A rare find of an unpretentious, boutique hotel in a beautiful Georgian terrace building. There are only a handful of rooms and they're absolutely stunning, with views to the water on a good day and a massive comfy bed and equally big bathroom. Breakfast was continental and served in a very elegant room to just us most days - quite an experience and a really tasty breakfast. Beth and Katie were incredibly accommodating and had great recommendations and stories for us.

What a find! First class hospitality in an absolutely beautiful building. We felt like royalty. The room was spacious and very tastefully furnished. As is the entire place. I cannot recall having breakfast in a more elegant space. Kate and Beth helped to make our stay a truly memorable one. Our first city break in Edinburgh and certainly not our last. I can’t imagine staying anywhere else when we next visit.

This was an unforgettable few days away with family. The hostesses were so welcoming and accommodating. We stayed at this Hotel for past two nights. It is the most beautiful building ever. There are only four rooms as it was originally set up as a restaurant with rooms. It’s on royal terrace overlooking the firth of forth water. The room we stayed in was outstanding. Huge room. Huge bathroom with massive oval deep bath. Heated underfloor twin basins. The bed was raised it was sooooo comfortable. There were plenty of extras. Love the touch of two complimentary bottles of water (large) also access to tea coffee just outside the room. The ladies who greeted us were so nice and friendly and couldn’t do enough for us. They even let us leave our suitcase for the whole of the last day. No real rush for check out (11am). I would most definitely recommend this beautiful establishment. We would definitely go back if we visit Edinburgh again.

4 Course Dinning experience was one we will never forget. Amazing Food, nicely presented and you can tell there is a lot of effort that goes into every course. Cheese selection was a game changer. The waiter memorised all the cheeses which was very impressive. Certainly a place that would impress anyone. Can't wait to go back.

We were visiting Edinburgh for our 25th anniversary. I’m as we speak in a taxi to the airport after having a wonderful time except the £160 taken off my card for the cancellation of a meal due to my wife not feeling well. I canceled the meal at 9pm and the table was booked for 7pm the following evening. This I was told was not enough time and because I didn’t give a reason for cancelling I would be charged. So this cost me £160 for not attending. What a shame for such a bad end to wonderful place. Please be careful when booking and giving your card details

Ate at 21212 again with a few friends after a Rugby game at Murrayfield. The defeat at Murrayfield was forgotten as soon as we stepped into 21212. Champagne to drown our sorrows and food so amazingly good . Delicious 5 courses with loads of extras , Barley risotto , Haggis lowland delights, Italian style fish and butchers choice an the menu to enjoy and tempt the taste buds . Loved the whole experience will return soon …thank Staff be back soon !

We loved this Restaurant and the Hotel- definitely somewhere to come back to. Whenever we stay at a hotel we prefer to be somewhere which has lots of character and feels like a home from home (not sterile like many large hotel chains) and 21212 definitely did not disappoint there. We were warmly welcomed into the restaurant and enjoyed a fantastic meal, the paired wines went brilliantly and both the setting and the service was brilliant. We highly recommend 21212 for a wonderful night out.

