I had a hugely disappointing stay at Ednam house. It looks like a beautiful building on the website, as do the rooms and the food. The building itself is very pretty from the outside but it needs to be completely gutted and renovated. None of furniture should even be kept - throw everything out and start from zero. Everything was dirty and dusty, the lampshades stained, the shower mouldy, the carpets old and horrible. Black hairs in the room and the carpet clearly not hoovered. The food at the restaurant was so bad we didn’t touch it when it arrived. Do not order the cod dish as it is completely flavourless. We also ordered green beans and the waiter let us know 10 minutes after our other food arrived that “there is a problem with the green beans”. They never arrived which left us wonder what on earth this problem could have been… The staff were not great and often got our orders wrong or forgot things. This place is completely misrepresented online and it would be such a shame for people to use their well earned holidays at such a badly run establishment. They need to start from zero and close this hotel for months to make the fixes it desperately needs. The location and house from the outside are beautiful so all I can say is that it has nothing but potential. I feel truly catfished by this hotel so please think twice before booking

Beautiful place with stunning views and great, friendly staff.Id probably pick a better room next time,we had an attic room £208 for 2 nights b&b.Room was fine with stunning views and everything you need for a weekend away. Nice quiet bar very comfortable again with great views, prices aren't bad for the type of place.Very nice breakfast though a bit of a wait for it,but worth it. Definitely going again great location just off the town center opposite a nice bar.

I am a world traveler with much experience . The staff were excellent,but the food way below great. The wine is overpriced ,£35 for a very average Malbec ,too much. The beef shin pie needed a hammer served with it ,it would have made a good bomb shelter . Massaman curry was inedible. Very disappointing soulless decor ,in this incredibly fabulous building,situated on the banks of the Tweed river.

Love Ednam House. Always great food. Beautiful location. The best welcome from Margaret and Shirley. Unsure on the current red decor in the bar and it can often be hit or miss with the staff that are on. However, always return!

Just checked out today I won't be back really disappointed in the attic room I know we had our dog with us but come on you need to address the mold in the bathroom I paid enough for the room and it's not like it's an error you know fine it's there and it can be easily cleaned. I cannot fault the staff very friendly and the lady serving breakfast deserves a wage rise the verbal abuse she takes from guests she is brilliant at her job and funny.

Went here for Sunday Lunch some weeks ago, magnificent surroundings and restaurant, , however, the food was not only unrecognisable as traditional Sunday Lunch but also cold, yes cold. We did not complain, although with hindsight we should have, but simply paid the bill in full and left as quickly as we could. Examination of our bill afterwards simply made matters worse by showing an unannounced 10% service charge. The fact that only two other couples were in the restaurant with us ought to have told us something, never again.

Hotel is in the perfect location in kelso with beautiful views over the river Tweed. The gardens are lovely but needs TLC as does the hotel which has the potential to be an absolutely fantastic place to stay, but it's faded grandeur let's it down - our room was great size but looking very tired esp the paintwork- amazing river view though. It just needs investment to bring it back to its former glory and everyone will be crying out to stay. The staff are lovely and helpful but breakfast service was a bit slow compared to most places, which with more training is easily overcome. The breakfast was delicious though 😋 . This place has so much more potential, and I do hope it gets the investment and the staff get the support and training they need. Thank you to the team who are obviously trying their best with what they have to work with !

I saw this hotel online and looked at the location thought excellent. Found it easily, ample parking. Up some steps to reception. Receptionist very nice. Checked. No porter so receptionist carried bags to room. Lots of stairs to first floor room but this did give us a great view of the river and manicured gardens. Room lovely kept in the style of hotel antique country house hotel type. Steps and stairs everywhere if you have difficulties with walking or are disabled avoid this hotel. Rooms upstairs a very long stair case and stairs down to dinner/breakfast. Dinner. I have coeliac disease. Told them when I booked told the waiter again when seated. Told the waiter again when ordering my meal. Either they don’t pass on this information or the chef doesn’t know. Food came out with bread crumbed items. I think they just took it off when I sent it back. Breakfast. Again told waitress she wrote it down. Came out with sausage, black pudding and haggis. I asked if she was sure these were gluten free. Took plate back they took them off my plate and the bacon as the plate is now contaminated I refused to eat any of it. Gluten free is not hard. The chef needs educating and if that’s the case then they should not be a chef without knowing about allergens. It states on the menu and even names it coeliac. It’s not an intolerance it’s a disease. Stay here by all means but if you have any food allergens don’t eat here.

