WARNING : This hotel is closed. We had a booking and when we arrived to check in were told that it had been sold and our booking was not honoured. We were left in London on a busy weekend with nowhere to stay. Appalling from both the previous and current owners.

Booked in advance, arrived and were told hotel is closed and has changed ownership! Avoid avoid avoid

Avoid this absolute steaming dump of a hotel. Poor communication prior to booking with conflicting messages about facilities and prices. Then they did not inform me they were shutting for a refurb leaving me and family standing outside and having to find 5 nights locally at the last minute. Location is very noisy on the edge of London Road and there is no parking. I wish them no success for the future. Plenty of better places in Kingston, this is definitely one to avoid.

Booked this hotel and paid £200 for 2 nights. Got to the hotel only to find it completely shut down. "Closed for refurbishment" the signs said. They've taken my money and aren't picking up my calls or answering my emails.

Booked this hotel to attend a wedding. On checking in was informed the bar was closing at 2130hrs as there was no staff also even although we had booked breakfast with the booking there was no breakfast. The room was small, no sound proof windows, no wardrobe (just a small rail above tea tray) and worst a broken divan base for a bed. After much debate we were offered another room for one night only as the whole hotel was full with a view to the bed being repaired the following day. Unfortunately due to our commitments we felt this was too much disruption. The hotel offered a full refund which was fine. But this left us to find suitable alternative accommodation at 8pm at night unsure of our surroundings. We ended up paying double our original budget and felt aggrieved we were left in this situation. Feel the hotel has some way to go to get on top of all issues they have to get up to scratch for welcoming guests and expecting them to be comfortable

My husband and I had drinks in here yesterday evening. Very clean bar and very friendly staff. Couldn't do enough for us and the loo was so clean. Will definitely go back.

The hotel was NOT as described. We normal stay at the travel lodge but decided to pay the higher price for 2 reasons, free parking and a gluten free breakfast. There is NO parking and NO gluten free extras provided for breakfast. Also you had to pay for hot drinks at breakfast. So we were very disappointed. The rooms were starting to get a bit tired ie writing desk was broken and 'dressing table' was very unsteady. Only one double plug socket so you may need an extension lead. Comfy beds, great shower.

Room looked lovely but the most uncomfortable bed we have ever slept in and due to traffic noise and the poor mattress we couldn't sleep, so disappointed. Also having been told there was limited parking when we arrived we were told they have had their parking spaces revoked, so unable to park nearby.

Great hotel with very good decor , large rooms and modern bathroom. Pity the male manager has a poor attitude to service - the women were far more helpful and friendly.

Toll eingerichtetes Zimmer,nettes Personal aber das Hotel liegt neben einer extrem befahrenen Straße wo es in der Nacht unmöglich ist zu schlafen. Wir konnten unser Auto kostengünstig gleich auf der Strasse parken

Recht zentral gelegenes Hotel in Kingston. Die Zimmer sind recht frisch renoviert und entsprechend modern eingerichtet. Aufgrund der Hitze mussten wir das Fenster nachts öffnen, was dann leider etwas laut war. Das Frühstücksangebot ist überschaubar, aber man kann damit leben.

Beautiful pub in lovely Kingston, part of London where you can be very quickly via train back in the centre, on the other hand you are round the corner of Hampton Court, Wimbledon, great location, Buzzing high street, amazing walk along the river. The rooms really well set, clean, comfortable, really surprisingly nice, exceeded my expectation. cozy, great stay. Highly recommend. Really helpful staff, just breakfast might have a better variety of food, I was missing bread and toaster, but it would not put me off, maybe just message for the team )) I had croissant and it also made it ))) THANK YOU!!!

Very disappointed with this hotel. On the Internet it says there is a restaurant but there isn't. Breakfast was poor, tables dirty. The room wasn't what we had expected. It was expensive for what it was. The furnishings were poor. No plug socket near the mirror to do my hair. Bathroom was ok. Overall poor

I don't know anything about the hotel, but they have nice drinks. I should have hit "not sure" about the hotel questions.