You have to ring the bell to get in - which I hate. (Contrast with Wishart the day before when the doors were swept open for us with a welcome smile the second our feet touched the porch recess). Lady who eventually opened up looked a bit bedraggled. Hard work running a restaurant, I know. We were about 10 mins early so probably shouldn’t whine about this but from the get-go I didn’t feel 100% welcome. Comfortable seating. Nice sized table for two. Not sure why others say the glass fronted kitchen is the focal point because all the seats face anywhere but the kitchen (?). Decor not my thing but everyone has different tastes. It was all a bit ‘boudoir-ish’ with grey and gold brocade and silver-grey voile but, as I said, it was comfy and warm. We had a four course lunch and the food was as good as one should expect from this type of establishment. Particular shout out for hot-smoked salmon with pineapple- innovative, nuanced, remarkable! Oh, and delicious. But here is where I start to feel alone in my critique: the staff left a bit to be desired. And the tableware was weird. À triumph of style over substance. The waiter brought a platter of nice bread containing cheese and fruit from which we took a piece each. There was a pat of butter in the centre of the table with a strange, cranked single knife looking a bit like a surgical instrument beside it. I asked if I might have a second knife and was told “you’ve got one there”. “You mean that’s for the two of us?” “Yes”. And he departed. Surely it isn’t for the establishment to dictate? Just get the lady a knife - it’s not difficult! There were two ‘cutlery rests’ so I suppose we were meant to keep the same implements throughout, a la francaise, but they were not used. The cutlery was generally a bit ridiculous. Dolly sized spoons for every course including the main. Yes, the halibut flaked softly and didn’t need to be cut but it all felt a bit pretentious and over styled. My pudding definitely required a fork as well as a spoon which I had to ask for. Maybe using one’s thumb to prevent puds skidding around is the fashionable thing these days. No doubt this is just personal and many will disagree. The 200 year-old floors inevitably bounce a bit and the constant tramp tramp tramp of staff up and down the long narrow room was a noisy and unwanted distraction. Most of the plethora of young men need more training. One had to read the wine label at length in order to describe the year to a customer. Oh please. Another knocked a glass off the wine table whilst fiddling around up there. Yes all staff were chatty but that’s not quite all it takes. We are very food-focused and there is no doubt the cooking is both skilled and well flavoured - as it should be. But at this level I felt a few front of house tweaks are needed.

Booked here for the 22 September for lunch. We were the only booking for lunch that day which sent alarm bells ringing. On arrival we felt as though we were not welcome. Service for a Michelin Star restaurant was mediocre. Food did not provide the ‘wow’ factor either. We were surprised that Paul Kitchen was present but as the only guests could not be bothered to introduce himself. A day earlier we dined at The Kitchin and Tom Kitchen introduced himself and invited us into the food prep earlier......... what a contrast Very disappointed with 21212 Paul Kitchen and staff need to get their act together or this restaurant will soon disappear

This is a beautiful venue and the welcome we received was very good indeed. The staff performed to a very high standard of service which was the right mix of effciency and friendliness. We went for the 5 course tasting menu and enjoyed the food we had. I chose the fish as a main and I have to admit that I felt the portions were a bit on the small side. The sweet, an orange and white chocolate combination was definetely style over substance. All I could taste was sugar. It had great potential which is why I chose it but I was very disappointed by it. Very good venue for a special occasion. Food could do with a bit of improvement in my view.

Elephant out of the room, as a vegetarian I know fine dining is not always a perfect match and that choice is not always in abundance...but for that reason I set the bar low. For me though 21212 was in fact 11112 and to add to the miserly lack of choice the vegetarian choice for the main was from the regular menus 2 starter options. Nevertheless I was looking forward to what was on offer. We both started with the charred potatoes and quail egg, this was beautifully presented but failed to live up. Lacking in flavour and and marred by an over cooked quail egg. Then living up to its status as a starter on the regular menu, the risotto although amazing in taste was painfully small in portion when billed as a main on my 'menu choice. At that stage I just wanted to get the experience over, so I decided not to point out to the waiter they had yet to clear the palate cleanser when he served the desert without cutlery...we decided to reuse the teaspoons left from the left over dishes to aid our escape from this huge disappointment. To finish on a high my partner's desert the 21212 trifle was delicious and plentiful.

We visited here with some friends for dinner and drinks. I was so looking forward to it and it did not disappoint. Decor was beautiful. We opted for the 5 course, you get to choose from 2 starters, 1 soup, 2 mains, 1 cheese course and 2 desserts (21212) There was also some extra choices of specials so there was a great selection. The food was absolutely amazing. Everything was explained perfectly to us from our extremely friendly hostess. All waiters and waitresses were fabulous, attentive and knowledgeable. We started the evening with an amuse-bouche which was beautiful - almost like gazpacho accompanied with beautiful bread. Starter was the tasty Cheesy Barley Pudding, then followed the soup. For main I opted for Halibut which was cooked to perfection. The cheese course was next - this was just great. So may different cheeses and biscuits to choose from. Some I have never tried before so it was a lovely experience. We ended the evening with a Lemon Meringue "Bombe" all washed down wish prosecco. Overall we were in the restaurant for a few hours. Nothing felt rushed - it was truly a unique and lovely experience with some fantastic food. Perhaps some low music in the background would be nice but I cannot wait to go back.