Sunday Lunch. Travelled up to Kelso today to check this place out for a 3 day stay in July, decided to try Sunday Lunch. Sitting in lovely restaurant with great views stared our visit well, however, what followed was awful. Choose traditional Roast Beef etc and I do mean etc, the vegetables were unrecognisable and nothing was remotely hot. A request for horse radish sauce resulted in the waitress simply arriving and doling out a single teaspoon of it. The Yorkshire pudding was dry and stale, probably the worst Sunday Lunch I have had. The bill, which included a 10% service charge was quickly paid and we left without complaint, the fact that only 4 other people were present spoke for itself and needless to say our 3 day stay will not be taken here.

Been previously and decided to take some friends for drinks at 3.30pm on 2nd of June2024. Headed into bar no visible staff vacant tables in the garden but all full of crockery that had not been cleared.Cleared a spot for myself and friends still no bar staff ! Eventually two young lads appeared got my drinks two wines two beers £33.10 mentioned tables need tidy up one appeared cleared half a table left the other three !! Went back in for more drinks four people at the bar again no bar staff !! Eventually got served !!!!!! Need to up there game a nice spot expensive prices which you don’t mind if getting a professional service ..

Hi We booked this dog friendly break on the basis of the level of service from the other hotels in this group. We had stayed at Doxford Hotel many times before. So how did Ednam House Hotel do? Here is what the T&C's are:- (This is important as the Manager - David doesn't expect his staff to know the details but expect you to remember) Comfy classic dog-friendly bedroom based on two people sharing - Small double room - Windows frames were painted shut so no way of opening sash windows. Window in En-suite had non-frosted glass in one of the panes. Delightful if you are walking past or you are using the toilet.) Room tired, Tea and Coffee options limited. Staff unaware of guests in room as they discuss work in the corridor - This is annoying. A delicious two-course dinner on one evening (£30 per person dinner allowance included). Food was good, although the dinner allowance is only for Food, They will charge you for drinks. I had asked about this 3 times, on arrival, at the start of the meal and when signing the bill at the end. They also add a10% service charge. A full Scottish breakfast for two each morning. Didn't have requested item (kippers) although they were on the menu for that day. Staff didn't seem interested in the service. Freshly prepared packed lunch to take away on one day. Not enough Veggie options. Doggy treats and welcome pack on arrival - Did not happen. Good location , but needs a refresh 3 star heading towards 2- star with a 4 star pricing policy. Not the most friendly hotel.

Ednam House Hotel is charming but tired and needs an overhaul. The receptionist on duty was unhelpful and needs more training in customer relations. Breakfast buffet was average and bar meal lack lustre. The room we had had a lovely outlook over the river although it could also benefit from refurbishment.

Truly a friendly, homely and professional Hotel to spend time in. My Family and I arrived on Friday to an awesome warm welcome from Sarah on the front desk. The Staff were eager to ensure that we were having an amazing time throughout. Sarah and Margaret on the from desk were absolutely lovely and just so helpful as we planned our days out. It was a joy to breakfast in the restaurant with Dawn and her Team taking excellent care of us. Without hesitation I would recommend the Hotel and the Team that unequivocally are exemplars of first class customer service.

Called today for lunch. Entrance hall deserted. Receptionist tried to ignore me. Enquired about lunch - no chance - sorry sir 'no staff'. Very unfriendly staff, tired decor and no food. How the place survives is amazing. My advice - The Queen's Head opposite - nice staff and food.

