Easy access from motorway, room was clean and a goodnights sleep on mattress. Bathroom was clean and functional, with a walk in shower, much preferred to climbing in and out of a bath for a shower ! Evening meal was good, breakfast could have been a little better.

It's okay to stay overnight if you're passing through. Unfortunately it's a bit old.

The staff of both Innkeeper’s and Toby Carvery were very friendly and helpful as well as the cleaning crew. The room was comfortable, clean and easy with a big outside area to sit and relax. Unfortunately my room (and the corridor to) had a very bad stench of sewage through my 3 night stay. The last day/night was okay so I thought it had been rectified but according to my neighbours it was getting worse - please sort this!

The lady on the desk when we checked in was really helpful and friendly, the room was a comfortable size with good facilities. The only thing that let it down was breakfast, this was pretty poor, I ordered vegetarian sausages which were inedible as they were really hard, I think they may have been microwaved. The Yorkshire puddings were dry and the meat sausages weren’t very nice either

The hotel is as expected a clean and functional place as I had stayed before so no disappointment on that score Had an issue which I contacted Louise about, full credit she sorted it and will quite happily stay again.

Superb room. Very quiet and very clean. Having stayed here before I was actually disappointed with the quality of food at breakfast. No cereal choices. The hash browns were stale. Egg yolks solid. Tomato chunks in way too much liquid. I asked for a slotted spoon so I could drain some juice off and was told No because it would make a mess in front of the dish the tomatoes were in! The best bit was the mushrooms, so I had mushrooms on toast for breakfast. Staff on Reception helpful and friendly

The room was a bit tired. Bed fantastic breakfast was good did not have evening meal . But on Saturday morning the plug in sink would not come up to empty the water , it was reported to a staff member who did come and look then reported to the manager .We expected it to be sorted on our return but sadly it was not . Shame little things let the company down I will not be stopping again sorry to say 🙂‍↔️🙂‍↔️

Budget no frills, excellent value for money, easy parking well maintained, honest food, clean comfortable room, friendly staff, location perfect for getting in /out of Exeter. Will return without hesitation

Not fit to be part of the Innkeepers Collection.As we had stayed at another Innkeepers inn in Cantebury, we had been so impressed we didn't hesitate to book for an over night stop in Exeter. How wrong could we be. The room was tatty, the bed hard, the food disgusting and cold and we waited 15 minutes to be checked in and only then after my husband went looking for someone. The breakfast again was cold and tasteless. We couldn't wait to check out Only gave one star as it was needed to post. I would not give one star

Staff are incredibly helpful and efficient. Room sizes are perfect, food is good as well. I would recommend staying here

The pictures make it look far better than it was. First impressions pulling into the car park was we have arrived at a cross between 1970s butlins and Bates Motel. The entire room looked tired with a half decent bed. The bathroom had a window which had partially been blocked off when they obviously decided to put in a new shower cubicle (don't be fooled this was probably still almost 10 years ago). If you have a bit of weight you have to breathe in to get through the open cubicle door (no chance if you're a fatty). The bedside tables looked like something knocked up in a secondary school woodwork class. Then there was the musical floorboards. They were that creaky it was like having a piano on the floor. All this was hidden behind the old narrow room door. For us we used it as a base so it just about did the job but felt cheated based on the pictures on the website. The only reason we gave this a one star is our reaction was we have stayed in worse. However on that review I did advise the only thing to make that Prestatyn Sands better was a demolition team and promptly 12 months later they moved in and flattened it.

+ great rooms setup + amazing refurbished bathroom + great restaurant + comfy sleep + lovely and helpful reception - would be great if reception could offer a European plug adapter - there were no Do Not Disturb sign in the room, I had to make it myself - there were no pencil or pen - internet was getting very slow from time to time - please make a sticker "OFF" against the towel rack's switch OFF position. I didn't realise it was ON, was quite hot at night. And could save energy

Awful! I'm pretty sure they house homeless people as there were people walking through corridors with no shoes on, propped open hotel doors, and countless people smoking right between the hotel entrance and carpark. The most awful place, from entering reception to leaving a day early! Rooms are dirty, carpets stained, the bathroom had recently been painted, going by the shoddy paint splatter all over the floor, towel rail, and toilet. Toilet stunk of sewage. From the outside, the place looked like a run-down holiday park, so I had a feeling we were in for a bad experience. Avoid it unless you like that sort of thing!

Location was easy to get to and parking plentiful. Was going to the rugby and wasn't a bad 30 min walk down to the ground. Hotel is quite tired and needs a lick of paint and a clean up. Functional for a short stay but would not based myself there longer. Food wise I ate the carvery in the evening and then the breakfast. I would say these are average. Breakfast was a bit basic and I have had better in the other chain hotels as there was more choice.

