Our recent stay at Edgbaston House Hotel was extremely disappointing due to a significant failure in guest support and service. After checking in at 6:45 PM, we went out for dinner, only to return and find that our key card was not working. While we were able to access the main entrance, we were locked out of our room for over an hour. As reception is unmanned after 8 PM, we attempted to contact the hotel via the number provided, making 19 calls over 45 minutes—all of which went unanswered. There was no voicemail option, and despite seeking assistance from a neighboring hotel, no alternative contact details were available. Eventually, on our 19th call, the number then diverted to a hotel in Liverpool, where a staff member spent 20 minutes attempting to reach someone at Edgbaston House—without success. They did their best to assist us, but at no point was an apology offered for the situation. They apparently found a note in their notebook from the last few times this had happened and we able to find the location of an emergency master key, which allowed us into our room after 90 minutes, and I'm sure would have allowed us into everyone else's room too!! This experience raises serious concerns about guest safety and duty of care. Had I been alone, I would have felt extremely vulnerable. The complete lack of emergency support is unacceptable in any reputable hotel. According to VisitBritain’s guidelines, UK accommodation providers are expected to ensure guest safety and cannot exclude liability for distress caused by negligence (VisitBritain Guidelines). Based on this, the hotel’s failure to provide basic assistance may constitute a breach of duty of care. While we understand that issues can arise, the absence of any Edgbaston House staff contact, contingency plans, or emergency support reflects poor operational management. We cannot recommend this hotel to others unless significant improvements are made to its guest support procedures. Update - we have finally managed to make contact with the Hotel Management after 3 days of trying and apparently as "it's not their fault if their system does not work", they are unable to offer a refund of any description.

This was a great hotel a few years back but it's very different now and I didn't feel particularly safe staying there. The only time I saw any staff was when checking in and you now have to phone a number to talk to "reception" who are off site. When my key card failed, the reception gave us the code to a keybox to obtain one of their master keys that could open any door in the hotel. It was quite unnerving knowing that any other guest could get into any room, especially as the deadbolt on the door to my room did not work. With no staff on site, other guests were also unchallenged when arguing loudly near my room. The fire alarm was also sounding on the second night of my stay and showing a fault code. When calling reception they struggled to understand the issue and said they had finished for the day and wanted me to send an email so that someone else could deal with it! Someone did come, but they only silenced it rather than sorting whatever the fault was. Whilst the rooms are still nice and the location is good, there was a skip outside the hotel and I genuinely thought it had closed down when I first arrived. There is no longer a restaurant/bar either as that is now a separate business. With a little work this could be a great hotel again but the lack of staff and resulting safety issues would really put me off staying again.

Great location and room on the surface looks nice but number of issues that you wouldn’t expect at this price point. Walls filthy, lots of dust about, bathtub shower head leaks onto floor, Netflix and YouTube apps on TV didn’t work and no staff onsite makes all of these tricky to fix. Nice bathtub but nothing to put in it, sign on the side brags about luxurious miniatures for the bath but there was none in the room Has potential to be great but just feels like it’s been a bit neglected

It took me a while to work out how to access the car park, but the hotel staff were very helpful and the car park was fantastic. The hotel is amazing, clean, and very relaxing. I will definitely be asking to stay here again in the future.

Room 18. Noisy as it's by the front door. Sinks in bathroom didn't drain. Plaster on wall damaged. For the money, UHT milk is poor when they could provide real milk in the fridges. Main issue we encountered was in the middle of the night a machine outside of the room malfunctioned, emitting a high pitched noise, resulting in a really poor night's sleep. No one is on site to resolve the issue. Rang the contact number in the morning but no one called back. Escalated via hotels.com for a refund but it was declined. Just poor service for the cost of the room.

Pretty awful. Stayed in Rm18. Walls in bathroom had holes in them, flush stopped working, bathroom lights flicker. This room is next to the entrance so impossible to have a peaceful night until everyone is in as there is a crashing noise every time the external door is closed. The protocol is that you can call a number for issues but on calling two times it wasn’t answered. Has a great location and also potential but just doesn’t deliver. Can’t add videos that show issues but can’t be uploaded.

My daughter had a Uni placement so for us the location was great. The Manager and housekeeping staff were fantastic and couldn't be more helpful. Room cleaned beautifully every day. The room was lovely ( a little re paint would make it a bit better). Bathroom was great and shower fab. Parking at the rear which was an added bonus as I drove. They recommended the Blue piano on their site for a meal. It was very quiet as we were there mid week but the food is fantastic so don't be put off

Very delicious food, the saffron rice was very well cooked and fluffy. Meat was very well seasoned and very excellent portion size

I had an incredible experience! The food was absolutely amazing—fresh, flavorful, and perfectly prepared. Every dish was a delight. The service was just as impressive—attentive, friendly, and genuinely welcoming. It’s clear that they care about their guests and take pride in what they do. I’ll definitely be coming back and highly recommend it to anyone looking for a fantastic dining experience!