From the greeting at your arrival to the warm good-byes, our hosts were sincerely glad to have you for dinner. Shot out to our Polish born hostess, she was lovely. Beautiful restaurant, with two stories of private and public dining. It’s a small plates menu that gives you the option for 3, 4 or 5 courses. We chose 3 courses as it was plenty to eat with the addition of their starter, bread and intermezzo of an Italian ice type plate refresher. Expensive, but many would enjoy the experience.

I booked a meal for two people for this evening and the meal was excellent. The meal was booked for 17.45 and the Reservation Reminder confirmed that we had the table until 19.45. At just after 19.15 the person who was presumably in charge told us that we only had the table for 1 1/2 hours (not the 2 hours stated on the Reservation Reminder). I showed her the Reservation Reminder on my mobile phone but she did not seemed interested in that. We were told that if we wanted a coffee we could have one in another room, we declined this and left.An excellent meal was somewhat spoilt by effectively being told that we had to vacate the table before we had finished and before our two hour slow had been completed.

We ate and stayed at 21212 in their first week of full re-opening and it was an absolute joy. The food was phenomenal, and incredibly reasonable. The flavours were imaginative and well executed, the dining room sumptuous and I loved being able to watch the chefs work during the service. The front of house team made us feel really welcome and comfortable and all showed genuine warmth, passion and enthusiasm for their work. The sommelier was a wine-wizard - his recommendations were spot on to our tastes and matched brilliantly with the dishes. And the rooms? The best value accommodation in Edinburgh I'd say. Huge, luxurious, clean and great views. We'll most certainly be back.

We’ve visited the restaurant before and were so impressed, service was amazing and food delicious. However on our recent visit we left feeling disappointed, we booked the table at 6pm which is a reduced price offer, £50.00 for 3 courses! When I made the booking it advertises you have the table until 7,45, however we arrived at 6 and were finished by 7. The whole evening felt rushed, not even a small break between courses, the dessert was served before we had even finished the pallet cleanser. Overall the place is really good just need to slow down and allow guests to enjoy the experience.

It’s not often I can find somewhere that accommodates my dietary allergies, least of all serve something that’s palatable - but 21212 have gone above and beyond to surpass both - absolutely faultless - staff, food and surroundings. I have no idea what makes the chef’s mind tick, but Paul Kitching’s combination of flavours is an exclusive gastronomical delight - but I’d suggest you give them a ‘heads-up’ and call in advance re allergies, as I can’t imagine even this talented chef could turn around a gluten/dairy free option in a matter of minutes! Fortunately my partner has no allergies - he also tried my dishes in addition to his own - impressed on both accounts. Avoid disappointment and book soon for high quality food, sumptuously interiors in a very elegant building.

This is a truly special Edinburgh restaurant. Paul and his team prepare the most mouthwatering food you could ever imagine. You can even see them cook in the kitchen behind a glass wall. We waited a long time for COVID-19 rules to lift, but it was well worth the wait. Hopefully on our next visit we can sample the many good wines, the selection they have is totally amazing. We were made very welcome by the staff and we look forward to a return visit soon.

I would give this place more than 5 stars if I could, because the whole experience was above and beyond. We visited for a 5 course lunch on my 30th birthday. The food was sublime - every course was perfect, but the fish and dessert were just out of this world. I don't think I will ever be able to eat smoked haddock again that isn't made by Paul Kitching and the team. It was mindblowingly good, and the combination of fish, feta and melon was just beautiful. The pear puree and chocolate ganache with rice pudding was also beyond delicious, I am still thinking about it 2 days later! In summary, the food was delicious and innovative and I think the chef is a genius (I know much more authoritative people than me have said that!).Now onto the experience/service. This was just as wonderful. Due to the pandemic restrictions, the restaurant was not busy - and the staff clearly went out of their way to create an atmosphere in the restaurant which was relaxed, fun and still felt very special. When they found out it was my 30th, the chef came up to say hello, it was absolutely great to meet him. He also gave me a birthday card which will make a perfect souvenir of the day. We got a view into the kitchen which was brilliant to see the team at work and it felt incredibly personal. We also had a chance to meet another of the chefs, which was excellent. The maitre de created a wonderful atmosphere and was attentive, friendly, and fun without ever being intrusive. Huge thanks to the team for making my pandemic birthday memorable and giving us a wonderful dining experience.