As always we love stopping in room 204 as it meets all the needs for my disabled wife & this toby is central to where we visit around local coasts & also the town the Toby always has great food & drinks the staff are superb & nothing is ever to much or to little to help you out

It was very clean throughout, the food was really nice, there was plenty of seating inside and out.

The main issue was the smell. From the hallway all the way to my room it was horrendous. It smelt like sewage. The smell in the room I was in was so bad, I went to reception to complain and to ask for another room. None were available and it was gone 20:30 so I had no choice but to remain. The wifi was not working the whole time. The room was clean but in poor keep. Carpets looked old and stained. It all just lookes outdated and not at all to the standard I normally keep. Premier inn, holiday inn and other budget hotels I normally stay at, are much more habitable.

Everything I asked for was provided, even a bath in the room instead of a shower, the staff were friendly and efficient. The bed was extremely comfortable and the food was everything we love at the Toby carvery.

Rooms were clean, bed comfortable, free Wi-Fi. NO decaf t bags in room. Fire escape notice not clear on which exit to take and no assembly point shown.

Facilities in the room were great - tea, coffee, milk, kettle, cups, glasses, tissues, hairdryer, TV, remote control, hand-wash, hair and body wash. Bathroom was clean, bedding was good, enough pillows. Room was a little tired, curtains weren't completely attached, carpet was bit grubby.

The paint in my room is as peeling away from the wall and not just a little bit a few big areas

The room was very noisy, very noisy floor, pillows not firm enough, old stained carpet and the whole room could do with updating, but was clean. Smelt of a musty mould smell when walking along the corridor. Staff were great as was the bar area, breakfast was good and well priced.

Rooms are not clean bed was stained so was the chair bathroom was mucky walls were stained and had holes in ,carpets in the hallways were badly stained would not recommend staying here it’s not worth £1 never mind £170

The room was OK, the food - both carvery and breakfast - were definitely not good. The carvery offered pork, gammon, turkey and beef. The turkey was down to the barebones, so I asked one of the serving team for a new one. he went off to get one, but the remaining member (older man) got quite upset with me and tried to get some more meat from the old turkey. I then told him that I would have pork, as the turkey was not at all appetising. He grunted at me and gave me a very small portion of pork (having already served my wife with a much larger portion). The large Yorkshire puddings were under-cooked and very soggy. The roast potatoes were severely over cooked, almost black. I rate this the worst ever carvery that I have had. The breakfast offering was not much better. There was just one egg option - fried. Every where lese offers a choice of eggs, especially scrambled. The mushrooms looked like they had been on offer for a week! This hotel really must improve its food preparation.

The room was just ok beds kept moving ( quite a bit) when getting on and off . Could do with a couple off chairs, tall lamp switch was like a needle which one of us caught. The Toby Carvery side is a complete JOKE the staff are very lazy on the whole and very rude. I was told by reception to pay for Carvery at the bar which I did then we were told we couldn't sit in Restaurant part and only sit in busy bar area, food was only warm and had been standing for ages and gravy was lumpy. After eating We went to the bar where I was interrogated by the staff, they said you have to pay for your carvery, I said I had where did you pay, who did you pay, what colour hair did they have etc even though I could show receipt. When I went to order drinks there was 3 staff at bar totally ignoring me and I had to shout for service to get service. It seems all the staff are good at talking and ignoring customers very lazy at times. We won't be coming back and won't be recommending you nor will we go to Toby carvery again . This is the second time we have stayed at the Innkeeper and thought the problems we had 1st visit wouldn't happen again but it was worse 1st time we got refund for poor food but when they took my card for refund they charged me again this took weeks to sort out and get my money back . The staff were still ignorant at bar and restaurant.

Good for a place to sleep, nice cosy room with basics

It is what it is! - room very basic - 'drainy' smell inside. Shower/bathroom a bit grubby, grouting had staining/mould. Overall large comfortable bed, room clean. Staff very good. Due to a 5 hrs drive, decided not worth complaining to change rooms.

