staff were really lovely & friendly & made us very welcome. We had a choice of sandwiches as well as the traditional homemade scone and a lovely selection of little cakes. All accompanied by unlimited tea as well as our glass of fizz to start us off. A thoroughly enjoyable occasion & wonderful setting too.

Nice tea shop with great views across Heybridge Basin. Has a restricted menu compared to the rest of the Wilkins shops, due to very small food prep area. Food of good quality with lovely views. Plenty of outside seating, but please note because of its location on the sea defences there are several steps to get to it and to the toilets as well. We enjoyed the visit.

This was our welcome the other afternoon, okay it had been a great weekend for weather and this was a Monday around 2pm, but Wilkins & Sons with a head office 15 mins up the road and a distribution service in Maldon, how can you run out of key items that make up 60% of your menu? We went a week earlier, young lad was extremely helpful, and the girls very pleasant, but on this visit, the different staff were rude and service very slow. A big disappointment and well below the customer's expectation. Look, this place has great views and in the summer it is a hive of activity but when the sun shines in winter, make hay and not treat customers as rudely as you did.

My wife and I visited for afternoon tea and it was outstanding - very friendly staff (we were served by Ruby who was exceptionally smiley and attentive), lovely lay out, beautiful view over the river Blackwater to Heybridge and the afternoon tea was delicious and well presented. We couldn't eat the clotted cream scones AND the cakes but they were very happy to box the cakes up for us to take home. We'll certainly be returning before long.

Came here as a party of six to have afternoon tea to celebrate a 40th wedding anniversary. Great views over the Blackwater estuary. Could not fault the service and standard of food. Our waitress was lovely - friendly and considerate. The sandwiches were varied and generously filled and the cakes and scones delicious. Good selection of teas and refreshed as often as we required. We added a couple of local beers and glasses of Prosecco and thoroughly enjoyed the afternoon. Would definitely recommend.

Came upon this place quite by chance. It is one of the tip tree tea room chains so you know what to expect but what makes it special is the fantastic location and views. The conservatory seating area inside is perfect for colder days.

A small riverside cafe run the by Tiptree jam company. Not bad by normal standards but seeing as this is run by Tiptree, I had higher expectations. I personally felt the staff here weren't as attentive or as organized when compared to Tiptree's other establishments.

This little Wilkins tea room is tucked away in Osea Leisure Park. There is very poor signage and we nearly missed it but it was worth the exploration! Right on the estuary, the views are beautiful and with the amazing weather we have had we felt like we were abroad! We both opted for a crab sandwich from the specials board and it was delicious. A very generous portion indeed! We also sampled some of their Wilkins apple juice (Apple and strawberry for my husband and apple and rhubarb for me) which were also lovely. We have already recommended this place to family and friends.

My friend and I enjoyed a very tasty, fresh and well presented lunch here. Service was good. We chose to sit outside and enjoy the lovely view of the river. However, it was a boiling hot day, and I think some parasols would be a really good idea - there is absolutely no shade outside, and it was a bit too much.

Decided to pop here for breakfast early in week. They open at 10 we arrived at about 10.15 and not really ready for service. Anyway ordered 2 sausage sandwiches and drinks. Arrived after about 10 minutes but sandwiches were a bit of a let down. 2 slices of cardboard supermarket style bread and 2 sausages. Only just warm and bread dry. Not really worth the money.

I visited here yesterday with my 6 month old son, some friends and my friends newborn. We hadn’t booked but managed to get a table inside, which we were hoping for as there wasn’t any shade outside, which would have been too hot for the babies. The service was excellent. We were sat at our table for most of the afternoon, we ordered lunch and then tea and cake. The staff were accommodating in providing water, for my friend to cool her baby’s bottle. The food was lovely, our order included ploughman’s and jacket potato. I would highly recommend the meat and cheese ploughman’s (its only an extra £1 to have both meat and cheese!) We had plenty of room (2 buggies and a highchair) and there was a nice breeze coming through. The only downside (hence the 4 rating and not 5) of this lovely venue, for us was the stairs. It wasn’t easy getting 2 large pushchairs and 2 small babies up them and then back down again but luckily we managed as there was a few of us. I would definitely recommend and visit again (minus the pushchair!)

Limited sandwiches I can appreciate, but certainly not a patch on their other cafe two miles away. No plans to go back but I'm sure the holiday home visitors will keep it busy.

Lovely location overlooking Northey island. We went there on a wonderful bank holiday Monday for breakfast. The view from the top floor really is fantastic, and there is a small roof terrace which would be ideal to have a cream tea and watch the boats at high tide. I was disappointed that it was not possible to get a full English breakfast at this cafe. Judging by the menu they seem to be able to cook most of key ingredients (sausage, egg, bacon, toast) but apparently cannot heat baked beans and assemble the ingredients on the same plate. Perhaps they need to speak to their Heybridge Basin staff to find out how they manage to do this. The scrambled eggs on toast I had were over cooked and seemed to have all of the pan scrapings on top. Considering my meal only consisted of only bread, butter and eggs, the only real skill required from the 'chef' was to ensure the eggs were cooked properly. They were not. Please improve, I really would like to return.

Visited for lunch after a walk along the sea wall from Maldon. It was a beautiful day so sat outside over looking the water , lovely views. Food was very good we had couple of sandwiches drinks and slices of coffee and walnut cake and it was £20. Would recommend stopping if out for a walk on the seawall.