My wife and I stayed on the 8th March 2024. The hotel is lovely well maintained and spotless. Big fires and comfortable lounge areas and bar. The room was great and clean and tidy,the beds very nice. In the morning the breakfast is served overlooking the river and it was a big breakfast,well cooked and properly served. Thanks for a great stay

First glance, yes this looks good Anyhow, two adults and 3 small children, not too hard really for a bar menu but the kitchen was “overwhelmed “so had to wait because of the 4 people booked in for afternoon tea. Chunky chips for the kids were not home made, let’s be honest Burger not seasoned , poor cooking Fries were supposed to be truffled and Parmesan. No, just no Tomato relish in a dirty ramekin, literally dirty from the last participant, yuk First thing I asked when ordering drinks before our order was “do you have any fresh juice such as apple or orange “ and was told “no” So ordered a J2O for my 4 year old Literally 5 min later a woman came in (probably a resident) and did indeed manage to order a nice little glass of fresh orange juice, so very disappointed on behalf of my daughter. £50 for what I could have done at home

The Ednam House has an astounding location. One side faces a main street with only a few steps leading to Kelso’s main square, whilst the other side looks over the hotel’s well-manicured gardens to Junction Pool on the River Tweed. The room we were allocated was utterly superb. It was spacious, well equipped and with three windows looking onto the river. It had an excellent walk-in shower; a large TV and two comfy armchairs. The enormous bed was very comfortable whilst the room was nicely decorated with furniture and pictures, some genuine - some reproduction, but all sympathetic to the age of the room and building. Six years ago the excellent food had been the highlight of our stay in this hotel. This time the meals were so disappointing that we felt the chef must have walked out. At dinner, all dishes were tepid and served on unheated plates. The starters were pedestrian but just acceptable - apart from arriving cold. The mains were a disaster; tasteless, cooked badly and tepid. The prices charged for such poor food are exorbitant. Breakfast was better but not without problems. The kipper was a cremated sacrifice, so overcooked it had curled up with the bones, having fused onto the dried-up flesh, almost impossible to extricate. The smoked salmon was of such poor quality my wife left most of it. The next morning, we decided to request simpler dishes and were served egg, bacon and tomato which was well cooked. Arriving at the hotel, we were asked to book our slots for dinner and breakfast. We appeared at the breakfast room promptly at the allotted time on both mornings to be told there was no space left and we would need to sit in another room. This was along a corridor, down two small sets of steps and very cold. One of those infrared heaters was brought but as anyone who has ever owned one of these knows, they give more psychological impression of warmth than actual heat. Toast, tea and coffee are on a serve-yourself basis from an alcove adjacent to the main breakfast room but from ours, along this corridor with the steps. The tea and coffee are in large pots which may have been hot when first filled but became progressively colder. The milk kept running out and only intermittently replenished. I have never before breakfasted in a hotel where fresh coffee and toast were not brought to my table. This hotel seems to be very short-staffed - particularly of the staff who do the work. They were run off their feet and unable to cope. So, simple pleasantries such as “Have you enjoyed your meal,” were completely lacking.

I was welcomed the moment I arrived in the dining hall by Stan, who asked if I'd like the table by the large window overlooking the river - this was the perfect spot for me as a lone diner and a gesture which made me feel immediately at ease. All the waiting staff were attentive, smartly turned out and polite, and Stan spent time with each table, making sure everyone was happy and going that extra mile. The food was beyond expectations - I had the Monkfish which not only looked beautiful on the plate, it was perfectly cooked and the flavours complemented each other perfectly - wow. Pana cotta followed which was so pretty it was almost a shame to eat it - wonderfully creamy texture which melted in my mouth, and the raspberries, brandy snaps and brandy and orange gel was to die for. Fine dining, great atmosphere and excellent customer service in a grand setting - I'll be coming back.

We were given a voucher for overnight stay to include breakfast and dinner from our family for a special anniversary. Hotel room was spacious but cold, bed was comfortable. Radiator didn't work but there was an electric heater. Dinner was OK,to be honest slightly disappointing and although it was included in our package,looking at menu, very overpriced. Service was OK. Breakfast was much better,with a very good selection. When we checked out we were surprised to notice a gratuity added to our bill, there was no mention that this would be done. I did say to the receptionist that I thought this should be made clear in order to avoid any confusion or embarrassment.