Had an excellent sty..only thing was we could nt have an extra coffee in morning as we had an early check in and there was no one answering the reception phone but that was trivial..maybe leave a basket of uht milks coffees and teas on reception so guests can help themselves

Not a lot great. The bed was uncomfortable, the pillow were like a sack of pebbles, honestly we've never slept on such awful pillows. They were flat with what seemed like broken chunks of foam in them rattling around, nothing like what's shown in the pictures. One of the bedside lights didn’t worked, the sealant at the bottom of the shower was black and not attached, the old bug wandering out now ans again. Carpets and seats were stained. The shower had zero pressure and just trickled out, very difficult to shower with. Toilet seat was loose, sink was fine. It was raining at night and sounded like stones being thrown on the ceiling. Very noisy. Signed up to the WiFi, ended up using my data as the WiFi was ridiculously slow to non existent. Dinner was OK but only received half the order so had to find a member of staff and ask for the rest. Ended up cold by the time the missed Yorkshire puds, sausages and gravy turned up. Breakfast was nice. Went down at 10.15, was first told we hadnt booked, eventually found us. We have never been there before so didn't know what to do. Was just told to find a table without a napkin as they were setting up for lunch. Eventually found the buffet on our own, a little direction from staff would have been nice. We ended up not eating all the breakfast as felt we were being rushed out so they could set our table up for lunch. Constant watching us, and rushing around setting up other tables next to us. Overall not a great stay.

Receptionists were lovely but it ended there. The bathroom was disgusting. Toilet hadn’t been flushed. Bed uncomfortable. Unruly guests drinking and partying in the corridors. I was very ill after eating the carvery. Never, ever staying in any of their hotels again.

It was nice experience staff was amazing very helpfull my car battery went dead and they help me start my car for me very genuine and helpfull staff full recommended 👍 morning lady of the counter was very helpfull and polite thank you very much would love to stay again.

We stayed here for one night during our road trip around South Devon. The rooms were nice, exactly what is needed, big rooms, many wall sockets, big bathroom and buffet breakfast.

Great value, big room, nice bathroom and facilities. Could improve the WiFi and the door didn’t lock properly. But a fantastic find and will be back

I booked a disabled room due to mobility problems, once checked in we found the TV was broken, so they couldn't replace it, and we moved to room 1, it was very much smaller and due to my mobility issues I found it very difficult to get around the bed with such tight space, also I couldn't use the shower as there was no grab rails , there is also a LOT of black mould behind the curtain to the left of the window which clearly hasn't be cleaned or treated for some time

You have already sent me a survey which I have completed but if you wish nexto compound things for you I will do. Bed bugs, dirty paint work, carpets need cleaning, car every area dirty on the Tuesday night.

There is nothing I can see that needs improving, Absolutely happy with service and room very clean, didn't have meal this time nor breakfast but will definitely have them next time as look very appetising with what we saw, we will be back thank you

Good location with plenty of free parking and ideal having the Toby carvery next door for a delicious breakfast.

The creeky floors need sorting out especially outside the bathroom door.

Upon arrival we had to wait 15 minutes at reception to then be told our room wasn't ready. We came back at check in time and again waited at least 15-20 minutes to be greeted at reception. Upon entering the room 233 we found there to be a cleaners backpack coat and other items still in the room. We informed the cleaners and they came and retrieved their belongings after about 10 minutes of waiting. When we entered the room it quite clearly hadn't been cleaned at all. Absolutely disgusting. Hairs in the shower and toilet, marks inside the toilet. Toe nails on the carpet and bits everywhere. We returned to reception and waited a further 20 minutes for a member of staff consequently causing us to miss our pre booked taxi into town. We were given a different room eventually which was up to standard but the double bed did have 2 single mattresses instead of a double which was extremely uncomfortable, we had nothing by way of an apology not even a complimentary drink at the bar.

The heating did not work in the room (205?). This was the same for the other guests as well. A portable oil heater was given, which frankly was not powerful enough. The decor was very tired and there was paint chips everywhere. The bathroom window latch did not secure the window very well at all and I didn't feel safe. The breakfast was also an issue, as apparently only one breakfast was paid for rather than for the two of us. We weren't told of this during the book in process and I had to pay for another breakfast. Would I stay again? Definitely not.

Pretty tatty and sad and unfortunately not worth £90 a night (didn't even include breakfast!). Staff were friendly enough and bed sheets and bathroom were clean but bad smells ( tobacco and drains) peeling wall paper, bugs in the ceiling lampshade, ancient carpet and very small supposed "family" room just made the stay pretty unpleasant. Wouldn't recommend I'm afraid....

The room was dirty! There was a poo left in the toilet and the bath was disgusting, it has grime, dirt and hairs. There were leaves in around the room and the floor wasn’t really clean at all. There was no welcome pack in the room and the staff checking us in provided no information/timings of breakfast or meal times.

The accommodation was good, it provided everything that we needed. The dinner was excellent value, but aimed at quantity rather than quality. The same for breakfast, I would have liked the option of scrambled eggs and real tomatoes rather than tinned. But I could have stayed at the Premier Inn and paid more, so price is important.

