Don't live in Kampus!!! They will charge you over £1,000 for damages caused by previous tenants, and they are very slow to respond or even ignore your evidence, leaving you in an unfair situation. You will lose your deposit if you live in Kampus!

DO NOT MOVE IN HERE You have been given a tour of the place. Young, friendly and charming staff, modern luxury vibe, high-end gym and cinema room equipped with a rooftop view of the city. And to make life easy, right in the center of the city. Sounds amazing, right? Wrong. WIFI: When you join, they lock you in with their provider 'Glide'. Terrible company, wifi barely works. If you work remotely or need to make important calls as an international student/professional, you will be disappointed. Go to Ancoats or Vita to get something worth your money. UTILITIES: LOL! Where do I start? There was literally a report published in Manchester Evening News of a resident being scammed -£1000 at Kampus (google it). It happened to everyone I knew that left Kampus. As a current resident, I don't get my bills from ISTA (the provider). It's on and off, some months I pay £400, other months £0?! This plus Wifi should stop you from moving into this building if you have self-respect. LOGISTICS: Oh wow it's near a cafe called Pollen (a blueberry muffin costs £5). And oh wow look at the General Store (a small box of grapes is £6) and Nell's is right next door! (sometimes it opens). But hey what about easy access to the city? (What about your lack of sleep due to traffic nearby your flat, what about the noise from skateboarders and drunks disturbing your peaceful nights, what about the fact that you walk 30 mins to Aldi just to get a banana for cheaper than a £3 single banana in a nearby tesco) SOCIAL LIFE & COMMUNITY: Kampus events are the only highlights. Some cool people. I have more to say, but it's best I keep quiet on this. All in all, come to Kampus if you want a short 5-6 month stay or if you don't plan on living in it much (some people just use their flats to sleep and then leave for work). Otherwise, be smart, do not come here. This is one of the most authentic reviews you'll read about life here.

I was quite appalled this morning, to have booked a viewing 2 days in advance, travel all the way to the viewing, to be told that because we are students that there is nothing available and the prices are completley different to those listed on the website. We were treated with little consideration about the fact that we are both in our final years and would be staying on to professional levels. making this discriminatory towards students who are actively seeking out non-student accommodation. With no valid reasoning or discussion other than the fact that we are students. It would have been easy to contact us in advance to inform us of the lack of one bed availability and higher prices, however it was deemed acceptable to allow for us to travel all of the way to instantly be turned away. I find this behaviour extremely poor and we will not be recommending to anybody, especially all of our friends who are seeking accommodation post graduation this year.

I really wanted to love this place but instead I've come away feeling publicly obliged to leave a one-star review. The customer service and organisation was abysmal and frankly rude - truly disgraceful. I strongly recommend avoiding this place at all costs.

Terrible management from the second we moved in and so unorganised. At any given moment, they will try to rinse their residents at any chance they can. Like other people have mentioned, they gave us a final bill of £657.40, months after we had moved out and only gave us 2 weeks to acquire this amount? How in the hell is that legal? We had issues with living in one flat because of the noise below us from one of the bars which after months of complaining they allowed us to move into a different flat next to neighbours who would cause noise disruption until 4/5AM on a weekday. Coincidentally, I met the tenant that lived in our flat before us and he mentioned he moved out ultimately because of the neighbours and Kampus was refusing to do anything about. The 3rd floor in Minshull House was insufferably hot during the summer, why on earth air conditioning was installed when they renovated the buildings is beyond me. Definitely do not recommend, they only care about the Kampus events and not the actual residents.

most frustrating place i’ve ever lived! endless issues.

Awful management!! We moved out from Kampus last year in October and two weeks ago received a bill from Ista over 600£ since they decided to recalculate all the bills in between 2022-2023.

Moved out almost a year ago & now been told I have 14 days to pay £500 utilities as they decided to make changes to historical tariff.

Utterly shameful and unethical management company. Ignore the fake 5 star reviews and avoid at all costs. While living in what was an extremely expensive place to live, there was constant issues like elevators breaking down near daily, poor ventilation in the apartments causing damp, the buzzer to the front work did not work, broken appliances in the kitchen, windows that where broken meaning they couldn’t be opened, and late night parties that management refused to address. Common spaces were also unclean, with very little pride taken in the surroundings. Further to that - I moved out over a year ago, with all bills fully paid up and closed. Last week I received an email saying they were changing all of the utility rates for the period I lived there, so they recalculated all of my bills and issued me a final ‘overdue’ bill for £820. This is completely unethical, and it’s very foggy as to whether it’s illegal. I can see many others were impacted by this, expect the number is into the hundreds that are being exploited for profits. I’ve made a formal complaint as the behaviour is completely unacceptable and puts an exclamation mark on what was an awful experience living there.