Stayed for a few nights in Room 3, nice large room with bath in the bedroom and separate ensuite shower, etc. Lovely location, right in the centre of town so good access to shops and restauants A few problems, plumbing wasn't right. The bath didn't drain properly and when I flushed the loo with water in the bath, air bubbled up from plug hole into the bath. A jacuzzi with air from the toilet waste system, isn't exactly what you want when having a bath! The dining room was cold at breakfast and the dinner menu wasn't very enticing (and looked overpriced from the standard of the food at breakfast) so we didn't eat dinner there (lovely pub with good food and very friendly staff directly across the road which I can thoroughly recommend) Also, don't try to buck their system in the restaurant! We were a bit tight for time on the last morning so tried to order the cooked food when we were shown to the table and ordered tea and coffee, the waitress refused to take the food order and told us she would come back for it later. Not very good customer service.

Very nice hotel with lovely staff. Clean and comfortable. Great breakfast. I was in the attic room (obviously not the most expensive) and although pleasant, didn’t reach the excellent criteria even for the price paid. The room was very dated and felt like a moderate B&B. The reason for the ‘fair’ sleep quality rating was that, although the bed was comfortable there was a persistent humming noise coming from somewhere on the top floor. A pair of earplugs would have solved the problem. Very masculine undertones and can feel the once grandure history although the staff were not versed on this. The quiet, peaceful and friendly atmosphere pushed up the overall experience.

We were part of ad ance weekend-tho not stying at the hotel.Dinner-pre-ordered -was stone cold nd raw-inedible.waited an hour for the wine list-asked the more mature female waitress..to be sharply told--"wait till weve finished serving!"Totally embarassing in front of our guests. Have written letter to the manager re our experience--hasnt bothered to reply--says it all.To all the dance community out there-avoid at all costs! Not worth the money.

We have just returned from a 3 night stay and we’re pleasantly surprised after reading some poor recent reviews. This hotel is not as grand as it looks in the photos but it could be if some money was invested. The room looked ‘very tired’ in decor but was very comfortable and clean. Most of the staff were friendly, particularly in the restaurant. The food was superb at every meal - thank you to all of the chefs. The gardens, once again looked very sparse - some TLC is needed along with more planting. Kelso is a fabulous market town with lovely shops and surrounding areas.

We stayed in the hotel for a wedding, and were given an attic room, at the price of £150 a night. The room was tiny, the shower/loo miniscule. The accommodation would have been more suited to a B&B, apart from the exorbitant price. It seemed like no attempt had been made to bring the room up to the standard of some of the other rooms we saw of a similar price. The curtains were tatty and threadbare, the sink in the bedroom was outdated, the furniture an odd collection, the shower/toilet the smallest I've ever seen. Again, fine for a B&B but not for a pricey country house hotel (with drinks from the bar very expensive too). We tried to complain when we checked out but the lady on the reception didn't really seem to want to listen. No apologies made nor offer of something in recompense. The hotel has lots going for it and the service was one of positives of the stay, especially the young people working there. The breakfast was lovely. However, value for money was shocking so I wouldn't stay again, nor recommend it to others.

We visited Ednam House Hotel for afternoon tea at the weekend. The setting was lovely- a large drawing room with comfortable sofas and armchairs, and a view of the river. The afternoon tea was served by friendly staff, and we were all impressed with the variety and quality of the delicious savoury and sweet treats. Great value for money for a very enjoyable and civilised afternoon!