The room had mould in the bathroom / damp on window seal / paint was faking / room was dirty - It was below standard I would expect from a hotel chain and it was very disappointing

There is no telephone in the rooms. This would have helped as the fire alarm went off at 7:30am !!!!!!!! Myself and lots of other guests were outside in the corridors wondering what we should do as we couldn’t see any staff. Also there was no explanation afterwards. Breakfast was horrendous. We had to stand and wait for over 6 minutes for the bacon, sausage and eggs to be restocked. When I asked politely to a member of staff if there would be any more coming ( as I have never eaten at a Toby before) she replied very rudely and quite flippantly…‘it’s on its way’ I felt very embarrassed and belittled by this and even a gentleman behind me said that there wasn’t any need for that. The woman was a slim built brunette, looked around 55 with glasses and her eyebrow pierced. That experience would not make me return to your premises again.

It was a nice clean hotel looked much better on the inside from the outside, however we did wait ages to check in and we was in a rush so was annoying to wait for 30 mins for someone to turn up even after calling the phone 3 times. The fire alarm also went of at 7am the next morning wasn't sure if this was a drill but we wasn't told and if not then no one was even thinking about evacuating. Apart from that it was a comfortable enough to stay for the price, probably wouldn't pay any more for the stay.

It was shocking. The bathroom was gross, I didn’t even want to use the loo. Everything had Mildew or mould all over it. Paint was flaking and rust showing. Then the sleep. Are you joking?? It was loud, banging and the binmen showing up directly outside my window at 4:38am to have a good old chat with hotel workers was a bonus. My favourite was the opening of the wooden gate to access the bins which proceeded to fly open in to my window, crashing me awake to their presence. The place is a joke

Room clean and comfy. However, we regret booking breakfast. Would recommend people check it out before they buy.

The rooms are spacious and comfortable and the carvery is lovely although they are starting to look a bit tired and it would have been nice to have gluten free bread and toast at breakfast also sausages.

The pictures on the website are a bit different to what you see when you arrive there was metal fencing sectioning part of the carpark off, first impression of the outside side when you pull up looks like it needs a good cleaning, I asked for an adjoining room as I had our grandchildren with us we were given rooms opposite each other bathroom floor was not sealed in 237 so dirty water would come out when stepped on it, when we ate in the restaurant we asked for just prawns in sauce it came in a bowl swimming in sauce was like a bowl of soup then had a chicken burger to be given raw chicken to be told it’s pre cooked and then reheated in total a really bad experience will never stay again.

The rooms was well priced, well equipped and the beds were comfy. All the staff from the moment we arrived to the moment we left were very nice and friendly and the check in was quick and easy

Second night arrived back to Toby early evening went to out room but no towels, my husband went to the reception use the phone to speak to someone, then someone came to reception, we think it was someone from the bar. She said they will bring the towels to our room soon, never showed up. In morning I spoke to one of the guess to ask her to explain to reception that we have no towels as I was in my nightie, she did and they said we had to wait until 10am when house keeper starts work. So we did. Not happy as they should of brought the towels down to our room straight away that night. Plus we ended up being late meeting family, should of met them at 9.30am. Ended up meeting at 11.30am. Not happy. Your breakfast buffet menu should include continental, cereals, croissant’s and toast, yogurt, and fruit plus cereal bowl should be cereal bowls not Soup Bowls, for people who don’t want fry up there was not much to have. As for fry up you should be able to choice what sort of egg you would like, Evening carvery very good.

Spoke to us and other guests really poorly & really soured our stay Receptionist morning of Thursday 19 July Corridors - really dangerous trip hazards with no warning, of the 3 corridors we had to use 1 smelt of sewage, 1 smelt of damp Beds were really uncomfortable Bedroom poorly maintained Bathroom poorly maintained Bar was really uncomfortable to sit in

We had made a booking via the website but then called up to say we needed a disabled room and this was agreed. However, when we booked in, a disabled room was not available. This meant that my elderly mother and I were left in a very small room with little room to manouvre around with a walker. The bathroom was very, very small and not designed for a disabled person with the toilet being very low and no where to grab onto to help with getting on and off the toilet. Next time, we would be grateful for someone who takes the booking/telephone call to make notes on the reservation as this was not done in this instance.

Good value for money. Comfortable, clean and reminded me of a premier inn… just a little below that standard. The decor was fine. I like the 12pm checkout option. Very useful to be next door to Toby carvery for food. The bathroom was effective and simple. Plenty of towels and good pressure in the shower. Overall, it served me well for the nights stay and I would book again if I’m looking for a comfortable reasonably priced hotel room for a short stay over.