Nos las arreglamos para reservar para el almuerzo antes de que entraran en vigor las nuevas restricciones a las 6. 00 pm. Este restaurante nunca deja de ofrecer. We were a little anxious about visiting in view of the current situation but the staff of 21212 had made every effort to ensure everyone's safety and we were reassured by the extra precautions taken. The restaurant and rooms are as stylish as ever. The food is thoughtful and novel and each element of the dishes has its place. The surprise is finding out what each forkful contains and how unusual combinations which at first sight do not go together, actually do. The dishes look like works of art - where else would you try a plate of soup - beetroot gazpacho, peas, horseradish, a tiny gherkin and a blob of strawberry jelly. Simply the best. The staff is friendly and welcoming, the wines are well sourced and cover all bases. The experience is a true treat.

Firstly - I have to commend the team at 21212 for all their efforts in maintaining a great dining experience whilst implementing the protocols necessary for Covid-19. My husband and I were dining for our anniversary and chose the 5 course tasting menu, the food was fantastic, great combinations of flavours and innovative takes on dishes, the gazpacho was packed with flavours and not what was expected, but incredibly delicious, the beef was fantastic, and the fig dessert incredible. The range of cheeses to sample was impressive and a few new favourites identified to try at home. Combined with a comprehensive wine list, the meal was perfectly proportioned and left us feeling very satisfied. We took the opportunity to stay in one of the rooms as we were travelling from the Borders, the rooms are well appointed, comfortable and spacious. The team at 21212 are fantastic, and we were made to feel welcome and had friendly and relaxed service. Thanks for a lovely evening, with great food, fantastic service and comfortable accommodation - our first meal out since lockdown started and it surpassed our expectations. Many thanks!

We look forward each time we dine at 21212 Restaurant, this visit was no exception. The 5 course end for £55 is really good value. There is always something in one of the dishes which is a surprise either as a taste or a texture. This lunch was no exception. The salmon starter was fabulous but the addition of the banana side made it a taste sensation. The colours of each dish are amazing as is the precision plating. Underwhelmed by the food. We all have different palates and mine is clearly very different to the chefs. The salmon starter was overpowered by the salmon, which was rich, intense and lovely. Smoked haddock was tasty but didnt go with tepid melon or feta. Descriptions of dishes were not great...Ambrosia, I thought this is the food of the Gods not tinned rice pudding which is what arrived resembled, there was no mention of rice pudding in the description or I would have avoided, I was looking forward to a rich fig desert as the description implied. Portions were tinyLovely wine.I see that the management always reply to negative reviews, please dont bother, no explanation will improve the experience.

This is a fascinating restaurant experience and a complicated one to write about. You will see how reviews go between superb, superb, superb and then more challenging. Why you may ask? The reason is this....what is being served here and the technique used to deliver. The dishes contain a myriad of ingredients, often combined in unlikely, perhaps even bizarre, settings. Yet it truly works. To affix a bean sprout to a deconstructed dessert was genius, it should never work, but the textural balance that resulted, elevated the dessert to something new. The colours in the gazpacho owe more to Jackson Pollock than cold soup! Having eaten out a fair deal recently and before, in a number of Michelin level restaurants (including those in Edinburgh) the set menus have evolved over the last few years and started to get heavier, larger of portion and though tasty, less challenging in the experience of course development. Don’t get me wrong, the chefs are excellent but you can feel that the edge that gave them the stars is a little toned down now. 21212, I would argue, is carrying the real challenge required of this type of aspiration, depth of knowledge, experimentation with food combinations, types, textures and colours. Like a great artist, you have a plate of food that is not a simply a plate of food, but a work that shows years of learning, years of experience and the underlying ability to produce solid basic food. When the artist nails those basics, then they can move to a level of experimentation that will challenge the boundaries of convention. When you challenge convention it will never work for all and yet nobody is wrong - it’s just different experiences. Experiential is where they are here, pushing the convention, testing the boundaries and enjoying what they do. Staff were attentive and worked as a smooth team, clearly understanding the dishes and explaining the ingredients.