My husband & I stayed for a couple of nights dbb as part of a block booking. First impressions: The hotel has an old shabby style of decoration. I suspect not by design, but because of age. There's a variety of public spaces & little rooms dotted about. However, it suited the grandeur of the rooms The whole property is not accessible for those with mobility issues or prams. There's steps down to the main dining area, the bar & the function room. No lift in the property & there are stairs at the main entrance. So if anyone in your party has mobility issues or has buggies this is currently not the place to come. It's in the centre of Kelso with its own parking. Lovely outlook over the river & substantial grounds. The function suite with the crystal chandeliers make for a nicely presented room for functions. First the good. Excellent fresh food made on the premises everything we had was perfectly cooked well presented & very tasty. Clearly a very good chef & kitchen team. The staff, especially the waiting staff, at meals were a credit to their employer & hopefully are well rewarded. (Note to management - please get a tips jar sitting at your reception point as it deserves to be shared equally as back of house staff don't always get the recognition they deserve!) Overall, cleanliness was good. Our bed was comfortable & well supplied with pillow.Complimentary quality toiletries & plenty of fluffy towels were provided. Now the not so good. The hotel was fairly booked up when we phoned to see if we could get a room so we were offered an attic room with a double bed & en-suite. We were assured that though small it was nicely presented. That was somewhat over - optimistic at best! The room was small. The rest of the room was shabby & in dire need of an upgrade. Two pieces of the furniture had handles missing Each light fitment was mismatched creating a piecemeal effect of different eras which made the room look like a room that had never changed & had just been filled with spare "stuff" from the hotel. Paint was peeling from the windows & the windows themselves made me a bit nervous that they would break when we went to open & close them as they were quite rickety. The sink was in the room itself - quite common in older hotels. However, it was set into a cheap looking painted unit with a towel rail that was screwed onto the far end of the unit beside the in room kettle & tea & coffee making facilities, instead of being right beside the sink. The splashback was made of 1980s style tiles which, was completely out of what should have been the character of the room. Putting in an ensuite shower room had obviously been a challenge as the toilet & shower was in the same space, which probably at some point had been a cupboard. One oversight on the cleaning was that the shower drain had clearly not been cleared for some time. I discovered this when I went to have a shower & quickly found myself standing in a shower tray of water that wasn't draining away! I did report this to reception & it was dealt with by the time we came back. We didn't see any of the other rooms so we can't comment on the quality of them but I got the impression from the rest of the party that they were satisfied with their rooms on the lower floors. Normally my husband & I are pretty easy to please but we were left feeling very disappointed by a room that wasn't up to standard & as a result was grossly overpriced. The management/ owners really need to spend some time overnight in all the rooms & then they may appreciate what needs to be addressed to give all guests good facilities.

We had 2 nights on a "Winter Warmer" break. Our bedroom was beautiful with a great view of the River Tweed which bounds the hotel grounds, with Floors Castle in the background. We ate in the restaurant both nights and both mornings and the food was excellent. Staff were very friendly and helpful. We have an electric car and discovered that there is a two car type 2 charger in the hotel car park, which we will certainly use on our next visit.

Stayed with a group of friends for 2 nights. Rooms are bog standard (premier inn provides better) and the menu choice is extremely limited, the food you get would be nicer in weatherspoons! Igenuinely feel sorry for the staff here as they were lovely. It’s a shame as it could be a beautiful place as the location is amazing

Three night stay early September. I chose the hotel for it’s convenience for a few days fishing locally and stayed with my wife .Very pleasant stay in a river view room. The Covid measures taken by the hotel were reassuring and the room, public areas and dining room were cleaned to the standard that was expected. The staff were friendly and efficient and the service in the dining room was faultless. The food was very good and good value. Our only criticism is that the hotel generally is a little bit dated and needs a bit of money spent on it to bring it up to the standard that it deserves. But In saying that , this would only mean fixtures and fittings such as quality bedroom doors and perhaps a re vamped dining room, as too much modernisation might effect it’s slightly ragged around the edges charm.Would definitely visit again. If the hotel could arrange that I actually catch some salmon next time it would be even better!