Visited the tea room last weekend as the weather was so nice. The tea room was busy with a few spare tables. We ordered our food and were told that there was a forty minute wait but as it was nice outside we thought that that would be OK. It took in fact over an hour for the food ( basic sausage sandwich etc) to arrive. The staff were all lovely and the food was good, but the wait was far to long. There really wasn't adequate amount of staff serving, which in turn puts unfair pressure on them and puts visitors off returning. It's such a great site with fantastic views it would be such a shame if this were the case.

This was a pleasant surprise on our sea wall walk to Goldhanger! We hadn't planned a stop, but as it was such a pleasant day and the tide was in, we sat and relaxed with a cup of tea and scones and watched the Sunday morning world go by! Run by the Tiptree Jam Factory. This is meant for people walking along the sea wall. But you can drive to the Osea Leisure Caravan Park and park in their entance. From here you walk about 100 yards to the sea wall. There is inside and outside seating. There are stairs and difficult for wheel chairs, though the staff will overcome this if asked. The food is good for a morning or afternoon tea break. The views are of the sea. It is what it is, a cafe on the sea wall. Brilliant for a quick break. This what we use the Tiptree Tea Rooms for.

I recently enjoyed a beautifully-presented (bone china no less) cream tea with Prosecco here. The service was better than that at the Ritz, and the view was magnificent. The staff did not hurry us, but were attentive enough to make us feel special. The food, especially the scones, were to die for. I recommend this quirky place wholeheartedly.

We went on Saturday 19th August and were disappointed with this as a Tiptree Tearoom. It was small, cramped and dirty. It is part of a caravan/holiday camp and this shows as the material cushions on the seating were stained and dirty floors. It is obviously popular and has spectacular views and the usual Tiptree Tearoom offers for a small facility. Might be different at different times of the year and day but we were not impressed at all. Holiday makers seemed to love it though and most were over 70 years old so was nice atmosphere around them. We asked about upstairs but they only said that was only opened at certain times so might well have had a better experience up there.

Estamos encantados de que esta rama de la popular cadena tiptree ha inaugurado cerca de donde estábamos, habíamos visitado el salón de té en el Museo y en Tiptree Heybridge Basin. Fuimos tres veces a la semana de Pentecostés, dos veces para comer, una vez para el té de la tarde - testimonio de cómo la comida es agradable! Disfrutamos de la plowman's (tanto variedades de patata), chaqueta y quiche casero. No es barato, pero todos de excelente calidad y porciones generosas. El té de la tarde es igual de delicioso - £6. 95 por dos bollos, mermelada tiptree, cuajada rodda y muy decente taza de té.

Been wanting to pop in here for lunch on a sunny weekend for ages! Cafe was busy but we were able to squeeze on the table right at the front with the lovely view. Service was friendly and the food came out very quickly. We both had dishes from the specials board and the food was tasty and portions were generous. We then couldn't resist finishing with a scone with clotted cream and tiptree jam. Smaller inside than the tiptree cafe at the lock down the road but plenty of tables outside and the view is perfect on a warm sunny day. Will definitely be back.

I have lived in this area for a few years now but never knew that you could access this stretch of river. Had a great morning after walking the dog down the river side we called into the Osea View Cafe Bar for a cup of tea and cake. This cafe bar is one of the Tiptree Jam Factories tea rooms so we knew the cake would be good and wasn't disappointed. To access the cafe bar you can park in Osea Holiday Park car park and walk through to the river. Good place to walk the dog and then sit down for a cuppa with great views across the river.

Popped in after a walk with our daughter today. There were plenty of staff but the place was grubby. Tables which hadn't been cleared, ones which had were still smeared and dirty. Cushions on the comfy chairs were dirty too which made the whole experience rather unappealing. As for the food, if you need to put scones in the microwave before serving them you either need a new recipe or have someone else supply them. I'd go to Perrywoods for a cream tea over this place, scones are bigger and fresher and it's a damn site cleaner.

Lovely spot with a beautiful outlook. One of the Wilkins tea rooms with good selection of Wilkins produce and a gorgeous conservatory area. The disappointment was the poor attitude of the staff who made us feel unwelcome and lacked the cheerfulness normal at Wilkins establishments. Talking to others here about the discourteous nature of the staff they said it was not unusual for this establishment. Such a pity that the staff make customers feel like a nuisance. One for management to resolve quickly I hope.

Updatw: Another excellent roast! Sharing platters were fab. Staff fitted us in short notice. Food was top drawer! Excellent roast! And I mean 1st class! 7 of us were seated and served within 10 minutes notice that we were coming! Very good service, polite staff. Visited this place for lunch on the way home from a shopping trip, the first thing we noticed were that the two ladies serving both had very untidy unkempt hair, none of them were wearing any sort of headwear to keep their hair off their faces, the welcome wasn't very warm either, the pies were slightly overdone but hot and the mash was just warm, the pies did not have a lot of flavour to them but there was a noticeable twang to them, possibly mixed herbs not quite sure, the meal was passable but doubt that we would eat there again, the hygiene issue needs to be addressed as we also noticed that the staff were also dragging big bags if potatoes around in between serving although they did put on a a pair of rubber gloves to do this but I doubt they washed their hands after taking the gloves off.
