What a fantastic little gem. Right in the heart of Edinburgh but in a quiet location. Staff outstanding and so friendly. Rooms. every one was different but spotless. Food was excellent and there was a discount on evening meals if you were resident in the hotel. Quirky but in keeping with the traditional build of the area. Liked it so much myself and my wife will visit again shortly and take in a show at the playhouse theatre only 5 mins walking away. Highly recommend.

Rooms are beautiful and have an elegant ambiance. The on-site restaurant had amazing food, we enjoyed the duck breast so much that we had it for two nights in a row!

Very nice very well located hotel. Converted from a city terraced house it has a smart exterior. The rooms have corner cubicle en suite. Compact but very good. Enough room around the comfortable bed. A brew station and iron complete the facilities. £109 B&B, was good value. We will certainly stay again

Went to the Brasserie for dinner and not the hotel; so not reviewing the rooms. The food and service were excellent, so surprised there were few other customers.

We would highly recommend a stay at No11. We stayed in room 14, junior suite. Lots of space, beautifully furnished and decorated. Fitting bathroom for the building. Small sink/worktop which looks like it could've been a small kitchenette - was missing a small fridge. Breakfast was great and the location was in a quiet location but only 5-10 mins walk from the Playhouse and the south side of the city. Great bus links and only £6 in a taxi to the Golden Mile. Staff were wonderful and polite. We'll definitely be returning.

Absolutely fabulous hotel. Had the most amazing stay and the room was beautiful, lovely touch with heated floor in bathroom. Bed was comfy and we had a very good night's sleep, check in was smooth and very friendly. The lounge area was cosy.

Lovely little hotel, rooms are clean & comfy, breakfast was tasty, service was great. Located a 15 min walk from Edinburgh Waverley with a tram stop about a five minute walk. Gluten free breakfast available.

We stayed here for my birthday and it was not a good experience. The room was quite dated and not very clean (hairs all over the bathroom and dirt in the bath). We were put in a basement directly underneath the dining room and it was very dark in the room. Later in the evening people were in the dining room clearly having a function and you could hear everything from our room, singing, clapping and people stamping their feet. Whenever anyone moved a chair the sound of it scraping along the wooden floor was so loud. For some reason there were public toilets on our floor too so people were constantly using those and this contributed to more noise. We spoke to the concierge who said all other rooms were fully booked up and there was nothing that could be done, really unhelpful. We were also woken up in the morning around 7.45 by people above us moving their chairs at breakfast and talking. We could also hear music. There weren’t any amenities - no kettle, fridge, shower items, literally just soap. The general service wasn’t great either - the following morning when we checked out we weren’t even asked how we found our stay, all a bit weird and definitely not worth the 4 stars it boasts. This is also not a cheap place to stay either (£200 a night!). Understand that it specifically caters to events but surely you would think to put guests not involved in the event in another area of the hotel not directly under a function room so that they could also enjoy their stay? Very disappointing and ruined my birthday stay in Edinburgh.

Nous avons séjourné dans l’hôtel durant 2 nuits en février 2024 Nous sommes vraiment mitigés … l’hôtel sur photo présente hyper bien, parait haut standing mais pas du tout le cas en vrai … Points positifs : - tres bien situé, proche de tout à pied -chambres très propres et très belle salle de bain et bien décorée style « anglais » -tres bonne literie - restaurant très cosy et très classe ainsi que les différentes salles « repos » de l’hôtel Points négatifs : -l’hôtel tombe en ruine !!! Peinture à rafraîchir sur colonne extérieure, la réception hyper bancale et les papiers peints arrachés à l’entrée … - chambre au sous sol on entend très fort les bruits la nuit -les lits 2personnes sont des tout petits 140 cm !!! Clairement trop petits -le personnel pas du tout sympathique, nous avons demandé une couverture en plus car il faisait très froid dans la chambre et on a clairement eu l’impression de déranger

Was a present from our daughter who treated us to a stunning suite.The Spanish lady who regrettably I cannot remember her name was lovely and really helpful .A great asset to the owners.Only stayed one night but wished it was longer.Greatbplace lovely breakfast and near to Playhouse.

08-09/02/24 An early valentines weekend in Edinburgh. We thought the room was great value for money with plenty of space, clean and good amenities. We stayed in a Junior suite - room 14. Our welcome was pleasant and they held our bags before check in and after check out, which was helpful.

Stayed here as a special night away with my partner. We had saved up and waited a long time to come here. The room was lovely and breakfast was great. However, the staff were not as friendly as described in previous comments. We didn’t feel welcome and were barely spoken to. Working in the hotel industry myself, it only takes a few nice words to make someone feel welcome. Unfortunately, it was a disappointing experience.

It's right on the river walk. So very picturesque. The room, need, towels very polish. Towel heater was a special touch! Met some wonderful people, great breakfast and dinner was fab.! The people working there are the best made our stay very comfortable and we can't wait to go back!

So, let me explain...my previous review below was the truth....back then. Since then, La Favorita has declined and is more consistently disappointing rather than the best they used to be. We order at least once a week, every week. The pizza consistency is now awful. Last night it was more of a light, thin tasteless dough. Last week there was extra semolina on the base and a lot darker. Sometimes it's thicker, sometimes its thinner. The chicken tenders have varied wildly over the last 4 weeks. Sometimes small and lots, sometimes 3, sometimes 4 larger ones. Some overcooked and really brown, some lighter...in the same box....! It's really disappointing. Looking at the website, you can not place an order for collection! I wanted to contact them direct to leave feedback, but the constant pop-up advising no collection and have i contacted the store, only to reveal there is only 1 store now. This just annoyed me more. Given there are 3 brand new pizza places, actually closer to me than Leith Walk and 2 of them get much better reviews, I've always been loyal to La Favorita, but it's being tested every time now. I don't know how or why you've lost your mojo, consistency, love, quality, chefs or whatever it is. The secret to any successful business is do something good, consistently and leave it simple. You don't see award winning restaurants or take-aways churning out massive menu's. You go anywhere in Europe and the award winning, massively popular places are the ones that focus on doing a small number of things, really well. It feels like you are churning out pizzas, toppings indiscriminately thrown on, you use to put oregano on, this stopped. Last night, only 2 slices had all of the allocated red chilli, the others no chilli. It's just sloppy. The dough is massively inconsistent. Putting differently coloured chicken tenders in the same order is just wrong. I'm going to leave my previous review below, This is how you are. Below is how you were. Please get better. 2 Years ago............ I can't fault La Favorita, their pizzas are the best I've ever had, outisde of Italy. The smokey wood fired taste, the base, touch of oregano, the quality of ingredients are genuinely mouth-watering. Having had quite a few deliveries, I find collection is the best method. I have noted that they have reheating instructions on the box now. I do pop it in the oven for 2 or 3 mins on a pizza stone after collecting it, unless it was fresh out of the oven. To be completely honest, I would eat it cold for breakfast too. It's a shame they no longer sell the chicken broccolli pasta and I don't find their arancini that good. The last few times, they have been overcooked and far too expensive for what you get. The calamari has been excellent on occasion, on others, not the best. I find their pizzas are mostly consistently excellent. Having tried many others in the area, there is no competition. Apart from their garlic bread, I have found somewhere that I prefer but the pizzas.....faultless.