My sister and I were looking forward to our meal on our first evening in Edinburgh. The staff were lovely very friendly. But I must say the portions were tiny... my dish was fish and the warm chunks of melon and popcorn just didn’t go. It would have been nice to have bread that didn’t have fruit in also. The atmosphere was spoilt by the loud gentlemen that had obviously had one too many and offended me with his opinions on English people..... I cannot write what he said as it would have to be censored.

We visited Edinburgh as it’s our favourite city in the Uk and given we couldn’t go abroad we made a staycation out of it. We love food and fine dining so thought we’d treat ourselves to some lovely restaurants and this was one. Sadly, both of us were very disappointed. The atmosphere was lacking and the egg whites to start with were powdery and very strange. The food portions were tiny and the starter and main course were rushed out as it was clear we were an early table that was wanted back for later service. Whilst we didn’t have an issue with this, despite being rushed between the first two courses, we were then left waiting for about 20mins for our desert to be served. Other tables were being served and it was clear a schedule was being followed and therefore for the time being it was deemed acceptable for us to be ignored. We felt this was rude and uncomfortable and left us with a sour taste in our mouth about the whole experience. I also asked the waiter at the start for a wine recommendation for my main course and this was entirely forgotten until later in the meal. All in all- I wouldn’t say it was worth the visit and have eaten at far better restaurants for the price and experience. Whilst the food was nice - it wasn’t anything spectacular and we felt some of the flavours and textures didn’t even gel well at all. It wouldn’t be somewhere we would visit in Edinburgh again.

Amazing food and the staff were so friendly and accommodating! The food was delicious - we especially loved the banana yoghurt with the scallops and the beef and halibut mains - the fish and meat were cooked perfectly! Also an incredible selection of cheese was offered on the cheese course with some we had never tasted before. We had such a lovely evening here and the food was some of the most amazing food we’ve ever tasted! Booked this restaurant, expecting it to have a Michelin star, didn't realise they'd lost it (having eaten here now, I'd say deservedly so). Prices not adjusted after the loss of a star. Absolutely nothing has blown us away. Positives: friendly staff, good ambience and interior design, unexpected, interesting food combinations in the main course and the desert, but nothing exceptional. Negatives:Extortionate mark-up on wines, literally eye-watering (a glass of average wine at 28 pounds!), which puts you off immediately. Miniscule portions, even by fine dining standards - starter with one single scallop in the middle and bits of black pudding not listed on the menu (I do not eat meat), soup on the bottom of an espresso sized cup, eaten in two spoonfulls.. It was tasty, but so disappointing because of its size, it feels like mockery. Guys, at least have the decency to fill up the tiny cup! Unfortunately, a very underwhelming experience. The staff are lovely - a special thank you to them.

Outstanding Excellence at 21212 again . We had the best lunch ever yesterday , it was so nice to be back . Saying nothing when you have nothing nice to say being a good maxim, I’ll keep this fairly short. It’s very welcoming, lovely decor, good and interesting wines, but the cooking is sub-par. Turbot with melon and popcorn, gazpacho with gherkin and large slices of carrot. These things weren’t quirky- they just didn’t taste nice. The cheese plate was very good and a starter of risotto with mushroom was nice (apart from the deep fried mozzarella). The kitchen has wide technical skills but limited ability in bringing a coherent plate of food together. There are much better and better value restaurants in Edinburgh, although the staff are lovely.

We have visited a variety of Michelin starred restaurants in the past which have served great food, however, I have to admit that the food served at 212112 was nothing short of astounding without a doubt thee best food from any restaurant we have been to. The mushroom and barley risotto was incredible, who would of thought that a mushroom could taste so good. Every course from start to finish was an experience, I'm not going to describe the other courses, why spoil the surprise, I'll leave it up to you to find out for yourself, trust me though you will not be disappointed. We were warmly received and treated like royalty throughout our visit. If you are looking for something special I can highly recommend 212112.