You get what you pay for. It was "fine". The staff, room and service was mediocre, but just needed somewhere to sleep so that's fine.

Location great for our needs. Room comfortable and clean, albeit warm as no air conditioning.

Great Service and room was clean and functional

The hotel stay was OK. The resturant never asked us our name even thou we had made a table reservation.

Rooms were very clean and comfortable, breakfast was delicious, hot and plentiful, location was great, staff were friendly. However there were 3 negatives:- We booked on 21st March (3 months in advance) and requested a suitable room for someone unable to walk up stairs, and was told that it couldn't be guaranteed, but that they would do their best where possible, as rooms were allocated on the day. I reminded them of the request a few days before we arrived, and got the same response. I even paid extra for that room type, as my lesser priced room said that there was no lift, so access was by stairs, but the more expensive room I booked did not have that message, but I was happy to pay more for it, assuming it to be more accessible and nearer the main hotel area (we could not book a disabled room as that was listed as a double, and we needed a twin room). I was therefore disappointed to get the room that was pretty much the furthest away from reception/breakfast, and also down 5 or 6 stairs. I do appreciate that the accessible room was not 'guaranteed', but still was disappointed to see that the request had not been honoured, especially as my mother's condition had deteriorated by the time we came, having had a pacemaker fitted in May. Each trip to the room was a trek for her (even the housekeeper felt sorry for her and apologised profusely, she did say we could use the fire exit for quicker access to the car park), and she skipped breakfast on the second day, as she was too weary to walk that far. I do think that with 3 months notice, and a reminder a few days before, that a more suitable room could have been allocated to her, especially as the rooms nearest to reception were mostly empty on Friday night, and were only used on Saturday night. We chose your hotel over another one as it sounded more accessible, but sadly this was not the case. I do think more respect should be given for accessible rooms for someone who requests it - she is registered disabled, with a blue badge, which could have been provided on request, if our claim was in doubt. Breakfast - why have the juice located so far from the breakfast area - once we had asked where it was, we had to walk quite a way to get the juice, meaning our lovely hot breakfast was sat on the table going cold. Also tricky for elderly/disabled to get to. Why not have it near the rest of the breakfast items, rather than in the main bar area? Room 217 - it was very clean and looked smart, but smelt very musty, as if a wet mouldy towel was in the room. Was ok when we were in room, as had all windows wide open (it was warm enough for that), but each time we left the room we had to shut widows for security, then air the room when we returned. Upon unpacking my case at home, all our clothes smell musty, so have had to put everything, even clean clothes, in the wash.

A little disappointed, the room was an extremely small twin. Only one chair in the room, however the room was clean.

Very tired room. Bed hard. Bathroom smelt very musty and damp. The floor had obviously had leaks so was uneven under foot. People running up and down corridor all night and early morning. Noisy. Didn't sleep well at all.

The room was excellent. Clean and well appointed and in a good position in Exeter. The food was very disappointing. The carvery was lukewarm and so was the breakfast.

Hotel was shabby and tired. Room was ok. Carvery ran out of meat, very poor range on menu.

Beds ok, but bathroom smelled and looked mouldy and damp with unpleasent ouder from sink and shower drain. Parking OK, but entire place looks tired. Staff not always on hand took a quater of an hour for someone to come and check us in. For the money....not great. Plus side being its next to toby carvery so easy food in evening and in morning.

Our room was nice and roomy with a large bed and modern clean bathroom, all facility in the room were adequate . Nice clean towels and plenty of them. Room was cleaned the next day. The room was quite soundproof so we could only hear the other quests talking very slightly. We also had the end room which helped. The only fault found was the smell of the room. It smelt foisty. Think it was the carpet. Also we noticed a quite unpleasant smell in all the corridors.

We will never stay again the room was awful. The smell of mould hit you as you entered the room. The bathroom had mould on the ceiling with no ventilation at all. We had to keep the bathroom door closed to try and contain the moisture and mould. There was a pube on one of the beds. There was blood on the table under the television. Shouting and arguing outside until the early hours. For £77 that is disgusting. We went into the carvery to eat. Ordered a king prawn ciabatta which was absolutely unbelievable that this could be served. It was toasted stale French bread with small frozen prawns not worth any money or serving to customers.

The bed was good. Everything else looked tired. Shower was grubby.

Easy service, clean room great comfortable bed and Hot shower

Not a bad hotel. Shower cubicle and toilet in bathroom. Breakfast at Toby next door was good. Only downside is that restaurant as in Toby only does Carvery.

The room had an odour about it on arrival. Being a Catering Manager the Breakfast fell well below my expectations for the cost which I thought was expensive
