Arrived with a disable Traveller. The disabled room is on first floor. After six hours the lift was still not working so I had to make alternative arrangements myself. The reception staff were not empowered to arrange alternative accommodation. The general manager afterwards apologised and promised to change how a situation like this is dealt with - I.e staff empowered to book an alternative hotel and arrange transport so that no guests in future are inconvenienced. I did stay here the following two nights and all was well. Some staff think it is acceptable to charge for latte or cappachono with the breakfast. It’s a bit hot and miss. It should certainly be free.

We had an issue while staying at the hotel. Unfortunately although we tried to give them the benefit of the doubt, we had no follow up from the Hotel management and did not feel the incident was taken seriously. There is minimal CCTV and this is a sprawling hotel with old fashioned key locks. The hotel was dated with an uncomfortable bed. The toilet flush did not really work and although the water was hot the shower was also poorly functioning. For guests traveling with pets they should be aware that there is a daily surcharge for dogs. If dog walking in the hotel grounds there is nowhere to leave the dog waste. On the plus side the rooms are clean and the staff are friendly. Would not return or recommend!

I have stayed here for approximately 10 weeks spent thousands of pounds here but am absolutely disgusted with how my violation of privacy and my mindset has been affected. I went up to my room only to find that my belongings weren't there. I went down to reception and explained my despair to which I got told housekeeping chucked my things in bags and left them in a locked room. They said I had to take it up with Expedia when I booked it through zen hotels... don't use their website BTW as it took an extra £310 due to the site been slow. 10 weeks and I get kicked out for their mistake... the least they could have done is give me a room for the embarrassment caused by them. They said they couldn't call because Expedia wouldn't give out my details.... They knew who I was and already have my phone number... Disgraceful behaviour and have left me homeless and totally embarrassed.... I hope everybody reads this and thinks again. Maybe next time Coulsdon Manor Hotel might treat their regular guests with a bit more compassion. To make matters worse I couldn't find anywhere to stay and the lightning and thunder and rain was tremendous... Thanks for throwing me out Coulsdon Manor Hotel and golf club... You should be ashamed of yourselves. People out there I'll let you decide... please leave comments

Service good, young waitress working on breakfast very helpful and friendly as were all the staff. Shame the standard of the hotel let's them down. Had great difficulty opening our bedroom door as the lock didn't work very well at all, took me several attempts to unlock the door. The male receptionist also had some difficulty. Relations staying at the same hotel also had problems with the locks. The receptionist told me to fully insert the key which is what I did. He said he would get someone to look at the lock but it didn't happen. The rooms were a good size, decent wardrobes but bath was stained and ceiling had black marks which looked like condensation as there's no fan. The taps on the sink were set right back, when you turned the tap on the water flowed back into the sink tap, you couldn't fill your hands with water for example to wash your face or hands. Taps were tarnished as well on sink and bath. The electric sockets were old and badly positioned making it difficult to put a,plug in the socket because it was too low and the cable prevented you from putting the plug in. Mirrors in room were badly tarnished and walls in need of decoration. An old 3 pin round socket was next to the bed , god knows who uses round pin plugs One packet of biscuits in the room which was never replenished. The chrome lights on the side of the bed looked new and had a USB but mine didn't charge my phone up or my wife's. The hotel looks lovely on the internet but is really in need of some redecoration and new plasterwork where there has been water leaks on the ceiling in reception area. Walls were scuffed and the ornate coving looked dirty. Staff very pleasant but let down by the state of the hotel. Our room on the first floor looked out a flat roof and there were bottles of shower gel lying on the roof. Breakfasts were alright but could have done with giving you a choice in the form of a menu. The grounds are very nice as it's a golf club as well. The owners need to spend some money on it. I note it's part of the village hotel group. We have a village hotel in north Tyneside which is far superior. Don't think I would go back as it just doesn't live up to its 3 star rating.

One of the most run down hotels it's been my misfortune to stay in. Luxury is a word they do not understand the meaning of. Avoid at all costs

What a lovely place set among a beautiful golf course. Lovely large room with lots of seating, tables, large bed and amazing view. Room had fans, iron, trouser press, ironing board and hairdryer. Plenty of sockets. Reception staff really friendly and welcoming. Some little things let it down like a socket with tspe over, a missing top of sink tap but didn't spoil our stay. Didn't eat there so can't comment on food, but would definitely stay again. Really good value for money in my opinion.