We went for the 5 course tasting menu At lunch and I can truly say the food was delicious, I enjoyed every course, the hospitality provided by the staff was amazing, they ensured we had everything we needed and explained each course so we knew what to look for in each taste. Would thoroughly recommend and we will be back. The fact that you can choose what menu you want to go for from 2 to 5 course is also a bonus. We wen for 5 to get the whole experience even though I could hardly move by the time I finished. Defiantly a 10 out of 10 for us .

These days Edinburgh has several top class restaurants. 21212 is definitely in the top class, and is top of the class for the elegant setting ... a beautiful Georgian dining room with sumptuous banquet furnishings. Upstairs for drinks or coffee a luxurious and stylish dining room with a fabulous view out to sea. The cuisine is imaginative, delicious and fun, and so are the staff. Highly recommended.

We were looking forward to this dinner even though the restaurant recently lost its Michelin Star. The restaurant is set over three floors, very clean with lavish furnishings. Our meal was booked for 8pm we arrived at 7.55pm and were taken upstairs for drinks in the lounge area. Just after 8.30pm we were taken to our table and our first course didn’t arrive until 8.50pm. The evening was starting to drag a little so we asked if they could speed things up a little. The food in general was very disappointing, very average with no real wow factor. The service was slow but very friendly, we were topping up our glasses even though there was a wine waiter. With wine for the two of us was just over £300.

The meal started off badly as, due to space, they had us sitting next to each other at the side of the room with no one opposite. Totally ruined the dining experience and eventually I had to ask to move, which embarrassed my boyfriend who would never normally complain. Once moved, I enjoyed the food, wine and experience very much. Cheese course very generous. Service not as slick as Martin wishart and left too long in the lounge before being taken to our side by side table. sommelier went on a bit long and found myself tuning out. Also woman who met us and took our bill was v awkward. I would definitely go back though, but I’d state I want to sit opposite my partner on the reservation request.I was most impressed with the cheese and haddock courses. Disappointed with the ‘tiramisu’ but my boyfriend got lucky with the lemon dessert alternative.

Convient location, 5min walk from Edinburgh New Town, decoration is cosy.However we are here for the food and drinks, I had the 4 course lunch (skipping the cheese selection) and had a Gin & Tonic.The Gin & Tonic was average (Botanist & Fever-tree), nothing special there.Starter was a barley risotto with foam topped with a crispy haggis ball.- It was a nice starter, but it didn't wow.2nd course was a cauliflower soup with foam- A creamy cauliflower and tomato soup.3rd course was a smoked fish with many things with foam- The "many things" include feta, baby radish, caviar, popcorn, cooked garlic and a few others. I guess the idea was to have different flavour with every mouthful.- The texture of the fish was great, however the fish was so over-seasoned, that I could only taste the saliness of the fish.- Comment was passed to staff, only reply was "we're sorry about that"In between the savory dish and the dessert, a pina colada sorbet was presented to clense the palet. Personally I am not a fan of coconut, but it was refreshing as the restaurant was quite warm.Dessert was a lemon meringue with foam.- It had a hair in it... Appologies were given, replacement dessert made.- The lemon curd had other ingredients (maybe spiced ginger?) in it that just didn't work for me, or maybe it was just the hair experience.Overall, I get the impression the chef is very fond of using foam and unusual spices in this menu, maybe the menu just wasn't for me. However I was very surpprised I was still charged full price after the hair ordeal.

No todo funcionó, como la pasta en la sopa de coliflor que parecía una idea innecesaria en un plato que para mí fue lo más destacado de la noche. Sin embargo, incluso eso es parte del placer de comer en este nivel de restaurante y de ninguna manera disminuye la experiencia. Hay muy poco que criticar sobre 21212, la decoración es sutilmente elegante, el personal tiene un aire de confianza silenciosa y es totalmente profesional sin ser dominante. La lista de vinos es muy completa y el sumiller muy bien informado. Arrived 1 hour before check in and they happily held our luggage which was in our room when we returned. We were both amazed at the room when we entered. Lovey King size bed with a great bath and shower, plus the underfloor heating. Great room. Only complaint is that one of the windows let in some noise at night, but that's nitpicking. Great experience with excellent staff who were all really friendly. Would definitely recommend.