This hotel was shocking only 1 plug socket in my room broken cupboard dirt all over toilet rolls dust everywhere was not cleaned before I came in absolutely no way could u pay me to stay here again is it called the kingston one cos its 1 star.

Breakfast during the week is a little disappointing. Otherwise a friendly and quality place to stay.

I am unfortunately quite disappointed at this place. I’ve stayed here multiple times and never had an issue, staff have always been friendly! But the last time I stayed, I left an expensive charger in the room before I checked out, and so I phoned them the same day as soon as I realised I had left it there. I was told it would be left behind reception. I wasn’t in the area until about 2 weeks later, but I had exchanged emails and a phone call with them to confirm it was still there. When I eventually came to collect it, I was given a different, cheap charger and told it was the only one left at reception. The only people to have access to these rooms and reception are the staff, so this begs the question… who took it? And why deliberately replace it with a cheaper one? I hate to leave a bad review to a place that’s been generally good, but I’m quite bitter about how this has been handled. It’s a real shame that I won’t be coming back to this place, but stealing is really not okay. I haven’t been able to reach ANYONE but one guy behind reception, who says nothing can be done. 0 effort.

Excellent hôtel in Kingston. You will get a warm welcome from staff who go out of their way to make your stay the best it can be. I found the decor to be stylish and the atmosphere friendly. With easy access to the town, it's ideally located and offers great value for money. I'd definitely book here again

Location, location, location! The Kingston1 is a nice boutique hotel discretely located in the heart of Kingston. 5 mins walk to the town centre. 8 mins from Norbiton station and 10 mins from Kingston station. Staff are friendly. The rooms are clean. Drinks and food are nice! The breakfast is not as described which is a shame but all I needed was coffee and a bit of juice. I noticed the mattress wasn’t hard wearing like you get in other hotels (high traffic) so I hope they will look at that in the future.

What an incredible find five minutes walk from the town centre. Very tastefully decorated in a minimalistic fashion. Everything looked freshly refurbished. The bedroom and en suite bathroom looked as though they had been recently decorated and were very nicely done. No expense had been spared. My only complaints were that the upstairs hallway was unbearably hot and nobody attended to the room whilst we were out. Nonetheless, we had a wonderful stay here. The available food was unusual and not as described on their website so be aware but it was still tasty and served its purpose of filling us up before we went out. There is onsite parking which consisted of two spaces and a disabled bay so they will be allocated on a first come first served basis. I believe that there is public parking nearby but cannot confirm.

-Breakfast no orange freshly squeezed orange juice. No egg -No white company Toiletries -No lift just stairs, no concierge to help with the bags -Storage room is the disabled toilet left open on Tuesday 20:30pm, Wednesday at 12:47pm, Thursday all day. Until the day i left it was brought out but my stuff had an awful smell -Have to constantly ask for my room to be cleaned and topped up with toilet roll. And when i did ask for the room to be cleaned it wasn't. - Wifi was very shaky, no phone to contact reception I have to go down and order. - No Toiletries - ordered breakfast ahead of time to collect befor 7:20 waited till 7:45 for it only to have raw croissant -Window left opened by cleaning lady only for smoke to come into my room - Cheap bedsheets and pilows Not worth the £105 per night i paid for

I travel quite a lot with work and far too many times stay at soulless chain hotels which are ok but just ok Arriving here was a pleasure to be met by staff who offered help and genuinely seemed pleased to see you The room is spacious individual and spotless and the attention to detail is excellent With local amenities local travel network into London this is a place to stay

Nice place but the beds are terrible

Amazed it gets such high reviews. Incrediblely average. I only had a basic room, but give me Premier Inn over that all day long. The so called parking is non existent and you can't reserve it because anyone will just steal your place and there are only a couple of genuine parking spaces

Nettes Hotelzimmer mit freundlichem Service. Unser Zimmer lag zur Seitenstraße, war aber dennoch sehr laut.

Lovely Hotel. Me and my wife stayed there for 18 days, very comfortable stay. All the staff were very polite and helpful. Special thanks to Kenny and Emma for making our stay amazing and enjoyable.