Reposting as they’ve apparently deleted my previous review. Same as below - AVOID Unethical and shameful retroactive energy bill increases. Issued over a year after we had already paid our bills in full, because they decided they wanted more money out of us.

Echoing recent reviews, I too received an additional utility bill long after moving out. It’s an unethical and likely illegal practice, that I will be escalating to the ombudsman. Even without this debacle, the place is poorly managed and downright unpleasant. Cannot emphasise how hot and uncomfortable the apartments are, there is constant noise, entry door was constantly broken and regularly had shady characters loitering around the building at night who could come in and out of the unmanned building lobbies. The management also tried multiple times to shut down a tenant-wide Facebook group, as they didn’t want people to realise just how bad things were across the development. Awful experience all round.

Echoing previous comments regarding backbilling of energy. We didn’t switch the heating on once, as the apartment was unbearably hot anyway. Somehow they’ve decided we owe them over £300, including energy from 2022, to plug a gap due to their own inaccurate accounting.

Avoid at all costs. Same as a previous review. We lived at Kampus for just over a year and moved out in Oct 2023. Kampus looks good when you first look round but it is not a good place to live - noisy, hot, badly managed, and expensive. Despite us paying all our bills throughout our tenancy, 6 months after we left we received an email informing us that we owe £428 in unpaid utility bills. This owed amount is a result of Kampus deciding to retrospectively change the cost for the energy use - in many cases doubling the unit cost. They’re doing this as it is so poorly managed and we’re assuming they’re trying to fill a black hole in their books. It’s difficult to see how this is legal and we’re now having to spend time fighting it and taking it up with the Obudsman. They try to rinse tenants (even previous ones) for every penny at any given opportunity. We didn’t even turn on our heating the whole time we lived at Kampus because the flats are unbearably hot and humid due to excessive insulation, with no way to cool them down. Kampus is horrifically mismanaged and badly staffed - making the whole situation more difficult to deal with. Don’t listen to the sales spiel they give you when viewing; save your future self from the bother and look elsewhere to live. P.S. to all current and past tenants dealing with this ISTA issue, do not let Kampus/Native Residential tell you ISTA are the problem. Native Residential set the billing rate and decided to send these bills out, you need to take the issue up with them to start the ombudsman procedure, not ISTA!

The best in town! The reception staff, Frankie, Faye, Chris and Nicole Chi (Leasing Head) are the most helpful and pleasant people I ever met! Trust me, if it's coming from a hotelier who marks every criteria, this is the place you call home! I will definitely miss the people of Kampus and the flat once I go back home!. Thank you Kampus! You have a wonderful staff and for making my stay a memorable one! <3

Close to the station and village area.

The sercurity is bad, the entrance of can not be closed automatically in last 9 months, they never repair it. Very noisy during holiday, you can listen to the music from bars in gay village freely. Parcel room is totally mess in most of time, you need to find your parcels from tens of parcels and any other one have the chance to take them away.

Overall the concept & apartment complex is a good idea. A lot of thought has gone into the amenities & look of the buildings. However for the rent prices to live here I’d expect better security. Noise levels especially in the summer are unbearable. Great if you love to party. However not great for families & if you just fancy some quiet time at home. Building management needs improvement especially when it comes to complaint management. If you are planning on moving here worth noting the garden is a public space. Open to drunk & anti social behaviour.

I am truly captivated by this new neighborhood square. It has quickly become my go-to spot, with its variety of bars and restaurants adding to the lively and welcoming ambiance. The range of cuisines available makes it perfect for any occasion. The square itself is well-kept and inviting, making it a joy to simply sit and watch the world go by. This area seems to become a true heart of the community, and I cannot recommend it enough for both locals and visitors alike!

I regretfully resided in this managed apartment building for an entire year, and I can confidently say that their management is utterly abysmal. Prepare yourself for a rollercoaster of frustration and disappointment if you choose to live here. One of the many problems I encountered was related to the dedicated parking space I paid an exorbitant £150 per month for. Imagine my shock and frustration when, one day, I found someone else occupying my rightfully assigned parking spot. Forced to park in a different free parking bay, I thought it was just a minor inconvenience. How wrong I was! Several months later, out of the blue, I received an outrageous £160 fine for daring to park in an available space that was not my assigned spot. The audacity! What's more infuriating is that the management acknowledged that the parking mishap was not my fault, yet they refuse to drop the unjust charges. It's clear that their main objective is to milk residents for every penny without any regard for fairness or decency. This establishment shamelessly preys on people, exploiting their customers' trust and hard-earned money. I cannot emphasize enough how much I discourage anyone from even considering staying at this apartment building. If you value your sanity and wish to avoid the never-ending stream of bureaucratic nonsense, I implore you to steer clear of this place. The management's utter lack of accountability and empathy is truly astonishing. They have perfected the art of ripping off unsuspecting tenants, leaving them with a sour taste in their mouths and an emptier wallet. Trust me when I say that you deserve far better treatment and respect as a tenant. Save yourself the agony, frustration, and unnecessary financial burden by seeking alternative accommodations. There are countless other options available that prioritize their residents' well-being and satisfaction. Spare yourself the headache and look elsewhere for a place that genuinely values your time, money, and peace of mind.