The accommodation is 5 star the quality of the fittings and fixtures are amazing tasteful and elegant and the bathroom out of this world . The drawing room is the perfect place to relax with your complementary glass of Champagne and prepare for your dinning experience . For dinner we went for the tasting menu along with the matching wines what can I say I have had the good fortune over the years to have eating in some of the best restaurants in the world and this was up there with some of the best each course was perfectly constructed and presented the flavours and the textures amazing the Sommelier did an excellent job to match the wines to complement each course perfectly . A huge thank you to Paul / Kate and there team for preparing and presenting such a wonder menu it was exceptional .Also big thanks to Katie and front of house for their hard work in keeping everything running smoothly . I cannot recommend 21212 highly enough make it you go too restaurant in Edinburgh you will not be disappointed

Lunch at 21212 was the highlight of our weekend in Edinburgh. From the attentive and friendly staff on our arrival, the luxurious surroundings and the quality of the food, the whole experience was delightful . We had a three courses and each one was a surprise and a delight. A mini explosion of fantastic flavour in each mouthful! The fish in the main course was absolutely wonderful, the homemade breads fantastic and the tiramisu to die for! The little extra complimentary treats just added to our enjoyment.If you are looking for a very special treat I cannot recommend 21212 highly enough

This was an dining experience we had looked forward to however it is off the bucket list but won’t be repeated. The service was definitely mixed with us being left for 10 minutes before we were offered drinks then the nibbles were forgotten and so started the experience. Some of the food was lovely however even accounting for the Saturday evening restrictions on the menu it seems that by providing dietary requirements as requested you only warrant one choice despite them not being complicated. For the price and to allow people to get the most from the experience choice is important.The beef was melt in the mouth however a pre desert of milk was definitely not what we would have expected and the interim soup was layered with lashings of truffle oil without this being made clear which for one of us was an issue. We found some things to like but sadly too many disappointments culminating in being overcharged at the end. We have eaten in Michelin starred restaurants throughout the country and high end restaurants across the world but sadly this one was not up to scratch

I was treated to a visit to Paul Kitching’s restaurant 21212, a restaurant that has numerous awards and once held a Michelin star so I was rather excited! Upon arrival we were welcomed warmly and shown into the small, cosy and impressive dining room and to our table where we were offered an aperitif, given some water and the wine menu. We chose an incredible white wine which was delivered to the table by a knowledgeable sommelier. The canapés were ok; a small tomato each, some black olives and curried popcorn, but maybe not what I’d expected from somewhere that once held a star. The menu is simple, 2 choices of a starter, 1 soup, 2 main course choices, 1 cheese plate followed by 2 dessert choices; 21212. There were specials on offer also and the whole menu was explained clearly and appetisingly. We were served an amuse bouche which was described as a cheese sandwich, the flavour combinations there were very well put together and balanced and it was thoroughly enjoyable. I chose scallops to start, or rather the single scallop with some pleasant garnish, black pudding and scallops is always a winner but the whole dish seemed to lack seasoning and the 4 pieces of raw nuts just didn’t work. The following courses followed a similar suit, it was all very well cooked and tasted nice but just didn’t blow us away. The soup was tasty but the big, roughly cut and raw pieces of veg wasn’t pleasant and didn’t follow the theme of the delicately cooked food we were given for the other courses. There just seemed to be a lack of seasoning overall and the interestingly titled “hot dog fish” was rather absurd, two pieces of hot dog sausage with my perfectly cooked turbot just didn’t quite seem imaginative and was all rather bland. The selection of cheeses with crackers and dried pear was the highlight of the meal. Seemed a bit odd to also serve us banana bread but it was a tasty addition none the less. We were given sweetened milk to cleanse the pallet before dessert, it was served from a small cow shaped jug and we drunk it from little paper cups, again, a bit odd. But it did the trick! The most disappointing thing about the whole meal was my dessert. I’d ordered the special offered to us which was rice pudding. Now, rice pudding is an incredible dessert in my eyes but I must’ve got about 4 grains of pudding rice and although what I had was tasty enough, it just wasn’t what I’d hoped for. The warm creme anglaise served on the side was very tasty but unnecessary. I understand fine dining and the small portions but the tiny amount of rice pudding just really didn’t finish the meal off on the note I’d hoped. At least I can say I’ve eaten at a 4 rosette restaurant and although the service was great, you could get a glimpse into the immaculate and quiet kitchen and the overall experience was enjoyable, unfortunately I wouldn’t be rushing back.