Me and my partner came to London for a couple of days and booked The Kingston 1 as a last minute booking (our previous accommodation cancelled 48 hours before we were meant to be there). All of the staff were incredibly helpful and polite and always courteous. A special thank you to Emma and Kennet (I think that’s how you spell it, apologies if it’s wrong!) who were both very attentive and a real treat to deal with. The food was very enjoyable, with lots of choice and the location is about a 5 minute walk from the centre of Kingston! If we ever come to Kingston again, we will definitely be booking here, thanks again!

So lovely it was a perfect place to take my son for a small lunch and really cheered us up after a not very pleasant day.

We went to The Kingston 1 for a birthday meal, the venue itself was quite and the staff very friendly and attentive. The menu was not extensive which worked perfectly for them and what was served was perfect. The food was really tasty and perfectly cooked.

We enjoyed a 2 night stay and were very pleased we chose to stay here. Clean, smart (but very friendly) , great staff (a special mention for Emma who was so helpful) Great dinner on one evening. Although on a busy road the shutters and sliding glazed windows kept the noise and light out

I would like to say the service provided at this hotel was exceptional. I would like to say Ken was very helpful, he made my friend and I feel very welcome. My friend and I required an iron and he was able to sort it out for us, he was amazing. This hotel is beautiful and would highly recommend giving it a chance. Lastly, the ladies that work in the bar were extremely nice as well.

Just went for coffee and lunch. Charming customer service, great coffee and lunch. Newly done up, is very clean, stylish and welcoming.

Absolutely amazing! Reception and Restaurant staff were beyond words. The food was top and the room (standard king) is huge, beautifully decorated and huge. My stay haven't finish and already wanna come back.

Fantastic candlelight dinner for two. We tried all the sharers and dessert and it was delicious.

Enjoyed an evening meal in the restaurant, had the Burrata starter which was really good . Had a taste of the starters from the rest of my party and I would struggle to pick a favourite because they were all lush . Main courses & dessert created the same dilemma - all equally as tasty. Stayed over night , room was spotless with a super comfortable bed. Best night sleep I’ve had in ages. Friendly staff , service with a smile throughout . Close to the station/ shops so a good meeting place for an evening of drinks/ meal with friends , followed by a spot of Saturday morning retail therapy

The layout of the bar was amazing, the food was exceptional, the atmosphere was A1 and we stayed there and must say the rooms were outstanding

Thought we'd try it out as we live up the road. Hmm...very strange, breakfast was average, ok coffee, service was nervous and 80's rock music playing! Had to ask for a pain au chocolate to be heated up and then discovered upon its return that it had been frozen. Feels like there's already a complacency for the restaurant that's only just opened! Not for us unfortunately, but wish them all the best!

Service was lovely and with a smile! The turkey and gruyere croquettes are a must have for sure!

I work across the road and saw this hotel was open. We have been needing a nice local after work drinks so this is perfect! The bar menu is great, we had the baked camembert and will come back to try the rest. The service was excellent, very friendly and quick. We will be coming back here on a regular basis.

A truly amazing visit. The service was excellent! Everyone was extremely friendly and welcoming. Super speedy and couldn’t ask for more. The food was brilliant. The bar menu has a great variety for a very tasty tapas meal. Delicious!

I visited this bar / hotel / restaurant for a business meeting with some colleagues from abroad, with whom we have been unable to get together for some time and I can recommend the venue very highly. Upon entry, you got the impression they took their COVID security seriously, without it really ever impacting on our experience or feeling "overbearing". Three of us enjoyed the Festive Tasting menu, which was delightful and the very helpful Manager suggested in addition we try the crab arancini, which was not on the menu, but were an absolute triumph! I would certainly suggest anybody in the area head down to sample this menu or simply grab a coffee in safe and very pleasant surrounds. I will be back without doubt!

Had a meal at this place with my partner and was really impressed. It’s recently opened as a hotel restaurant and bar. Decor inside is modern and new. The food was brilliant, fresh, tasty and the staff were brilliant. Highly recommend, will be back with friends once we can.