Absolutely cool place. Based in central part of Manchester near the canals. Nice vibe surrounded by shops, pubs etc. There two restaurants and nice garden. You can sit down next to the river and enjoy it.

At the beginning of construction I consider these massive buildings as something, that will definitely ruin atmosphere of gay village with heavy volumes and will make whole area extremely busy. Partially it's true, but it also created unique green closed pedestrian space, or square that support specific genius loci around canal ..love it

I'm about to move into Kampus - flat looks great and gym looks great. Also wanted to give a huge shout out to Simon Nguyen who is one of the Kampus leasing associates because he was awesome. Really friendly, knowledgeable and a genuinely a nice guy. Always on hand to help with questions and fully recommend him for his service.

Nice furnishings and materials - the apartments itself are lovely, aesthetic and comfy and the sense of community is nice however most of the social places are still to be completed. however just not practical. You can hear the doors shut loudly, it echoes throughout the floor, and there's not enough storage in the wardrobe - the bed is designed so you can not put anything in it or underneath it. The kitchen doors are a little awkward to handle.

Simon has been helping us with the renting process at Kampus Manchester. He has been really helpful, answering our questions quickly and removing any worries. He is very understanding and making us very comfortable by continuing the process quickly, doubt-free and efficient. Thank you Simon!

Update : I got a call immediately after posting this review from the senior management and they were very apologetic and wanted to rectify the mistake. They offered me the flat for the original price and seemed very sincere. I have currently moved in to the flat and although there have been some niggles, they have been handled well and not much to complain about. Changing this review from the 1 star I gave earlier. Earlier review : Greediest guys ever! They will behave very sweetly when you come to visit the apartment. Once they know that you like the place, they'll play their game and start jacking up the price. I wanted to stay for 3 months and wanted to book an apartment for £1215 per month. On Google you'll find them advertising as 'Short term lets'. First, they said that they for anything less than 6 months, they charge £300 as premium. Next, they said that they had flats from £1315 pm, not £1215 pm. Then, when I was about to make the deposit payment, they suddenly said that the apartment is not available due to some repairs. However another one for £1355 suddenly appeared out of the blue. When I saw the video, it was the same area, layout, etc but on a lower floor. They sequentially keep jacking up the price citing some or the other reason. I saw through their little game else I would've paid minimum 400£ per month more had I continued. Stay away, especially short term tenants.

I recently had the great and unexpected pleasure of viewing Apartments for Rent in the existing and soon to be opened new Wing of Kampus Apartments in Manchester. I was unavoidably late and flustered and from the Front desk to to the charming and wholly Professional Lettings chap Simon Nguyen the entire staff did their Company Great Credit and I could not have been more impressed by the product or the Ethos. I was not surprised to learn their Sister Company owned the Excellent Native Group of Hotels with whom I have stayed on many occasions and in many places all who displayed the same attitude and high standards of service. I am so glad that I found this flat. The process was so professional and quick. The flat and amenities are met what I was looking for, especially the location of the building which is in the city centre and near the Manchester Piccadilly station. The leasing associate, Halima, showed and guided me the process since the beginning professionally. She explained the lease so detail and helped me to book the flat easily. She also always give a prompt response and provide me any informations about the lease immediately. With the facility, the flat, neighbourhood, and the service from the company that I have been getting so far is definitely worth the money.

The staff members are so sweet and patient. They replied all my questions quickly. I booked my room with Ms Halima and she helped me with the whole process.

I’m my honesty opinion Kampus is a great option for university students or even someone who’s looking for a nice place to settle in. The place offers amazing rooms and great facility such as their soon to be open gym which is absolutely massive by the way and for the price you pay I would say it’s absolutely worth it. The staff there are also super friendly and very polite. I had an agent named Halima who made showed me many footage of the place to make my renting process much smoother and she was extremely nice to me. This is one of the best flats you can rent in Manchester in my opinion.