Apparently, 21212 has lost it's star. We struggled all evening through some truly excellent food and very interesting wine match to spot where the star had gone. We think somebody had an off day - they should try Northcote Manor (we did last week, to my dismay) and hand that one over. In essence, complex flavours, well judged portions, a superb cheese plate, warm and welcoming front of house, very knowledgeable sommelier. It was all lovely.

Had a wonderful 5 course meal here last weekend for husband’s birthday. Amazing food and lovely setting. Staff all very knowledgeable and friendly. Love that you can see into the kitchen and the hard work that goes into producing the dishes. Also very reasonably priced considering the amazing quality of the food. Would love to return soon!

Another excellent meal - food and service both exceptional. Very different experience from other fine dining restaurants in Edinburgh, with more flavour combinations in each dish. Beef dish in particular was wonderful. If you haven’t tried it, pay a visit and judge it for yourselves!

My wife and I spent the last week in Edinburgh and went to a number of haute cuisine/fine dining restaurants and both agreed that we would return to this place again on our next visit to this city. We had read that the Michelin star, which this place has had for 10 years, had been removed, but why, oh why? For mere mortals like an ordinary diner and do not inhabit the rarefied world of Michelin inspectors cannot understand the workings of these exalted beings. The dining room itself exudes tranquillity and elegance, the food was excellently cooked and presented; the combination of ingredients cleverly inventive; the service attentive and efficient. They may not have a qualified sommelier and the wine list isn't as long and extensive as a telephone directory, but the whole dining experience was memorable and enjoyable. The cooking was just as skilful as another Michelin starred place we visited in the same week. It was also good to see the owner, Paul Kitching and his partner Katie there overseeing the place.

We were recommended to this restaurant by our hotel and so enjoyed it we went back for a second meal. We tried the recommended Cullen Skink soup (similar to clam chowder but made with smoked fish) and loved it. Ditto for the whole sea bass. On the second night, we shared the huge pot of mussels and then the venison done to perfection. Small, unassuming restaurant but a first-rate kitchen and friendly and attentive wait staff that make you feel welcome as soon as you arrive. Highly recommend on your next visit to Edinburgh.

Popped in for a late lunch. Service & food was spot on. Catered to a tree nut allergy within our family really well & adapted the meal which made our 10 year old very happy. The staff couldn’t have been more friendly! Food was all tasty but kids especially loved their milkshakes! Definitely recommend

Got the scallops starter, which was nice but nothing special for the price. We had to wait at least 20-25 minutes for our main mussels to come as they forgot about it. Which was fine as they didn't charge for the bread. Probably, they were in a hurry when making our mains as we felt it was not a proper full portion of mussels , we were a bit disappointed, actually. We would have not been annoyed by the described situation, but after asking for the bill, they put a 10%service charge on. I'm normally OK with service charge but after watching the most demoralised staff I've seen in a while for more than 2 hours and forgetting our mains we felt like it's a bit cheeky to put that SC on. Food was OK but nothing special, you'd probably get this food for cheaper and with better service somewhere else in town. We will not be rushed to be back.

Food was incredible, exactly the warming scran we wanted - I had steak and ale stew with dumplings and leek and bacon mash, my husband had fish and chips. Both great. It was very cold in the restaurant and they had both doors at the back and front open for air - understand it must get hot when you’re serving but all the customers were sitting in their coats shivering. Maybe they need to find a way to get ventilation and keep the customers warm! Service was friendly but felt a bit rushed, we were debating pudding but weren’t given time for our main to go down. Understand that it’s popular though and a queue was probably forming for tables. Would probably come back, but on a warmer day maybe!