A lovely hotel situated near the town square. Set in beautiful gardens next to the River. Despite the current co-vid19 restrictions the hotel well run and the staff are all very friendly and helpful. The bedrooms are spacious and comfortable. The food was good and breakfasts cooked to order. Although the dinner menu was restricted there was an ample choice. Will definitely stay here again. Have stayed at the Ednam house a few times & this time was as lovely as ever. We had a email to say there were some technical problems with the main kitchen so there was a reduced menu. We opted for the winter warmer offer, the food was absolutely superb, I’m sure the staff are working in difficult circumstances, but you would never know. They are all so friendly & helpful. Many reviews say the hotel is ‘tired’ but it’s all part of its quaint old world charm. A very relaxing place to stay.Maybe not for everyone, if you’re looking for a modern place to stay, with instant impersonal service don’t stay here, but if you want an excellent relaxing experience with lovely staff to wait on you, I highly recommend the Ednam house

This is a beautiful old house situated in the middle of the town but also on the banks of the River Tweed. Every single member of staff were friendly helpful and welcoming especially to our very bouncy pup. Nothing was too much trouble whatever we asked for, the food was delicious and the atmospheres was warm and comfortable. We had a large room overlooking the courtyard, very comfortable bed and a bottle of wine waiting for us. There is no problem bringing a dog as there are rooms allocated for people with furry friends. They even provided a throw to cover the bed should he jump up. Lovely gardens along the river to stroll around and a Stylish restaurant along with smaller more intimate dining rooms. Lots of very comfortable lounges with roaring fires and plenty of books and games if that is your thing. Overall it was a lovely break. This would have been an excellent except for the very low water pressure in our room making showering hard work but at believe this is being sorted. Would definitely return

A good hotel which could be great. Lovely location in the centre of town but right on the banks of the Tweed with great views. Room comfortable but smelt strongly of wood smoke - it was directly above the entrance hall with a log fire. Not unpleasant but may no be everyone's cup of tea. No decent light to read by.The ensuite was very smart but let down by the poor water pressure and the lack of grab handles in the over bath shower. Had to ask for a rubber bath mat.Food was excellent and the service friendly and very good.

Dinner at night was very nice but could maybe have done with a bit more choice. Staff are excellent and talks you through all the food and the free canapes which were a lovely touch. The only negative was the shower. It was fine first thing in the morning but we likje a shower before going out for dinner and we found the shower barely luke warm, not enough to complain though. We will definitely go back.

I telephoned over a month ago to reserve a table in the restaurant for Saturday 28th September. We have stayed at the Ednam off and on for over 30 years and will continue to do so, but it's a shame no one seems to be on top of things. We had a problem with sewage in the shower which I have to say was addressed but the bathroom continued to smell, a most unpleasant experience for 3 days. No gesture or compensation. Untrained bar staff, some disinterested staff, it just feels like it's going down the pan (no pun intended). I wish someone would get a grip of this former shabby chic, eccentric gem, R

Just an observation. I did not stay here - the prices were prohibitively expensive - but popped in to get some tourist leaflets and order a cup of tea while I escaped the rain. Staff could not have been more unhelpful - they did not want to know because I was a passing visitor not spending much money. Tea was poorly served, some spilt on tray, and clearly you have to be a member of the in-crowd. Based on this experience, I'm glad I did not take out a mortgage to pay to stay here.

My sister had her bridal luncheon at Ednam House and we had a wonderful time. We were very well looked after by the staff and we were given our own private room at no extra cost. The room was gorgeous with beautiful views out to the river. The service our waitress gave us was excellent and the food was delicious. Highly recommended this establishment.

This is a lovely traditional hotel in a beautiful setting. There is an attractive lounge with comfortable sofas to relax in. With its dark wood furnishings, including a very large gantry, and most of the wall space covered in framed rugby strips, photos etc, the public bar in the Black Swan could almost be described as dark and old fashioned. It can also feel cramped at times as everyone tends to shun the other bar (and rightly so - ‘cos it’s horrible). The public bar is a place where you have a decent chance of meeting some wee, unintelligible drunk bloke (or two) in the corner, but it is also a place where it is easy to strike up conversation with locals at the bar. In many ways the Swan is like a pub from the past and is pretty unique in Kelso. Perhaps that’s why we always come in whenever we visit the town. It is an ordinary, no frills, traditional Scottish pub with good service and good lager and good banter. It suits us perfectly well.