Staff are great - they employ local people old and young, and they know the customers. Fantastic pub with a good selection of beer and wine - food standard but all reasonably priced. Fantastic pub for a drink in a lovely hotel with lots of character and history.

Beautiful building, but in much need of updating and maintenance. Damp patches on walls and ceilings in several places, was unable to adjust the temperature on our shower and the water pressure was not great. At breakfast, we reserved two tables for the 20 of us but when we arrived in the restaurant one table had already been taken by a group of lady golfers and the staff were unwilling to do anything about it, despite our complaints. It spoilt what should have been a joyous occasion following my daughter's wedding the day before. Out of date yoghurts and dusty tables. Not the worst hotel I have stayed in, but not far off it!

This hotel is a bit of a mixed bag to be blunt. Firstly, the good. The staff we have dealt with have been excellent. Friendly, helpful, and attentive. They seem to enjoy their work and like being there. Our room was an excellent size and the views were nice. The bathroom was large, and the shower was the best I've ever experienced in a hotel. The bed was comfortable and the linen fantastic. The food was good and plentiful. However, I would avoid the steak until they have changed their butcher. My sirloin was full of gristle and far too thin but cooked very well nonetheless. Secondly, the bad. Unless you play golf, there is nothing to do here. There is no lounge to relax in, no games room, no gym, no pool, no spa. It is purely a hotel for staying in and going elsewhere to do things. We stayed for two nights, and that is long enough. Thirdly, the ugly. The place is tired. It has an air of faded grandeur and gentile disrepair. The public areas are clean and tidy and well presented, but our room needed a new coat of paint to cover the damp patches in the bathroom and bedroom, the window frames need refreshing, the furniture has seen better days and the facilities need to be looked at, for example, there is no fridge in our room but there is a fridge fuse, so at one point there was one. A fridge is a good thing in a hotel room. The TV is too small for the room, given the distance from it to the bed. The iron left a bad dirty mark on a white shirt when I used it. The ironing board fell apart but was fixable. The tap in the sink tries to soak the front of your trousers, and you can't fill the very small kettle from it. Under miscellaneous points, the place is a bit of a warren and the room numbers on the "named" rooms need to be larger. There should be drinking glasses along side the kettle and cups and that's about it. My wife and I stayed two nights over the Easter weekend in the Highgrove II suite and travelled for pleasure. Would we stay again? Probably if we are in the area but we wouldn't make it a destination in and of itself.

I don't know when the rooms at this hotel were 'newly refurbished' but it didn't seem to have been anytime recently! The walls were all scuffed and dirty, the wallpaper was hanging off in parts, mould in the bathroom, holes drilled in the wall for the TV but they seemed to have given up and just put it on the draws. The furniture was cheap garbage that was battered with smashed up edges and the desk next to the bed had maybe one screw holding it together so it rocked side to side quite comically. Going into the bathroom the floor drooped into a V which meant the draws but more concerning the wardrobe were at angles (see photos) and there was only half a lamp shade??? A big thing of note as well. We found the beds extremely uncomfortable and the pillows were shockingly bad. Simple finishing touches such as filling the holes in the walls would make this place so much nicer but it just radiated a lack of care and maintenance. We were in an Executive Double and despite it seeming pretty empty were treated to a wonderful view of the carpark. I wouldn't go back again and wouldn't recommend you go either.

Was not a nice stay. My partner and I had attending the hotel. First of all the room was freezing cold. We decided to turn up the heating on the radiator which was no help. We then went to the reception. I had waited for 20 minutes and nobody showed I then went back into my room and called reception. Was on the phone for over 45 mins with no answer. My partner has also called from google but no surprise not response. Bathroom shower has weak water pressure. No signal in the hotel wish is understandable as it’s in the sticks. Bedrooms are dated, very cheap and uncomfortable pillows and mattress.

Vary warm welcome, great receptionist. Room was good and we had baguette with fries and soft drink in bar in afternoon, very reasonably priced. Breakfast lost a star, not because the staff weren't working their socks off, but was very busy and don't think enough to cope. Little things like bread basket empty for toast, no glasses for juice, items on hot buffet run out, what we did have was good though and it's a very nice hotel.

The pancake American style was certainly successful, but the other (advocado with toast) was less layered. Ordered a children's menu for £5, which included warmed-up bread with two pieces of butter. The appearance was mediocre and unfortunately the food (except for the pancakes) was mediocre.
